The Hawk Tower is a beautiful, ancient stone tower located 1.6 miles from the medieval town of Spoleto, and surrounded by a 12 acres private park. The villa sits on a hill overlooking a beautiful valley and facing Monte Luco, the first hermitage place of St. Francis of Assisi. Surrounded by an olive grove, the plush swimming pool with salty water is there for you to swim or to get lazy lying on a deck chair. The blue of the water melts perfectly with the ivory of the stone, the green of the olives and the violet of the lavender bush, permeating the air with its relaxing fragrance.
On the top floor of the Tower there is a magnificent, furnished panoramic terrace, and the pergola by the pool offers you a chance to breakfast in the first rays of the sun or to dine under the starry sky.

Beautiful property and unique property in an idyllic setting. Close to Spoleto which is a perfect Umbrian hill top town

The description and frankly pricing of this property do not fully explain that there are 3 other properies(up to another 8 guests), 19 cats and the owner living on site. I did not realise that from your website desciption which is misleading. If you are happy to share and don’t mind cats then it is simply lovely but you do not have the privacy that many of us crave. Once you realise this it is still an extremely nice house over 5 floors and has lovely views and Beatrice the owner was really lovely and so helpful. The location for exploring beautiful Umbria is great, the views stunning and the facilities are good - with an extremely nice pool. I would have given this 5/5 if I had wanted to share the property which will suit many people but we have stayed in equivalent properties in Tuscany the last 2 years with similar facilities but total privacy. My suggestion is a clearer description, look at the owners website and then there is no room for disappointment - all the top reviews have been from people having the place to themselves which makes perfect sense. We did really enjoy ourselves but sense there maybe many complaints to come if the lack of privacy and 19 cats is not understood by holidaymakers before they arrive - we don’t mind the latter and we got used to sharing the pool and so it wasn’t a problem for us. Can’t thank Beatrice enough for making us so welcome.

When I booked the Falco I obviously read all the reviews and I must say they were spot on. Beatrice is a wonderful host who offers help where needed and freedom when desired. We had the luck that for most of the days we were there (7) no other guests where there so we enjoyed the pool for ourselves, which was very nice and not cold. The rooms were excellent and the kitchen and living room is well equiped. Another plus, at least when you don't mind cats, is that every now and then a cat stroles along for a kuddle and crashes with you on the lounge bed by the pool. Or when bbq'ing sits itself at the table outside to be served diner. We loved it and made friends with a couple of them very fast. The town of Spoleto is surprisingly interesting and a lot of narrow uphill and downhill streets are there to be discovered. Also some very nice restaurants which Beatrice is more than happy to point out. The atmosphere of the place is easy going and has a certain grandeure that makes you experience that you are the king of your own caste in the hills of Umbria. The pictures on the website do not do it just. The bathrooms for example are very pretty in reality with nice glazed tiles and a modern glass sink but on the photo's it looks a bit 70's. Which again is not what it actually is. In short we loved our stay and would go back in a hart beat, life stands still for a moment and allows you to wind down and recharge.

When my husband told me he had booked us a castle of our own on a hilltop in Italy to celebrate our 33rd anniversary, I thought he was overstating it. Until I saw the online photo. And I soon found that photo did not do the place justice. As most beauty—the camera just does not capture.
We had arrived at Torre del Falco after several days of travel that been exhausting. We were caught in the recent British Airways debacle in London (beginning of our trip radically changed, luggage lost, etc.) and so by the time we got to Spoleto, I was a little emotionally and physically spent. My eyes perked up as we drove the winding road up to the flower-lined driveway and when we got to the top and arrived on the property, my eyes widened and were filled with the glorious, unimaginable view. And that was just when we met Beatrice! Beatrice met us at our car and was the loveliest of hosts. She took us to our castle, made us feel at home and did everything in her power to make sure our stay was the most special it could be. It truly was. My husband and I had the entire tower to ourselves with many rooms from which to choose, and of course, we wanted to stay in the top floor to have the pinnacle. Our view at the top was extraordinary to say the least. When something is indescribably beautiful, I like to say “It broke my eyes.” Torre del Falco broke my eyes and filled my heart. I would recommend Beatrice Panichi’s special, unforgettable place to all my friends and more. I will never forget her or her castle.

I have been to Spoleto many times and stayed in several places but I have to say that Torre del Falco is definitely my favorite one. Furbished in typical local style with some Medieval/ancient flavor, this place is immersed in the nature and surrounded by an enjoyable quiet and tranquility, perfect to rest. At the same time it is few minutes from Spoleto's town and the historical center.
The property includes a tall ancient tower with several floors, spacious rooms and an amazing terrace on the top where it is possible to enjoy breathtaking countryside views..a perfect place for the morning breakfast. It has also a master apartment and a spacious dependence all perfectly and tastefully furbished. Outside there is a spacious open are and a beautiful pool equipped with bed.The whole property is very clean and the landlady, Beatrice, is second to nobody for her hospitality and courtesy. She is very friendly and enjoys the presence of guests. I would strongly recommend a stay in this beautiful and peaceful place, where you can dream to jump back in the past and relieve the stress of your everyday's life,

The property and apartment were a combined spectacular experience. Spoleto itself is amazing, and staying in this fabulous apartment, beautifully decorated and with such a wonderful view made the experience perfect. The property is beautifully designed and tucked away for solitude and overlooking the mountains. I highly recommend a stay here (and bring some tiny treats for the small ponies)>

Everything about Torre del Falco was perfect. The grounds, views, flowers and pool are as beautiful as the photos suggest, if not more so. The pool is long enough for lap swimming, and the mild salt water is much nicer than chlorine. The interiors are finished to a high standard and in excellent taste, simple but very appealing, and very well maintained. It's tempting just to relax by the pool for hours on end, and some of our group did that from time to time, but the location also is ideal for going to any number of wonderful places. Spoleto has a lot to offer and is very atmospheric. It's just a few minutes' drive to the main carpark with moving walkways to the center. The walk from Torre del Falco to town is also very nice, taking only a half hour even for the uphill return, and a moderately fit 65-year-old did not find it taxing. (We didn't try the walk at night, but with a flashlight I think it would be fine.) Daytrips to fascinating and beautiful places, including the Montefalco vineyards as well as the many famous towns, were easy to manage by car or in some cases by train. (Service to Rome is very frequent; we were surprised by how much of Rome we were able to see in a daytrip by train.) But perhaps what makes Torre del Falco most special is the way Beatrice cares for her guests. As we were planning our trip, Beatrice responded very thoroughly and candidly to our endless questions. We sensed that we could rely on her to give us helpful and accurate information, and we were right. From the moment we arrived, Beatrice was very attentive and personable, making us feel like family. She lives on the property and was always available to help, yet was never intrusive. We found that to be ideal. Another thing that made our stay so nice, and which I would recommend to others, was that Beatrice arranged for a talented local cook (I should say chef, as the cooking was of a very high standard) to make dinner for us on 5 of the nights we were there. That arrangement could not have worked out better; Alessandra made wonderful meals emphasizing the local ingredients and traditions, and was very pleasant to deal with despite the fact that she speaks no English and we speak no Italian. Beatrice went above and beyond to make these arrangements, to check that we were enjoying the meals, and to serve as translator. All in all, this was the most enjoyable stay I have experienced anywhere, and our entire group was delighted with it. We shall return!

Our family, 12 members all together, from the age of 1 to 60 years old stayed at Torre del Falco for two weeks in july 2012. It was like a dream! The tower and the garden was more beautiful than the pictures can tell. Everything was clean, comfortable and well equipted. The tower had everything we needed and the garden was full of roses, beautiful trees, green grass, small places to sit at your own and a lovely table in the shadow where we had our meals. The children loved the cats, the two donkeys and the sheep, and we walked down to the animals several times a day. The wiew from the roof is incredible and can not be described. The pool was lovely and clean, really a place for relaxing and sunbath. The owner, Beatrice, was very helpful and took good care of us. She helped us with everything, what to see, where to go, practical questions and whatever our family needed. We all walked up and down to Spoleto every day, but a car is needed. We have stayed at many places in Italy, but Torre del Falco is one of the best. We would like to return because the place is so beautiful, because Beatrice took so good care of us, and because there is so much to see in a short distance. We higly reccomand Torre del falco.

The Torre is well placed, with lovely views of the surrounding hills from from many of the windows. It is well equipped.
The property was beautifully decorated, clean and well maintained.
The beautiful bathrooms deserve a special mention.
However, we feel that the following points should be made:
in spite of my communication with Beatrice stating that we were looking for a villa with sole occupancy, and her assurance that only she would be present, we found on arrival that the Casetta and the Nido had both been let;
The 12 acres of parkland referred to consist mainly of hills, and the actual space available for occupants is far less than this;
the terazza described is at the top of 88 steps. Since there is no awning, it would be impossible to have breakfast there, as described, or any other meal under hot sun;
the main kitchen is below ground and electric light is needed at all time ;
the Nido is so close to the Torre that it is necessary to pass by the outside eating area every time one wishes to enter or leave ;
the nearest toilet is reached from the grounds by going up the iron spiral staircase and then two further flights of stairs;
the private pool described is not private as it is shared by the occupants of all the properties;
the owner has 12 cats, which are very much in evidence. This should be mentioned for those with allergies to cats - as had one of our party.
The customer service suffered from the following:
A list of offences which would merit fines was left on the kitchen table to greet us on our arrival, to be signed by us;
we would have appreciated prior knowledge of the gardener's early morning visit as his equipment was extremely noisy;
on the middle Saturday of our visit, the change of linen for all the beds was dumped onto the kitchen table for us to sort out ourselves.
Nevertheless, we had an enjoyable holiday, but Beatrice might wish to review her description of her property and produce a more accurate version.

The tower was a wonderful place to stay, very comfortable and roomy with good bedrooms and a generous number of bathrooms. The rooms are decorated very sympathetically and the three bathrooms are reassuringly moderrn. Its great to have the battlements - a good place just to imagine your a feudal lord. The little kitchen is also a nice touch, though we only manged one big meal on top. The lounge is comfortable and airy. The kitchen is large and homely - nice and cool during the day as well. Overall the tower is 21st century comfort but with a wonderful medieval charecter.
Outside there is lots of space and the best pool our family has ever had on holiday (and we like a our pools). Considering how close you are to Spoleto the views are really rural. There is a hum of noise from the road in the valley, but that is the modest downside of being able to walk in 20 minutes into the centre of medieval Spoleto. You are competely unaware of the nearby properties, but a 5 minute drive takes you to a decent supermarket. A beautiful place to stay where it is so tempting just to stay at home - however you must tear yourself away from the tower on some days as the area is so lovely and un-touristy.
On top of it all Bea is a trully generous host who really looks after her guests - the care she took to make sure our car window (badly cracked on the journey) got repaired was really kind. To rent a place from someone who was so helpful and very very nice really made our holiday wonderful.
