Our home does have a separate rental suite in the basement which is also a short term rental. These spaces are completely separate with their own private entrance and no space is shared between the units.
The home can get a bit warm in the summer months and the house does not offer air conditioning, however fans are provided to help with the heat.
Complimentary WiFi, Disney+, coffee and tea. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!
You'll have full access to the upstairs of the property during your stay with us! The basement is a separate rental unit, but it can be rented in conjunction with the upstairs assuming we have the availability. If you are interested in renting the entire house, please contact us and we can see if we have it available for you.
Feel free to stay in and cuddle up on the couch in front of the fireplace and enjoy complimentary Disney+ or head out and enjoy the many activities Edmonton has to offer.

Our home is conveniently located only 15 minutes away from the YEG airport or 25 minutes to West Edmonton Mall where you can find over 800 stores and some of Edmonton's biggest attractions! We are also nearby other great shopping centers, South Edmonton Common, The Currents of Windermere and you can’t forget the Premium Outlet Collection! If shopping isn’t your thing, no problem, we have included many activities in our guidebook!

Additionally, there are plenty of public transportation options available from Edmonton Transit Service (ETS), Taxis, Uber and if you’re feeling adventurous try an electric scooter from Lime or Bird.
For those who prefer to drive there's ample street parking available and several major roads and highways are easily accessible.

A security deposit of $500 CAD will be collected prior to check-in. The refundable security deposit is simply a pre-authorization and will be automatically released after check-out (granted that there are no missing items, damages etc. to our home after your stay). We also require a separate short term rental agreement to be signed directly with us prior to your stay.
There are exterior cameras at the front & back of the house that record to the cloud 24/7 for your safety and security purposes.
Our home is equipped with a noise monitor that measures the decibel levels inside the house. Please note that the monitor does not record any conversations or sounds. Its sole purpose is to ensure a peaceful environment for everyone in the property. We kindly ask our guests to respect the noise levels and keep any loud activities to a minimum. In the event that the monitor is tampered with, turned off, or removed, we reserve the right to terminate the guest's stay immediately without refund. We appreciate your cooperation in maintaining a peaceful and enjoyable stay for all guests.
There is a keyless entry to the home in which you will be provided a unique code to access the property during your stay.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
We adhere to our posted cancellation policy. Please read and understand this policy before booking. To protect yourself from non-refundable last-minute cancellations, consider purchasing travel insurance for the desired level of protection.

For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
- Quiet time hours between 10 PM and 7 AM. This is a quiet suburban neighbourhood so these are strict quiet time hours to adhere to.
- No pets allowed in the home.
- This is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled and no refunds shall be given.
- Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.
- Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to its beginning.
- No smoking of any kind (cigarette, marijuana or vaping) - a $300 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
- The maximum occupancy on this property is 9 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $50 additional guest fee per person.
- Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.
- Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $199, but this does not award you to stay for the additional day as this could impact other reservations.
- Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund from Benaiah Security Ltd. who acts as an agent of the property.

Came to Edmonton with my mom and my sister to visit family. The house is super clean, the check in process was simple and easy. The owners thought of the little things, which was such a special touch! They have coffee, creamer, tea, and hot chocolate available. There were lots of towels for everyone, as well as toiletries in case you forget anything. We definitely enjoyed our stay and would recommend the place. Be mindful though that it is not a party house, and noise after 10pm is not tolerated. Likely the best place I have rented, and way better than a hotel!

This property is excellent. Beautifully decorated, with everything you may need for a comfortable stay. High end appliances and plenty of dishes, good quality cooking utensils, king bed, spotless clean and the best of all - an extremely easy and chore free check out process. Communication with the hosts was seamless, check-in, instructions and check-out process extremely easy and well set up. And the price was a dream. It is really worth it to stay here. Fully recommended.

We held our team building retreat at the BoHo Modern Retreat and it was exactly what we needed with easy access in and out from those joining from YEG or those driving up from south of Edmonton. The beds were comfy, the kitchen was stocked and we appreciated the space very much. Thank you!

We had a great stay at Justin and Angela’s place. The house was clean and bright . The beds were comfy and sheets were soft. The house had cute , thoughtful amenities and the hosts were helpful. I would definitely stay here again.
