Summary

Right in the center of the city this home has everything you need. Including multiple living spaces, fully appointed kitchen, three comfy bedrooms and a lovely little outdoor area. There is a steep set of stairs to access the downstairs area, however there is also side access with a ramp if you are uncomfortable with stairs.

There is off street parking for one care and some of the best restaurants and bards are within a five minute walk of the home.

Space

Settle into this funky 1870's home before exploring the city of Launceston! This home is one of the original Launceston cottages, carved into the bedrock of one of the main roads in town.

The top floor is accessed from the street with 2 bedrooms, a queen and a single, a lounge, a study and an ever wonderful reverse cycle air conditioning unit for the perfect temperature all year round!

The stairs between the top and bottom floor are a little steep and not recommended for those with mobility challenges. However if you are spritely then you will love them!

The lower floor has the kitchen, bathroom, laundry, a second lounge and a third bedroom. The coolest thing about this area is the exposed stonework wall, which showcases the underside of the road outside. The kitchen is well appointed with all the essentials for a great stay including a dishwasher and Nespresso machine. The laundry has both a washer and a dryer for guest use.

The outdoor area has a BBQ and seating as well as a little patch of grass for you to enjoy.

With unlimited wifi, a parking space and the proximity to the city, what more could you want!

The Neighborhood

Launceston is a beautiful city blending both city and country charms, with heritage streetscapes, a slice of urban wilderness and gourmet food and drink available at every turn. We aren’t just biased, many agree, with Launceston named Australia’s best town to visit in 2022!

Nestled amongst these iconic buildings, you will find many delicious cafés and restaurants, an array of shops and boutiques, a vast range of cocktail bars and pubs and many amenities and recreational spaces.

Launceston has many things to see and do including the vibrant Harvest Market every Saturday morning, the Princess Theatre, hosting local, interstate, and international performances, the Star Theatre for a cosy, cinematic experience, and many pubs and venues that host amazing live, musical talents.

Often referred to as the 'Lygon’ Street of Launceston, you will find some of Launceston’s most popular eateries and amenities on the illustrious Charles Street. George St is also known as ‘Eat Street’ with a range of restaurants, bars, gin houses and cafes to cater for most tastes.

The Cataract Gorge is a spectacular natural formation where you can enjoy long and short walks, fresh water swimming basins, the world's longest single-span chairlift and vibrant peacocks! An additional, unique way to experience this attraction is via the Tamar Cruise vessel, which cruises through the waters that carve between the rocky formations.

The City Park which is known for its beautiful oak tree gardens, playground for the children, a plant-filled conservatory and cheeky snow monkeys. Nearby, you will find Penny Royal World. This attraction provides you and the family with a fabulous day out, with boat rides, rock climbing, rope courses, and more found here. For the adults, Penny Royal also provides a beautiful atmosphere where you can enjoy a wine or coffee.

An additional area to note is the Seaport Precinct. Here you will find some of Launceston’s most beloved restaurants and bars scattered along the edges of the Tamar River. Restaurants to note are Mud Restaurant and Bar, the Levee Food Co. and Spice. Across the bridge you will find the Riverbend Park for all day play entertainment, the Boathouse Café and Silo Hotel.

To get the most out of your stay, to be able to explore all that Launceston and its surrounds have to offer, a car is recommended. Additionally, there are many alternative options listed below:

METRO BUS SERVICE: Metro bus service provides transportation throughout Launceston and its surrounding suburbs each day. To access timetables, routes, and prices, please visit the Metro Tasmania Website.

FREE TIGER BUS: The bus travels around the city. There are bus stops located nearby outside Princes Square Park and the Launceston General Hospital. It is easy to spot – painted with the black and brown stripes of a Tasmanian Tiger! For timetables and routes, please see the Metro Tasmania Website (Free Tiger Bus).

INTERCITY BUS SERVICE: Tasmania has you covered with a variety of intercity bus services to make your city-to-city travels a breeze. If you're in the North West region, which includes Burnie, Wynyard, Devonport, and more take a peek at the 'MerseyLink' bus service website for their timetables. If you're heading to or from Launceston and the southern spots like Hobart, make sure to swing by the 'Kinetic' website. Please note that 'Kinetic' has you covered for some routes to and from Devonport as well.

ELECTRIC SCOOTERS: You will find purple electric scooters scattered around Launceston. To access these, please download the App ‘Beam’. Please wear the helmet provided and be safe!

BIKE RENTAL: Roll Cycles at 145 Wellington St, Launceston offer bike rentals with options to suit most riders. Whether you are taking a leisurely stroll around town or taking on our world-famous mountain bike trails, Roll Cycles have you covered.

UBER: Uber is a popular form of transport used by many locals and tourists. To use, simply download the ‘Uber’ app on your phone and book a ride to your destination.

TAXI: Local taxi service can be found on the internet.

AIRPORT SHUTTLE: The airport shuttle service can be found on the internet.

Notes

The home spans over two levels and has a steep internal staircase inside. Please be mindful that the kitchen, laundry and bathroom amenities are on the lower floor.

Please note that there are security cameras in the upstairs bedroom, facing out the window at front door and outside on the lower floor facing the back door. Please feel free to turn security cameras off during your stay, but if you do, please remember to switch them back on again.

Floor heating downstairs is on and set to a minimum temperature. It must stay on due to damp issues.

Try not to overload switches. The kitchen and bathroom are all on the same circuit. Avoid using more than
three appliances at one time (incl washing machine).

The home is family-friendly; however, due to the steep staircase, it is more suited to older children and there are no baby gates for the stairs. Please supervise children at all times. If you have any questions, please reach out to us.

We have a gardener who will attend this property from time to time. It is unlikely he will attend during your stay, however if he needs to attend the property during your stay, we will notify you.
