Grey Gables Barn is an elegantly refurbished barn conversion, which sleeps 11+1 guests, in five well-appointed bedrooms, with the +1 option being a pull out single bed, with three spacious bathrooms. Built from Cotswold stone, this quintessential holiday home has a wealth of character features including exposed Cotswold stone walls, oak beams, and wood burning stoves in both of the sizeable living rooms. The property has been lovingly furnished in a contemporary, warm style, in keeping with the age of the property, and the traditional character is complemented by modern facilities. The rooms flow seamlessly into one another on the ground floor, with plenty of comfortable seating, a well equipped kitchen with dual fuel Aga and a fabulous dining area. To the rear of the barn is a tranquil garden, perfect for sunny summer days whilst enjoying some al fresco dining.

Six adults and 7 children including a 2 year old stayed for 3 nights in July. Spacious accommodation with lots of towels, crockery, cooking utensils for all of us. Kitchen equipped with large fridge/freezer, wine fridge, and AGA cooker. High chair was provided and cot if needed. Had problem with water upstairs when the showers were being used continually but the men managed to reset one of the tanks in the garage and we waited til it filled up again (about 5 mins) and it righted itself. Another little niggle was that the numbers on one of the oven knobs were worn out and difficult to work out oven temperature. BBQ was provided and comfortable outside seating. Easy walking distance of Bourton. Plenty of parking for 4 cars. All in all enjoyed a relaxing weekend even with 7 children and would book again.

Easy booking and entry/arrival process.
Beds not all made on arrival - swiftly rectified but couldn’t resolve old/poor/ unseeable mattresses.

We were a group of 13, stayed there for the long weekend at the end of May. Beautiful property located in a quiet neighbourhood. Walking distance from the high street, restaurants and cafes. Great host, left a basket of essentials for us. Highly recommend it.

Great location within a stone's throw of Bourton on the Water centre and useful to have 4 parking spots.
Good sized rooms and very nicely furnished. Great to have 2 comfy sitting rooms which means those that wanted to watch the rugby didn't disturb the rest!
Admin was all very clear except that it took us quite a while to find the keysafe as we didn't know it was in the garage.
Kitchen was very slightly disappointing - not hugely well-equipped (nothing to serve with eg big spoons or ladels - although there were 3 rolling pins!) and could probably do with a deep clean. Some instructions for the range cooker would be helpful as some of the writing around the dials has worn away.
2 other very minor niggles - the main bathroom door could do with a lock (or at least be able to shut properly) and the step down to the main bedroom is quite deep and a bit of a risk for elderly (even those that can normally manage stairs).
But this is just meant to be helpful feedback - overall, a really lovely place to stay and thank you!

Three generations of our family found this the perfect cottage for our weekend. Lots of space for the little ones to run around. Enough rooms to offer lots of flexibility for sleeping arrangements and for larger groups to have their own space.
A few minutes walk to the centre of town with lots of restaurants and pubs and a very well stocked Coop.

Perfectly located to wander into Bourton on the Water. The house itself is lovely and was very clean.
We stayed there with family and not everyone was happy with the beds - too low and soft - but appreciate that it’s difficult to get that right.
On the whole it was a great stay and we had a lovely time.

We had a fantastic time at this holiday home! It was perfect for our group of friends with kids. The spacious living areas allowed the adults to relax while the kids played. The kitchen was well-equipped for preparing meals, and the outdoor space was a hit with everyone. The bedrooms were comfortable, and the location was ideal for nearby family-friendly activities. We would definitely recommend this holiday home for a fun and relaxing getaway with friends and kids.

This beautiful and lovingly converted barn is in a fabulous location in Bourton on the Water, on a quiet road and only a nice 5 minute stroll into town. There are 5 bedrooms in total, and can accommodate up to 12 people. There's a well equipped kitchen with bar seating, a dining room with a large dining table and chairs, and two living rooms with smart TVs in each, dividing the house into two 'wings'. There are a smattering of books, but no board games, so bring your own entertainment if needed. There's a paved garden with outside seating too.
The property is gated, and can fit four cars, although the low concrete bollards on the side of the drive are a bit annoying. The beds and the sofa are quite soft and unsupportive, and can be pretty difficult to get out of if you're elderly. But all in all, a nice property with plenty of character in a fantastic location to go exploring the Cotswolds, good value for money, and would certainly consider staying again.

A great property with plenty of space for children to entertain themselves. A great deal of space for every one and ideally situated for visits to the village.
The property is starting to look a little tired. The owners need to have a handy person to oversee the property to see what needs to be fixed. (Wine chiller is not functioning properly).
Internally, the property was superficially clean, but over time, it needs a deep clean. There were cobwebs and one grandson tried to retrieve something from under a sofa and cut his hand on some broken glass. There were insufficient hangers for clothes. A few more might be helpful.

We stayed at Grey Gables Barn for 3 nights in January. The house is big and cosy at the same time. It was well stocked with everything you need and is located right in the heart of the village with a short walk to pubs, restaurants and shops. There are 2 fires to keep you warm on cold winter nights. The two twin rooms have small beds so better suited to children, not adults.

This is our 2nd time at Grey Gables Barn. It's such a fabulous location (5 mins to the centre of Bourton-on-the-water) which is the most beautiful location. 3 families stayed together and there was enough room for us all. Lovely touches with wine, eggs, butter and cake left for us. House is clean and warm. I'm sure we'll be visiting again! Thank you!

The house was in a good location, although no street parking on the road. Not the best house for 9 adults, but it was okay for what we required, also we were able to book for the days we needed. We had a couple of problems that were actioned promptley. The driveway is not ideal for 4 cars due to it's length, we did a lot of car moving!

We absolutely loved our stay at Grey Gables Barn. Perfect location, lovely big house with enough space for all of us. A gem in bourton on the water - easily accessible and very convenient (close to high st, attractions, pubs, groceries etc)

We booked the house for 3 nights to celebrate our 25th wedding anniversary with family and friends.
The house is not clean we found broken window blind, dirty plates in the cupboard, dust behind the sofa, cobwebs in corners.
very basic tv channels, all the tv screens are dirty along with most of the windows inside the house.
The house is tired and not very well cared for.
No battery in the TV remote. It really is basic to have a clean house and is easy to do.
The location is fantastic for the town.

Location excellent, parking adequate, arrival pack very good, instructions on entry all good. Layout of property perfect for our group. Outside dining area excellent. Plenty of crockery etc kitchen very well stocked.
One or two large cobwebs suggest a better clean next time.
The only criticism is the lack of recycling. We brought all our bottles home.Wifi is slow but that wasn’t a problem for us as the weather was so good no one stayed indoors!

Nice house, great location, but bring toilet rolls, soap and coat hangers
It's a lovely house in a great location with plenty of crockery, glasses and cutlery. But the stay was let down by miserly supplies of liquid hand soap, toilet rolls and coat hangers.
I was lucky enough to stay in the largest bedroom with 2 walls of built in wardrobes and cupboards. Across 6 wardrobes there was a total of 2 coat hangers plus 2 broken ones. In the 2 upstairs bathrooms there was about a fifth of a bottle of liquid handsoap in each bathroom for 4 days with 6 people sharing the 2 bathrooms. The overall feel of the place was it was run as a business with no warmth, no welcoming touches. You can buy liquid hand soap for 50-60p a bottle in Aldi. You had supplied yours from Aldi as they were Lacura just a slightly better version and Tescos. Would it kill you to supply full ones. Two toilet rolls were supplied for each bathroom for the 4 days for 3 people to share. Are we meant to raffle them? Also how much would it cost for a little card with a welcome note and a plate of biscuits and some tea and coffee? We left lots of tea bags for the next guests - they'll think they're from you.. Am really put off by your nickel and diming the operation. I would recommend the property to others as the location was brilliant and the property well kept and overall well supplied, but your running it as a hard nosed business operation is very off-putting and to be expected to bring supplies of soap, toilet rolls and coat hangers for the price you're charging is a bit thick. Also you had one double plug socket at the bed end of the whole master bedroom. So you also need to bring an extension lead. You couldnt actually dry your hair and look in a mirror to see what you were doing as the socket was too far away from the dressing table. You had to go onto the landing instead. Also couldn't get the tv to work in the master bedroom. Found the manual in a cupboard but couldnt get any channels.
