This home is the PRIME SPOT for a wedding at Castle Hill or Ocean Cliff, or a summer vacation by the sea! This single family home sleeps up to 10 guests inside the main house with a private cottage on the property (not a listed bedroom and no bathroom- just overflow bonus space) . There is a large deck for entertaining, fire pit, small basketball court, and plenty of Adirondack chairs on the property to sit and enjoy your morning coffee or afternoon book!

Erin went above and beyond and made us feel at home for our wedding! The house was clean, beautiful and had everything we needed. The backyard was perfect for playing yard games and the private beach was perfect. I had the best weekend at her house surrounded by my family and friends

The location of this property and the private beach are ideal; I don’t think you can beat this location in Newport. Unfortunately, we felt the property was wrongly advertised and unsafe in certain areas. The host was unwilling to resolve our issues privately and did not offer any satisfactory solution. The property lists and pictures a separate little cottage next to the house with a double bed and no bathroom. We had a few couples with us so we were planning to use this separate cottage so that couples could have some privacy. Unfortunately, the cottage had mold and mildew and so was unsafe to stay in. One of the people who stayed with us is a mold remediation specialist who confirmed the mold. In the house itself, there are four bedrooms but one of these is wrongly advertised as well: There is an attic bedroom with no door / privacy and that has a very short and sloping roof, so it cannot by regulation be considered a bedroom. My fiancé is 6’ and could not stand up in the room and hit his head several times. Also, all of the bedrooms but one are double beds, which are not comfortable for two people on vacation trying to relax. We would say this house more appropriately fits 7 adults rather than 12 (assuming someone is willing to stay in the attic). The staircase to the attic bedroom and the basement bedroom is very shaky and may be considered unsafe for children.

Perfect for a family getaway. Basement level bedroom is very big and has its own shower / outdoor entrance. Very private feel. Close walk (2-3 mins) to a small private beach. Lots of rocks for kids to play with! Our 6 and 4 y/o loved it! Easy access to town - 10-15 min drive. Will stay again!

Wonderful house with plenty of space and a great view! Short walk to a private beach and a short drive to downtown it’s easy to fully experience Newport from this house.

For six of us there was plenty of space and the two large bathrooms worked for getting all dressed up for the nearby wedding. The deck, beach and yard were all super nice. Bikes are still a work in progress and Erin was completely helpful with that.

The house was lovely and Erin was kind and available! The expectations for checking out were very carefully set out in a binder. The expectations were kind of a lot, so do budget about an hour at the end of your stay before leaving. The private beach was so nice to walk across. It was good for a big group. There's space in the driveway for 3 cars comfortably.

The Mermaid Cottage was a sunny, clean, homey, and attractive house. The views were lovely from all windows. The outdoor deck and seating on the lawn would have been great if the weather had been warmer. The area was delightful. We could walk to the Castle Hill Lighthouse and the beach. The owner was most responsive when we asked her questions about the area. Our family loved our stay here.

Beautiful location and a perfect set up to relax, unwind and rejuvenate . The rooms at the Mermaid House were spacious, comfortable and accommodated our girls weekend. We are hoping to make this a new tradition. Erin was great to work with and responded to any questions we had.

We loved this property! You can hear the surf from the decks while you enjoy the ocean views. The house is perfectly suited to a family gathering or a girls weekend, as we had. The rooms are large and there are plenty of beds that are super comfortable and everything was very clean. The kitchen is fully equipped with everything you will need and the firepit is also a great feature. It's a great location at the end of a cul-de-sac and very quiet. You won't be disappointed if you choose to stay here!

Just spent an amazing weekend at the Mermaid's cottage. Erin was a great host, very responsive and left us lots of great recommendations of what to do and where to go in town. We were there for the Newport marathon and could cheer on the runners from the end of the street. House is just as pictured. Very clean, well equipped, and a great set up. Beautiful views from the large deck. Walked to the beach and Castle Hill and an easy Uber ride into town. We can't wait to go back next summer!

House is in one of best locations in Newport where it’s uncommon to find a rental. Nicely set up for family or group of friends overlooking ocean and easy walk to private beach and Castle Hill. House is well equipped with everything you could possibly need. Plan to book it again!

Highly recommended, the home is beautiful and Erin was a great host. The location is excellent; private and peaceful with the beach a 1 minute walk through the back yard. Home layout was fun for children (2 + 4) with the spiral staircase in the middle. Will definitely return in future summers!

It was perfect. The house is amazing, especially the deck off the kitchen! Best neighborhood on the island. Beautiful and clean house. Beds and linens were very nice. We didn’t need to bring anything… beach chairs, toys and towels were already there. Walked across the street and we’re on the beach, drove 5 minutes to town for dinner. Host texted us and was there for any question we had right away. We will definitely stay again.
