About this apartment rental
Leopold Place is a large (100 m2), quiet, city centre basement flat with small private garden to the rear. The front of the property faces south making the living/dining room bright and airy whilst the bedrooms are situated to the rear. There is a private front courtyard ensuring privacy from the road above.
The kitchen adjoins the living area and is equipped with Siemens/Bosch large appliances throughout (oven, induction hob, fridge/freezer, dishwasher and washing machine). Smaller kitchen appliances include microwave, cafetiere, kettle and toaster.
The dining area of the living room seats 4 but with the option of extending the table to seat 6. HD digital TV is at your disposal and there is a Bose Bluetooth speaker for listening to music.
There is a king-size bed (150 X 200cm) in the master bedroom with a double bed (135 X 190cm) in the second bedroom. A single bed in the master bedroom gives added versatility to sleeping arrangements or the option of sleeping a 5th person (at an extra charge of £30/night).
There is gas central heating throughout and on-demand hot water
The central location of Leopold Place means that everything is close by with the majority of Edinburgh's attractions within walking distance. Many of the venues for the Edinburgh International Festival are also within a short walking distance and the Playhouse Theatre is situated just 2 mins walk from the apartment. John Lewis department store, the new St. James Quarter and the Omni entertainment centre are also less than 5 mins walk away. Topping & Co. bookshop is directly over the road from the apartment.
Valvona & Crolla, arguably Edinburgh's best delicatessen, is literally around the corner.

Outstanding VRBO experience with cozy, cute, and quiet accommodations in Edinburgh. Beds are comfortable, shower is warm, and there's a heated drying rack. Very safe location, close to dining and shopping. Host Mark is incredibly helpful. Highly recommended!

We loved this place. It is located in a great spot for easy access to destinations. There was great food within a couple of blocks. The place itself was so lovely, comfortable, and quiet. We had great communication from the host. I would love to stay there again.

Walkable to train station, bus station, Old Town, and New Town. Lots of restaurants around the neighborhood. It was very quiet and safe. My family and I were very impressed with this property. It was clean and nicely appointed. Everything was thought of for the convenience of the travelers. Wish we could have stayed longer. Would definitely book again when we come back to Edinburgh! Thank you, Mark, for being a wonderful host!

This is a great flat for exploring the city. It was clean, and check-in and communication were easy. I'd stay here again if I were visiting Edinburgh.

The VRBO experience was best in class. Mark is an incredible host and communicates promptly. This VRBO is cozy and cute and quiet. The natural light coming through the windows is lovely. An ultimate Edinburgh experience. Very safe and close to good dining and the mall. There are coffee and bars within footsteps. The beds were very comfortable. There is a heated drying rack for laundry. The shower is very warm and nice! My family will stay here again in the future. You will love this VRBO!!! Do not hesitate booking. Cheers!

Great location, very clean and great set up. Mark the owner very helpful, we all enjoyed our stay here, totally recommended

Spacious, well-equipped, very comfortable for a family. Could easily live there all year round. Just be aware that this is at the lower level (but not dark or dreary -- just the opposite!), but there are stairs that will have to be negotiated with your luggage.

This is one the most elegant and well-appointed VRBO units we've ever stayed at. Mark did a splendid job with furnishings and decor. It's centrally located, but because it's basement level and in a stone building, very quiet. We loved staying here, and we would absolutely do so again. Check-in, communication, cleanliness: all first rate.

Clean, quiet and central to some much. Walking anywhere is easy from this spot.

Apartment in great location to explore Edinburgh city. Leith Walk is a very eclectic location, we loved wandering and trying many artisan shops . Comfortable house with well stocked kitchen items. Internet went off and we could not restore it - not a problem for us but many may find this awkward.

Location was terrific and Mark was great to work with. Parking is a little challenging but manageable. Everything else was awesome.

Communication with the property manager goes above and beyond! There were 4 of us in our group, and everyone was so pleased with the apartment. The beds were so comfortable, the size is perfect, location is perfect, and very clean. Thanks so much! When I visit Scotland, I'll stay here again, and recommend it to my friends.

We really enjoyed staying in this flat! It was in a great location, convenient to the tram and walkable to main sites of the city including the Royal Mile, Caldwell Hill, Arthur's Seat, etc.
The flat itself was decorated very nicely. The flowers on the entry way and the back "garden" area were a nice added touch!
Even though a basement flat, there was plenty of sunshine that flowed into the apartment.
I recommend this flat to anyone staying in Edinburgh!

A beautiful, quiet flat, The location is fantastic. Private but very convenient, very close to great restaurants, grocery, convenience stores, cafes, pubs, and a shopping center. 20 minute walk to the Royal Mile and 10 min walk from Waverly Station. The host is very kind and responsive to questions and

Very comfortable, pleasant property in Edinburgh. The only drawbacks (which are temporary) were the amount of construction in the area - complicating traffic. We enjoyed the access to Calton Hill for its great views of the area. All considered it was a good base for exploring Edinburgh.

As a VRBO owner we know what Travellers require. Mark’s flat fits the bill. Ease of transportation; location to stores, delis, breakfast spots, restaurants are easily walked. 15-20 min walk to central attractions, castle, Royal Mile, etc.

Absolutely beautiful apartment, could happily live here! Spotlessly clean and excellent location - just 10 minutes walk to Princes Street & Waverley Station. Great communication with property owner who was very accommodating, will definitely stay here again on our next visit to Edinburgh.

The flat was absolutely beautiful! It was very clean and had a cozy and homey feel to it. The place was very easy to find and access and the host was absolutely wonderful. He was quick to answer any questions and was very accommodating with all of our needs. Would definitely recommend this as a stay if you’re visiting Edinburgh.

We were a bit bothered by the missing tram stop at York place. Especially since it was raining a lot, but soon the new tram stops will make the connection better by tram.
The apartment is nice and spacious. It had everything we needed. Wifi works well.
The wooden floor in the living room is cold, so bring slippers :)

We stayed here for 3 nights and 4 days. The location is perfect. My nieces and nephew were very happy with the house. It is clean and very organized. My only issue is the front of the house, the house is a little bit elevated and if you are not careful you will end up like my husband who fell and sprained her uncle, But Mark is so nice, he came right away and gave us first aide. Front porch should need more light. But overall it was a nice stay in this beautiful home away from home.
Thank you.

This beautifully appointed, well maintained apartment is perfectly located for exploring Edinburgh. It is a short walk from Avis and Enterprise rental car locations, and public transport options, plus old town with all its "must see" locations. The listing is accurate, and Alex is a pleasure to communicate with. Check in and out, plus communications if what was expected of us as guests, was efficient and friendly. Our every need was met, and we made sure to allocate some time to "stay home" because this is such a great spot! Thank you!!!

We had a great experience and could not recommend more highly. Everything was clean, well-equipped kitchen, and fantastic location. We will stay here again if we are lucky enough to come back to Edinburgh.

My family and I stayed at this property during our summer trip to the UK. Communication with the owner was easy and prompt, as was the check-in and check-out process. The flat itself was perfect for our family. It was spacious with plenty of storage in the bedrooms, room for us to spread out during our down time, and the ability to do laundry was a big plus for us. The location was close to several bus routes when we didn't want to walk and conveniently located near several good restaurants. We would recommend Mark's flat and would stay here again if returning to Edinburgh.

My wife and I spent an enjoyable four nights in Edinburgh and found this rental to be an ideal accommodation. Although situated downtown, and thus convenient to many sites and activities, it was very secluded and quiet due to its below-street-level location. -- all in all, a very cozy hangout. The apartment is equipped with all the essentials, and is very charmingly decorated. If we ever find ourselves in Edinburgh some time in the future, we'll definitely look this rental up again.

We had a wonderful time. Location was good. Road construction in progress but could work around it

Had a great stay. Flat was in central location right near to St James Square, but still very quiet at night with no city noise. Comfortable beds. Great spot to explore city from.

The apartment was high quality and a very comfortable place to rest up when not enjoying the Fringe. Handily located for the city centre and with a number of eateries close by. Thoroughly enjoyable stay.

We were so impressed by this spacious, clean and so very quiet property, that far exceeded expectations! My only disappointment is that we only had 12 hours to stay in the property!!

Loved our stay at Leopold Place. Wish it could have been longer. Checked Tattoo off my bucket list. So many things to do so little time. Hope to bring my family back. Thank you Mark, lovely place, wish we had time and weather to enjoy the back terrace.

This flat was in a great location. The amazing surprise was the quietness inside! Even though the street was super busy, the flat was so quiet. We were provided what we needed to enjoy our time in Edinburgh. There were restaurants, grocery stores, and a pharmacy nearby. We walked to and from the Royal Mile. Great find!

What a stunning apartment, really spacious, light and airy, eventhough it's a basement, it's also incredibly quiet for such a central spot. Easy walking distance of the Royal Mile and all the tourist attractions (we have a 6 and 9 year old who had no problems). There are also some really nice restaurants a few minutes walk away. Parking also not a problem as spaces, free at weekend and metered at other times, just across the road. We will definitely be back . Thank you Mark!

Clean and updated
Excellent spot. Bus stop is easily accessible. While it is on a main road, you would never know it once in the property. Excellent little breakfast spot around the corner. It’s about a 15 minute walk to the Royal Mile. We would definitely stay here again.

Dear Mark
We had a great time in your cozy apartment.
It is well-equipped for a family and even though it is central, it is very peaceful.
Thank you for your hospitality.

Convenient and comfortable
2b Leopold was a lovely home with a back and front courtyard and flowers. Easy walk to the royal mile. The beds and bedding were very comfortable but if you have more than 4 people and use the futon it is less so. Great book store across the way, lack of parking and a lot of construction were the only downsides. Mark was fantastic and let us check in a little early after arriving on a redeye flight.

We've been in that flat for the 2nd time and we know why. The area is brillant, though heavy construction work is going on at the moment. Brillant place to start trips within edi and beyond the city.
Nice landlord who always replies quicker than you'd expect. Great.
