PLEASE NOTE -
Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.
Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go above and beyond. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
Rental Agreement: Please know that we require all guests to sign a rental lease agreement.
This house has two levels and may not be suitable for guests who don’t wish to use stairs. However, it does have ground/ main level bedrooms and bathrooms.
Early check-in: When available, we love to allow our guests an early check-in to get your vacation started asap! Unfortunately, during peak times, this isn’t always possible. But please ask, we will always try.
Please respect all our house rules listed in the guidebook provided, as well as the privacy of this quiet community.

Great location to explore Rhinebeck, Red Hook, Tivoli, Kingston and the surrounding area. We hiked everyday on well-marked trails nearby, visited breweries and wineries, and had great meals in Rhinebeck. The house was perfect— separate “wings” with bedrooms and bathrooms and many places to sit and chat or read a book. The kitchen has everything you need for a short stay with condiments/teas/coffees to make things easy. Anna was super welcoming and responsive in our communications. Would definitely recommend for a weekend stay.

Beautiful, spacious, historic renovated schoolhouse, well appointed furnishings. Giant great room off the back and out to an expansive green which is NOT fenced enough to let your pet run loose, which they say in write up (our dog loved the great room to play in). A few things: If the weather is inclement, the firewood on the property along the fence will be wet. We arrived in rain and had sun the next two days but wood was wet, and could not locate any bagged firewood in Rhinebeck, so could not use the firepit, recommend you bring a bag in case. Note that it is in an off-the-beaten path location, wooded property, with a 7-minute drive into to town, which was easy-peasy; but it is an hour walk by foot. Another reviewer mentioned the lack of shades throughout (except for bedrooms and bathrooms). It gives an airy feel in the day, not so much at night. I would recommend to the owners that they put roll down shades in the TV room area and front vestibule. The place is fully stocked with household/kitchen items. Board games. Great water pressure in the bathrooms. Firepit area was nice, but again, bring a bag of wood if you want to do a fire, just in case. Beds very comfortable. Owners were very communicative. All in all, we had a great time with our fur-baby. A last note on Rhinebeck: We have been coming up here for 20 years. The town is dog friendly. However, the Mayor recently put into effect garbage rules. Every can in town said, no dog waste. You have to take it with you.

This is a lovely, slightly quirky, restoration just minutes from the charming town of Rhinebeck. There's plenty of room to relax and spread out so couples or foursomes have space. We loved that it was convenient (morning pastries and coffee from Bread Alone) but also felt quiet and rural.
A few things to note:
An earlier review mentioned no window blinds. Those would be nice for the bedrooms - it feels a little exposed and while waking up with morning light was nice, it would also have been nice to sleep in if we wanted.
Natural daylight is good, especially in the sunroom but evening reading lights would have helped a lot. We are readers on vacation.
Air conditioning is limited to overhead fans and windows that, because of their age, can be difficult to open. We brought a small fan and were glad we did.

This property is not only scenic, but also therapeutic in its ability to provide gathering spaces. From the exceptional kitchen, to the large open dining area, to the fire pit (wood provided), we enjoyed getting together and reconnecting in a beautiful and peaceful setting. This would have been ideal for our dogs as well, with their HALO collars which allow them multiple geo-fences.
The only disappointments were that the fireplace is not operable, and the outside camp lights around the firepit were also not operable. Everything else was first class and the staff were easy to contact as well as quick to respond.
