Hoopoe Cottage is a modern 4 bedroom lakeside house in the exclusive Lower Mill Estate, a beautiful 550 acre nature reserve with an award-winning spa, indoor/outdoor pools and plenty of activities to enjoy.
Hoopoe Cottage sleeps 10 people with a maximum of 8 adults very comfortably in four bedrooms, with a travel cot available for a baby or toddler. It is the perfect location for multi generational family groups.
The large rear deck with frameless balustrade keeps little ones safe without affecting the view and faces south west with sun all day from around 11am, perfect for sunset drinks. This leads on to our private jetty to access the lake, which is suitable for kayaks, paddle boards or Canadian canoes etc.
The living area opens out to a decking area overlooking the lake, and two of the bedrooms have a shared balcony with 2 egg chairs to enjoy the stunning views over the lake.
The open plan living area has a wood-burning stove, 40 inch TV with Freeview channels and a chromecast, with ultra-fast fibre broadband. There is a sofa suitable for 4 adults with a further 4 additional armchairs.
The kitchen is fully equipped with a dining table that can comfortably seat 8 adults with 2 high chairs available.
Ground floor: Kitchen, living/dining room and bathroom.
First floor: 1 king bedroom with ensuite, 1 double bedroom, main bathroom and a children's bedroom with a single bed and bunk bed.
Top floor = 1 king bedroom with ensuite, with pop up single bed available.
Travel cots available on request.
The house is suitable for a maximum of 8 adults as the bunk bed is not suitable for adults.
We are environmentally conscious and our housekeeper uses only vegan and biodegradable products.
The house is located in the heart of the exclusive Lower Mill Estate, and a 2 minute walk to the luxury spa and swimmings pools and the on-site cafe/bistro Balihoo. It is centrally located to take advantage of the tennis courts, MUGA play area, outdoor playgrounds, trampoline, soft play barn, 7 lakes, on-site water sports equipment and bike hire, abundant wildlife, and lovely walks.

Lower Mill Estate and local area: We can supply a wealth of ideas about local attractions and activities to make your holiday even more special. There are regular events and festivals at Lower Mill Estate, mainly themed around its wildlife and ecological commitment. There are lake beaches nearby, sailing/windsurfing/waterskiing/kayaking lessons, golf, angling and many more active pursuits. For quieter days out, there are stately homes, a safari park, Roman remains, great shopping, and wonderful local pubs and restaurants.
Private chef's are welcome to come to the house and recommendations can be provided.
The whole house is for our guests' exclusive use, with access to Lower Mill Estate's on-site spa with 3 pools plus all the other estate facilities included in the price. Spa treatments, soft play and activity hub bookings are at an additional cost and can be booked directly via the Lower Mill website.
To preserve tranquility the Lower Mill Estate has a Code of Conduct that all guests must adhere too, including no bookings of single sex groups over 6 people. Anyone in breach of the Code of Conduct may be fined or asked to leave the estate immediately.
We provide contactless entry via our Ring doorbell and electronic lock.

Beautiful restful place.
We were five friends and partners who hadn't been able to celebrate big birthdays last year so this provided the perfect place to do that. The restaurant on site was good both for dinner and breakfast.

Great family spot with loads to do
Communication with owners was excellent in run up to stay and property is a great size with everything you could need inside. Excellent for adults as well as for people travelling with small children. Loads to do nearby and brilliant facilities on site.

Great big birthday weekend away!
We went away to celebrate a family members big birthday. The location was great and the house contained everything needed for a large group. We had a 1 year old with us who loved seeing the ducks roam around the estate. The swimming facilities were great and we even got use out of the outdoor pools as the weather was so nice.

A spacious house with access to great facilities
Great communication. Great location for the indoor and outdoor pool. 3 tennis courts, playground and walks ..highly recommend the 40 minute walk along the Thames Path to The White Hart in Ashton Keynes. Highly recommend.

Nicely situated property with view over lake and easy walking distance to Spa and Restaurant. Bedrooms nicely furnished with comfy beds. Large kitchen was fully equipped and the lounge seating area was comfortable for 6 of us, as was the dining room table.

The house was very well equipped for 2 families with plenty of kit in the kitchen, bedding, towels and everything else to make the trip easy and comfortable. Low Mill Estate is a great environment for families with kids and we particularly enjoyed having the use of the pool all week. Really good place for a family get together.

Lovely comfortable house with great views
We had a fantastic weekend at Hoopoe Cottage celebrating a “big” birthday with family. Lots to do at Lower Mill, spa pools were very popular and we had some nice walks and pub lunches nearby. House had everything we needed, plenty of room to relax and we had a bit of sunshine while we were there so the lake views were great.

Great facilities although a little tired
The property has a great position with the patio overlooking the lake and close to the spa centre, restaurant and playgrounds.
The accommodation was perfect for our needs, there were 6 adults and 3 children, however the lounge furniture and some carpets could do with cleaning as they are heavily stained.
The kitchen is well equipped for all your cooking needs.

Lower Mill Estate - Hoopoe Cottage
We were a group of 8 who stayed at Hoopoe Cottage from the 04/10 to 07/10/2018. The cottage is well furnished and well equipped with everything one would need. Victoria was easily contactable and replied quickly to any questions we had. The on site restaurant, Ballihoo, serves good food, but we found a glass of wine at £8 a little expensive. We would recommend the on site swimming pools - 1 indoor and 1 outdoor - both heated, with the steam room and sauna, and clean changing areas and spa. Lots to see and do in the area, and we thoroughly enjoyed our stay and hope to return soon. Peter, Ester, Mark, Glynnis, Chris, Charlotte, Nicky and Paul.

Peaceful, clean and well situated.
This is an ideal family retreat and everything was thought of to ensure the family could have a stress free holiday. Peaceful, but not pretentious, with a range of walks and other activities nearby. You can even start the long walk to London via the Thames path. We walked along this but didn’t quite reach London however what we did walk was very charming. We had a 7 year old in the party who loved the ducks and different birds and our middle daughter married from the cottage so we had the opportunity to take many photos around the lake. Overall a pleasant family stay in a property which was big enough for the 8 of us and we would definitely return. The heated pools were a great addition and all staff at the spa were friendly and courteous. Thank you to everyone.

Property in good location
This property was rather disappointing and did not meet our expected standard. In my opinion this property is better suited to accommodate 8, plus cot/put up bed. Lower Mill and surrounding areas have lots to offer, walking, water sports, wildlife and nature trails. Lower Mill has a lot to offer, including a super spa and pool, plus two outdoor pools, cycle hire (great safe cycling areas for all the family). Facilities for young children are well catered for, including treasure trail, which my grandchildren loved.
