*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 8 persons at any time at the house. This includes any diners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
*Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in all vehicles during your stay. They are located in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

All 4 bedrooms have a king bed. Downstairs you will find 2 bedrooms and one of them has an ensuite bathroom. The other 2 bedrooms are upstairs and one of them has an ensuite bathroom.
The house is pet friendly for one pet only. The back yard is NOT fully fenced in. Please do not leave your fur baby unattended and please pick up after them.
There is NO a/c or hot tub. There is also no access to the garage.

The house was clean, updated and in a perfect location. We were able to walk to Clyde’s for coffee and the short walk to town was a breeze. Check in and out was easy and the host was extremely accommodating. A couple items that weren’t at the property were shampoo in the showers and potholders for the oven, but those were minor inconveniences. Overall a great experience!

I had a great experience at this property. This was the only listing that had just a couple stairs to the entrance and no steps to access the downstairs bedroom and attached bathroom. This was crucial for my elderly parents who were staying with us. The only difficulty they had was that the bed was a little low, the mattresses are very comfortable but do not have box springs. Our first communication on check in day was very positive. We arrived an hour early, but instead of killing time, we asked the host if we could check in early because a rainstorm had hit. They were gracious to accommodate.
The exterior of the house was sweet, but needs some continued renovation, like the driveway and creating a walking path to the center steps. There is a huge backyard, and if they capitalize on the outside space, I'm sure this would be the best rental in the area. The best feature, was the proximity to a walking path that lead into the forest. Perfect for bike riding and walks.
All the rooms were very spacious, cleanly, and had nice furnishings. Especially the large upstairs bedrooms that both had sitting areas and tvs. The bathrooms were renovated well also, good design and function. The cleaning crew did miss a few areas, almost every window had dead bugs (like moths) in the sill, and one screen was slightly bent allowing a few creepy crawlies to come in. I'm guessing it could have happened recently and the host didn't have time to fix it before our arrival. It is the busy season

We were all amazed by the quality of the stay! The photos are very accurate and the rooms were actually roomier than expected. It was perfect for a little friends getaway.
The neighborhood is very peaceful and a perfect location from downtown. Convenient short drive to Stateline, South Lake Tahoe and Zephyr Cove. The host was great with communication and very accommodating. I would definitely stay here again.

The location and neighborhood was good, but we have experienced the following unsatisfied process:
1. This property is managed by a third party company but on Vrbo there was no guidance on how to check in with the third party property management website.
2. It was dusty on the floor and counters of each room, and there was a spider web when we walked in, we tried to communicate this with the property manager but their respond was 'they inspected the house before we check in and it is common to have spiders in the tahoe area'.
3. There was no 'essentials' such as shampoo, body wash provided. When we asked the property management, the response was 'they are not listed in the agreement'.
4. In the kitchen, there is a 'owner's closet' which includes coffee, salt and sugar, which explicitly says that do not use. I am not sure why the owner would not want us to use two grains of their salt if they have it in this place. Don't expect to have cooking oil.

House was perfect for our weekend of soccer. We were in Tahoe for a soccer tournament. Location was perfect. Nice neighborhood. Bedrooms were a good size. Kitchen was great. The only problem I had is that there were no oven mitts or kitchen towels so when we had to get our food out of the oven it was a challenge. Other than that we enjoyed the house.

Overall we really enjoyed our stay however there was a few cons I wanted to list out in hopes the owner will take these into consideration in the future.
Cons:
the curb appeal of this property could definitley use some upgrades. Pulling up to the house threw us off a little and we instantly started to stress about what the inside would look like. The backyard was also very poorly maintained and I would not come into the house expecting to utilize it all.
The biggest con we have about the inside would be the old, uncomfortable living room and dining room furniture. It made it really hard to enjoy a family movie night in the living room. I would highly suggest more updated and cozy set.
All the windows in the kitchen and dining room, including the sliding glass doors did not have blinds or curtains . The neighbors could easily see in at night, we were not a fan of that.
The blinds in the two upstairs rooms were broken so there was no keeping the sun out of our face in the early morning. IF you are an early riser this won't bother you.
The two rooms upstairs had tvs in them, however the master bedroom and the other room downstairs does not have tvs which I feel if anyone should get a tv it should be the master bedroom. The master bedroom was also the smallest room in the house. the two upstairs bedrooms with a shared bathroom were quite large with a seating area .
Overall, the house was nice, quiet and minutes from heavenly resort/downtown. I would stay here again.

We were a family with 5 children stayed 3 nights at this unit during a blizzard that shut down most of the ski mountains for at least one day.This unit was clean, warm and comfortable place for our family to enjoy a few days of vacation together and celebrate a birthday at one of the Stateline restaurants.The unit was warm, well equipped kitchen, good internet, a large backyard where the kiddos could engage in snow play and build a snow man since we did not make it out to the ski slopes this trip.The property management has a daily snow service that clears the driveway, manual tools available to keep the path shoveled and accessible. A super convenient location in Stateline pretty close to the bottom of Kingsbury Grade, made it easier to do supply runs in the snow. We enjoyed every day of our stay and would stay again at this property

The house was very close to the casinos & snow activities for the kids. Big backyard, perfect for the kiddos to play in the snow. 4 large rooms felt cozy and comfortable.

My husband and I have always wanted to visit Tahoe on snowy season. Along with friends we really had a great time staying at this place. It was clean, neat, orderly and most of all located in a very pleasant neighborhood. It is also convenient that it is near the Heavenly Village and a sweet, cozy Clyde’s coffee shop. The property manager kept us updated via email. Although it was stated in the email that toiletries will not be provided, it would be nice if they offered it as well. The only thing that I can suggest is for the inner bed sheets to be replaced, as it appears to have been used a lot of times. I prefer a fresh looking and whiter cotton sheets. The kitchen has things that we need for cooking. I highly recommend this place for family and friends!
