- Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection.
Coverage Details:
Protected: Accidental damages to furniture, fixtures, and appliances.
Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.
Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.
Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.
- Fireplace is not to be used.
- The outdoor grill is available for use. Please be sure to turn off propane, clean and cover after use.
- No USPS mail to be delivered to the house
- The bins should be taken out to the curb on Monday night, as trash pickup by the city is scheduled for Tuesday.

• Must be 25 years of age to book.
• Pet Fee - $200 per pet. Dogs only with 25 lbs. weight limit. No other pet types allowed.
• Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 9pm to 8am.
• No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property
• No parties or events.
• No moving furniture or appliances.
• Must obey house Occupancy Limits. The occupancy limit is 9 people.
• Secure the home by locking all doors and windows anytime you leave the home.
• Reservations over 30 days may require a security deposit.
• The Guest agrees to report any issues at home to the Host immediately.
NOTE: The home is equipped with security cameras at back door, front door (ring) and driveway.

Our group of 7 had plenty of room in this lovely gem of a home. We were a group of elderly, middle agers, and kids.
This cozy home had everything we needed to cook at home but was also a good hub from which to explore the city and surrounding areas. The great care taken of this home and its cleanliness is clearly evident. Mark and April were very responsive hosts.
We made fantastic memories here.

The house was very clean and had everything we needed for a family trip. There was plenty of space for 6 adults. the backyard was nice and the neighborhood was sufficient for a morning and evening walk.
The only (very minor) issue was the barking dogs at a couple of neighbors but there is not much the owner can do about that and the neighbors did bring their dogs in quickly when they barked.
We would definitely stay here again when visiting ABQ

Great location, beautiful home, clean property, plenty of space for everyone! Enough room for everyone to spread out and relax, multiple areas to gather, great layout of 4 BR and 3BA. Will definitely be booking again! *Only negative I can add is that the washer wasn't functioning upon arrival...but the place was so great, it made up for the inconvenience.

We had a family gathering in the ABQ area and used this house as home base. As good as the pictures are, it was actually better in person. Amenities in kitchen, bathroom, bedrooms were excellent. Enjoyed the multiple TV's, backyard and firepit. We didn't get to spend a ton of time here but would definitely stay again!

The perfect place to have time away from the hustle and bustle and be in a beautiful location. Close to hiking trails, lots of restaurants and stores for whatever you may need. Lots of space and everything to feel like you are home.
