Hardly any maintenance done. Quite out of dat and superior room is only about size, nit comfort. Two shower heads of which flexible one was not working, flush was random working, safe lock not working. Breakfast free but not really great on healthy options

The location and grounds offered outstanding views of the towns below. Staff was non existent and bar and restaurant closed. Room overlooked roof and garbage cans. Hotel would not change unless we paid an additional 50 euros. Breakfast had good variety but not really attended to see where things needed to be replenished.

The staff are amazing and helpful. I truly felt welcomed by them. Unfortunately there was no air conditioning; the blower dryer was so outdated and inadequate. The room was small; for those of us who need an iron for our suits (none available). If you do not have a car or plan on renting one it will cost 40 to 50 euros and 45 minutes plus to visit the sites in Rome. It was also difficult to find.

We stayed in a classic room which was very run down and in need of renovation. When we asked staff for a different room, the answer was no. I guess some just lack customer service skills. It’s very unfortunate to come to Italy and have a bad experience with hotel. We will not be staying there again.

Fantastic situated historic hotel with views outside town of Frascati. Garden and restaurant open Saturday (not Sunday and Monday) the week we visited. Problem to stay there unless you have a car, or want to walk 2 kilometers to Frascati. We used taxi /Uber which was quite easy to book. No wifi in rooms only in corridor and public areas. Furnitures in rooms and garden -wish they were more up-to-date. Reasonable prices. Don't choose classoc room if you want to have some space in room.

Beautiful outstanding place a good drive out of Rome but if you’re wanting quiet, actual Italian culture being an American felt safe very cozy little town however, the hotel did not have Wi-Fi only in the lobby. Lobby was absolutely breathtaking as well as the grounds and the view from our second story window would stay here again if I did not need to purchase Wi-Fi.

What a fabulous hotel with a long history. A great way to end our stay in Italy. A hotel with ambience and character. Dinner was great. We had a car, so getting there was no problem. Would gladly stay again

the place deserves a lot of TLC and good management. it has a lot of potentials.
it is top of hill which very few people would like to hike it on their holidays, especially in the dark. they need a regular hourly van to take people up and down the hill.
positive side, amazing landscape and view over looking the greater Rome.
Frascati can be considered a hiden gem for food lovers. tens of great restaurants, authentic, great service even better food, very friendly people.
by the way, you WILL NOT have WIFI in your room. only on the common spaces.
I had a great time there despite all that.

The hotel was good but getting to the hotel was difficult as there was no public transportation. Sometimes after 10 pm no taxis come and we need to walk.

Villa Tuscolana is a gem perched on a hill in Frascati. A welcomed refresh from the bustle of Roma. The Villa is beautiful and elegant. The staff, especially Stefano, were so kind and accommodating. The breakfast was very nice and the wait staff was lovely. The accommodations were very nice and so happy to have air conditioning.

Location is a fun walk down the hill into town and would suggest a taxi to walk up (I walked up twice and was very nice exercise but not for everyone)! Thank you Villa Tuscolana

Villa Tuscolana was great. Beautiful building and grounds in a great location outside of Frascati. Breakfast buffet is fantastic. Simona gave us great recommendations for a day trip and restaurants nearby.
Only downside is WIFI only works in the lobby and common areas.

This is a hotel that majors on its building but isn’t interested in its guests. It exploits its distance from Frascati in its prices. It was difficult to sleep because of the noise created by successive departures of gusts obviously being driven to the airport. No drink making facilities are provided in the rooms or elsewhere. The hairdryer in our bathroom lit up red inside and then stopped working. The management wasn’t interested when I reported this.

This is such a beautiful property ontop of a hill that overlooks all of Frascati. It's a quick train ride to Rome. Only thing is I would not suggest coming here if you don't have a car or are not fond of walking. The walk from the train station to the property is ~1.5KM up a pretty steep hill. It was fine for my wife and I to walk up and down every night but I won't recommend doing that with luggage. If you need a trip from the hotel to the train station with your luggage, consider booking the taxi the night before because the services there are limited.

THE GOOD: Beautiful building, fairly well-maintained with just a touch of deferred maintenance, which is to be expected with a property this old. Lovely setting. Very good breakfast buffet. It is the kind of place Americans dream about when they think "country Italian villa."
THE BAD: Hotel caters to a lot of bus tours, and they overwhelm the place in the early morning and late in the day when the busses arrive. The situation is made worse by the fact that noises echo through the building, so the ruckus is shared with everyone in the villa. Very intrusive. Also, I think the staff and management is so dependent on the groups, if you are a single guest with a single problem, they really don't give you much attention. I was there 4 nights and they still weren't sure who I was by the time I left.
THE UGLY: They really need a shuttle to and from Frascati. Don't come here if you don't have your own transportation, or are not willing to walk the 20 minute steep climb from Frascati. Getting a cab is very difficult. I waited 3 hours to get a cab from Frascati to the villa, and no one cared. One company even hung up on me because the guy was annoyed that I called three times over the course of three hours. If ever there was a city that needs Uber, it's Rome. Transportation in general is a nightmare there, but getting to and from the villa is the worst.

Place is very nice ancient Villa but the condition are not perfect and some issues like WiFi that didn’t work at all.

Views from hotel were beautiful but location was hard to find at first. The hotel is a beautiful old villa and the grounds are well kept. Room was dated but very clean and air conditioned. They seem to have different rooms, some are air conditioned and others are not. Some rooms are renovated while others are not. Their restaurant is excellent and the waiters went out of their way to acommodate our needs.

The staff were all very friendly and welcoming. The gardens around the hotel were beautifully kept, and the view was spectacular.

The staff were very good and lovely to deal with the surroundings were beautiful, Our only concern was the bathroom which was old and dark and the shower very small. Overall we were very happy and would definitely come back and recommend to others.
