About this house rental

Welcome to our island home! Ideally located a half block from the beach and walking distance to restaurants, shops, and golf cart and other rentals. Both the interior and exterior of this home have been carefully thought out for your vacation! Huge pool and hot tub, patio and pool furniture, and a hammock in the backyard. Plenty of beds, comfortable furniture, new central A/C, and games (pool table, foosball, air hockey/ping pong/dining table) inside the home and the garage game room.

Many recent upgrades, including exterior paint, garage game room, new beds, huge sectional, large dining table seating up to 12 and more, and a new and local cleaning and service company.

The dining table with seating for 10-12 (with extra chairs from game room and table leaf extension) is perfect for large families and friend groups over a home-cooked meal.

Bedroom 4: lower level, full over full bunk bed with a twin trundle, and a twin over twin bunk bed, there is no air conditioning on this level but we have extra fans for this room

* The lower level doesn't have stairs but there are stairs to the main and upper levels.

* No street parking (ask us about extra parking if needed)
* 4 vehicles MAX - No exception. No street parking per county ordinance - could result in towing and major fines
* Please put trash in the garage or at the curb during garbage day
* Smoking only outside, at least 10-20' from the home. No smoking anywhere in the house whatsoever, including in the garage. All butts must be properly distinguished and disposed of.
* Surveillance: may have camera for monitoring the driveway and exterior of the home for safety and security purposes. No monitoring inside. May also have decibel monitoring devices (nothing decreeable) to ensure we're in compliance with the local noise ordenance. See NoiseAware's website for more information on these.
* Early checkins / late checkouts may be allowed with authorization (extra fees likely apply).
* The pool is not heated, and is very cold in the winter.

We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 20 people into a house and party hard, this is not it. This is a tasteful, and well appointed home - please treat it as your own.

This said, we are open to mature individuals who want to party but know how to treat other people and their things with respect. NO LOUD or LATE PARTIES.

Guests agree to comply with South Padre Island's Vacation Home Rental ordinances and our rental agreement (emailed separately), and failing to do so, or violation of home rules in the listing, may result in egregious penalties, forfeiture of security deposit, and even eviction.

Upon arrival inside was okay, but the house needs some updates especially the bathrooms. There was no physical keys in the lock box. In the back the pool and the hot tub were not coming on. I contacted Vrbo which referred me to the Property Manager Cynthia I text her and let her know that the pool and backyard was dirty and had not been cleaned. My husband checked the drain basket and found trash in there as well. Cynthia had said she would be over the next day at 11am and take care of the issues, but never came. That night when the kids got in one of the bunk beds it was not put together correctly and the slats ended up falling off the bed so that set of bunk beds was not used and 2 of the kids just shared became didn’t trust it’s stability. I let her know about that the next morning through text since it was late when we noticed. The same day of arrival while in the pool you could see like 4 mice in the tree eating off of it. I know pest control had not visited as well due to ants all over the pool area. Overall this house as potential if it was managed correctly, they take action and fix the issues when they are brought up and not just not responding back, plus maintain the pool, hot tub and outside area. Luckily my dad was able to figure out the pool the second day with no help from the property manager. This was a big disappointment and I should have booked somewhere else after I read the 1 review. We enjoyed our stay at "Happy Place". The home was setup great for our group - 2 adlts, 2 -15 yr boy, 2-18 yr boy and 2 -22 yr boy. All the boys had "their" space. The hot tub/pool was a huge hit! the Island was great and the beach was terrific! The cleanliness of the home was not up to par, If we are to pay cleaning fees, I expect the home to be clean. the rug in the dinning area must never get vacuumed . went to sweep up cheese and got tons of sand from only a few passes of the broom in one small area. under the beds and couches also does not seem to get cleaned . The sinks and shower/tubs felt like they had not been cleaned - lots of soap scum. The description says large TV in the entertainment area and a mini fridge. The TV was in a box on the floor We were planning on watching a hockey game together in this area - we would have booked another place that had this. The seal around the garbage disposal was not intact at all and we encounter a few cockroaches in the home. I am not familiar with TX so this might be somewhat common. My son left behind an expensive shirt he received as a Christmas gift and a pair of sweats. When i reached out, they said they didn't find it ( gave specific location of items he left) said we would pay to have it shipped to us)). I am very disappointed in this. We have stayed at many VRBOS. With kids, it seems like something always gets left behind - we have NEVER had them say they did not find it.
