Great host at Villa Regina. Room was comfortable, excellent service & location with it being walking distance to Tower of Pisa & city centre. Really enjoyed our stay.

Nice place in a villa in a residential area. Parking in the garden. Short walk to piazza dei miracoli with the leaning tower etc.

I wish i had more days to stay at this beautiful property. The experience was awesome

The villa is a lovely property that offers a good alternative to a hotel stay. The walk from the station is perfectly doable, but the number 4 bus might prove an easier option (if lugging suitcases) that leaves from directly outside the train station and stops immediately outside the villa; buses run every 15 minutes, so there's no wait time. Our room was large, clean and well furnished, with a balcony that was an unexpected bonus and a great place to relax on. It's an easy 10 minute walk to the leaning tower through a residential part of town, making this a great base to use if visiting Pisa. The host was absolutely lovely too.

Close to the Pisa tower. City centre in walking distance.
Room was clean and spacious.

This was the perfect place to stay in Pisa. It took us less than 15 minutes to walk into the city centre. The villa is beautiful, and our room was very big and clean. Probably the best place I’ve stayed in Italy. I wish we had stayed longer than one night

Very nice Italian villa with charme. Sometimes a bit outdated. Clean rooms and very helpful staff. Good for a weekend to visit the city.

The service provided by the personnel at the breakfast was excellent . Thank you

Lovely welcome. We had a large room on the ground floor which was perfect for us. It is literally a 5-10 minute walk to the Pisa and lovely bars and restaurants would definitely recommend. Thank you.

Michela was absolutely fantastic. We arrived early but she was happy to suggest we park the car and check in. This left us more time to explore Pisa. The next morning Michela helped us with directions to the airport, for which we were extremely grateful. Would definitely recommend this property.

No frills but delivered what it promised! Room was a good size and clean and tidy, very basic but bed clean and comfortable. Strange bathroom layout with soundproofing foam in the inner hallway, just a bit odd.
Breakfast was served on the roof terrace, a good variety but again very basic setting and a bit tatty around the edges. Great location to walk into the city centre.

Super kind host and staff, very friendly and going out of their way to make you feel at home. Breakfast is plentiful. A charming property with all the modern amenities within 10-15 min walk to the old town attractions.

This was a nice place. Walkable distance to The tower and other attractions. I did have a couple of issues. Our bed was not good. It had a large hump that made sleeping hard. The bathroom did not include any shampoo or bar soap. I sat out on the balcony one evening and in the morning to do some work. I was attacked by biting bugs. I had bug bites all up and down my arms and back. The weird thing was I did not see them or feel them.

Very friendly staff & very helpful.
Very good breakfast & amazing location - just 25 mns walk from the tower

Just one night after arriving at the Pisa airport. Time to climb the Leaning Tower and go for a delicious dinner via taxi. The hotel staff was friendly and helpful. The breakfast was hearty and tasty and overseen by a delightful young woman. Served on a cozy 2nd floor patio. Best prosciutto of entire trip (and that is saying something!). The bed was THE most comfortable (and that too is saying something). Apparently, our bed was very new, per staff. Location very convenient to the Field of Miracles. You cannot go wrong here.

This property needs some major renovation. It also is lacking when it comes to cleanliness. I almost never complain but did with this hotel. I stayed two nights and expected my garbage to be emptied the morning of the second day, but that didn’t happen. The people working in the office were phenomenal and very helpful!

A bit disappointing to be honest. It’s a small villa and feels like a family-driven 2* in many ways. The outdoor area has childrens’ toys scattered around and is in a quite low standard. We were also expecting a bar or restaurant, but there was nothing. The room is however quite nice but does not have a minibar and the bathroom is very small. Breakfast is mediocre at best. The villa is near a street with quite a lot of traffic even though it’s in a residential area. Kudos for a friendly staff.

Villa Regina had a large bedroom for my daughter and I, a small balcony and a large bathroom.
It felt like if we were in a mansion.
Plenty of room, comfortable beds and pillows. Friendly and professional staff, but at the same time they mande you feel welcome as an individual.
We walked to Pisa and took an eco friendly ( golf cart ) tour around the city with Elizabetha

I would highly recommend this property. The staff was friendly, helpful and made our stay special.
The property is clean and has a wonder outdoor area to relax. They have such a cute patio area. It was great to relax with a glass of wine at the end of the day.

Nice old mansion with nice garden and patios. About 15 min walk from the tower and old town. Bus stop right in front of the house. Good breakfast.

Nice villa with free parking within walking distance of main attractions. Decor is unimaginative and ambience is dull. Staff are very helpful.

We enjoyed having access to an outdoor place to sit and drink. The room was fine, just a little “dated”. It was a fair walk into the restaurants but we only used taxis for very long journeys.

A reasonably priced B&B near the Piazza dei Miracoli. Rooms are large and some have balconies (ours did, number 104) over the quiet courtyard. Comfy bathroom. You can also park for free it you need to. Breakfast is mediocre, though coffee is good. Friendly staff. You can only check-in before 8pm but if you arrive late they will tell you how to get in.

good location 10 min from the centre, parking available and overall a charming old house converted to a bnb. does what it says on the tin, no less and no more.

Good location to stay in Pisa. We were in Pisa just for a day before heading to Florence. Easy access was key for us. All the tourist places are within walking distance and public transport is right by the Villa. Also, we were given very good instructions to access the entry to the Villa and our room as we had a late flight and the reception closed before our arrival.

Great place to stay, 10 -15 min walk to the main square. Lovely little hotel, owner was very helpful with early book in. Breakfast was nice overall would highly recommend

Everything other reviewers have said about this wonderful B & B is absolutely true. Eva took very good care of us. The bed was soooo comfortable. The breakfast was exquisite. The neighborhood is very safe. We walked to the Tower several times at all hours of the day and night. Could not give a higher rating to any place I've stayed. A wonderful value and a very pleasant experience.

Nice private Villa located within 10-15 mins of tower of Pisa and all tourist sites. Secure private parking on the premises and easy access to autostrade. Simple continental breakfast on quaint roof terrace, although scrambled eggs were cold when we came for breakfast. Staff were not prepared to make additional coffee 1 mins past end of breakfast which was a bit disappointing. All in all pleasant place to stay.

The villa is in great location, however the rooms can noisy!

Very convenient for the leaning tower of Pisa. Louisa who met us was very good. The room should have been ready at 1230 but was not when we arrived at 1300 hrs. Even in the early hours of the morning it was quite noisy which we thought was unusual for the suburbs.
