Ground floor apartment. 1 quiet bedroom to the rear with a kingsize bed, 1 sofa bed in the lounge, separate kitchen/diner.
1 small breed dog allowed with prior notice. No puppies under 12 months old. Fees apply. No other type of pets/animals accepted. Dog sitting services available.
Located in Sandgate (2 minutes from the beach) and just 55 minutes from London and 10 minutes from EuroTunnel, this is a perfect retreat. We have our own entrance, a private gated patio garden to the front and off-road parking!

This is a lovely spacious garden flat on the ground floor of a 4-storey building built in the 1800’s and offers approx. 54sqm / 577 sq ft of space.
It has a cosy cottage feel about it with sole use of the gated front patio garden with private access from both the front and rear of the building.
The front entrance porch has practical space for shoes and coats and leads to a generous lounge, complete with 2-seater sofa-bed and 2 armchairs. The sofa-bed includes a wonderfully comfortable small double memory foam mattress (4ft x 6ft).
The lounge is a light and airy room with solid wood flooring that suits the charm and the character of the building.
We have a flat screen TV with Freeview, Chromecast, Sonos and Wi-Fi internet access plus a varied selection of DVDs and books.
Through the door to the kitchen and dining area, which is well equipped with all new appliances including electric oven and gas hob, fridge-freezer, dishwasher, microwave and washer dryer along with cupboards packed with plenty of pots, pans, crockery & glassware, cutlery & utensils - all that you might need for a short or long stay. There is seating and dining space for up to 4 guests.
The inner hallway leads to the bathroom and bedroom and also the rear access to parking.
The bathroom is modern and spacious and consists of WC, basin and a generous sized walk-in shower. We will provide bath towels for your stay and we also keep a supply of shampoo, conditioner and shower gels available which you are welcome to use.
The bedroom is a quiet space to the rear of the building with a king size bed with the most comfortable memory foam & spring combo mattress. Perfect for a restful sleep. There’s also a chair & side table, clothes rail and chest of drawers.
The bed will be made up ready for your arrival.
This is an ideal retreat for couples, but the sofa bed allows for an extra adult or up to 2 children. It’s perfect as a base to visit the many attractions around Kent and surrounding areas.
Guests with children or with mobility issues should be aware that there are 8 quite steep steps down to the road from the front patio garden and a further 8 to the rear. There are handrails to assist at both.
Local amenities include a village store/post office and various pubs, restaurants, tearooms and shops all within meters of the property.
The village of Sandgate fringes the English Channel and spans 2.5 kms of Kent coastline between Folkestone and Hythe. It's just a few minutes from both towns by car or bus or a level seafront walk or cycle ride. You'll find beaches with long views over the Channel.
There are plenty of places to visit including Folkestone's Lower Leas Coastal Park, the "World Famous" Romney, Hythe & Dymchurch miniature railway, Dover Castle, Canterbury Cathedral, Port Lympne Wild Animal Park and many more wonderful spots throughout the Kent countryside or if you prefer you can jump on a ferry and head to France for the day.
We are happy to accept 1 small, well-behaved dog at a charge of £25 per stay for additional cleaning. To save any embarrassment, please do not ask about any dogs that are not a small breed - over 10kg. We have an agreement with our neighbours and are unable to offer accommodation for any dog that does not fit this description.
**Please note that the minimum booking during peak season is 4 nights and should be within a Saturday - Saturday time frame (or Friday - Friday by prior arrangement). We do have adhoc days and occasional shorter options so do contact me prior to booking if you are unsure**

Lovely flat , very comfortable bed, all in good order with fantastically equipped kitchen and nice shower. Everything we needed was there, and host was quick to answer
any questions. Not really for older couples, due to steps down from parking at the back, and parking a little tricky (which host did point out)
Back area looks rather down at heel when you arrive, which is a shame considering how nice the flat itself is.

We had such a great time again in Sandgate and of course the fantastic weather was a bonus. Nikki is a fabulous host and this makes the holiday stress free.
We took the bus to Dover and spent the day at the Castle which was fascinating. Also enjoyed lovely walks along the Military Canal into Hythe and beyond.

We really enjoyed our stay. The apartment has a lovely beach vibe and has everything you need. The location is great - just across the road from the beach and close to Sandgate's coffee shops, pubs and restaurants. Nikki was very quick to respond to questions before we booked, and our dog really appreciated the welcome treats.

We had a pleasant and comfortable stay at Costal Garden Flat. I give a 10 on cleanliness, locations and Nikki for her generous ample supplies of all the basic necessities in the bathroom and kitchen.

The flat was ideal for us as a couple who had a car and wished to explore on our own. It was clean and comfortable and Nikki was very responsive to our needs. It may not be the best for people with mobility issues as stairs are required to enter the property. I wouldn’t hesitate to stay here again as it was convenient to southeastern England locations

Ok for first 2 nights then person in flat above banged down to us and woke up up at 1.00am. left early as felt harassed as partner suffers from tinnitus and anxiety. Still in dispute with owner.

My trip to the UK was a difficult one as I was there - travelling alone from Canada - to visit a gravely ill family member and aging mum. I travel a lot for business and have extremely high standards. This beautiful Sandgate property far exceeded my expectations. A perfect size for a couple or solo traveller, this one-bedroom flat is beautifully decorated and tastefully appointed. All of the rooms are a good size and the host, Nikki, has thought of everything one could possibly need in a home away from home. At the end of my week I felt so at home that I extended my stay. Location is perfect – walk to shops, cafes and restaurants of Sandgate… Cross the road to the sea front. I spoke with Nikki on a couple of occasions and she was an absolute delight. It is evident she cares deeply that her guests have a wonderful experience at Belmont House. I will definitely be back for my next visit. Thank you Nikki.

The property is well located in Sandgate with craft beer and specialist wine bars close buy as well as a selection of pubs/restaurants. Folkestone harbour and town centre is not far and only about £5 in a taxi if you don’t fancy a walk or the bus.
The apartment is very tastefully decorated and well equipped for a stay.
The host Vikki is super responsive/friendly and provides a wealth of information on places to eat/drink/visit etc.
We had a lovely stay and would throughly recommend this property.

This was our second break in the flat and it was as good as the first! So very comfortable and clean in a lovely location close to the beach. We were blessed with really good weather too!

Really enjoyed my few days stay at this flat. It was located well to the sea front so had lots of lovely walks with my dog along the beach.
It was clean and really nicely decorated. Very comfortable and felt very at home there.
Little disappointed that the terrace was directly on the main street with lots of traffic passing. However given it was such a lovely place soon overcame disappointment.
Overall a very pleasant experience and Sandgate is such a lovely place.

The property is a one bedroom flat. The bed was comfortable, the flat was laid out well, and it included a fully equipped kitchen and a washer/dryer. The bathroom included a shower with a pebble floor that was really neat in that it was a non-slip surface.
The owners included regular staples like tea, coffee, sugar, and other items to make staying there very easy. The location is great and like it said, about two minutes from the beach. The owners included a book with local attractions and restaurants and detailed instructions as to the property. All was very useful.
We had two good meals at The Providence Inn and The Ship Inn seaview restaurant, just down the street from the flat.
We didn't use the kitchen except to make cereal and coffee, but there is a small local grocer down the street who has just about everything that you need if you wanted to use the kitchen. His prices are very reasonable, too.
This property in Sandgate was an excellent location for our sightseeing at the Battle of Britain Museum, Dover Castle, Canterbury, and Sandwich.
We highly recommend the Coastal Retreat to anyone coming to the area.

The property had everything we needed and the neighbour upstairs was very friendly and helpful with knowledge of the local area.

What a fabulous spot for a week’s holiday! The apartment was spotless on arrival and so very comfortable, especially the bed! The location could not be better, within easy walking distance along the promenade to both Folkestone and Hythe. Sandgate itself is a lovely village, very friendly and welcoming. Amazing stay in Sandgate
Gorgeous little apartment a stones throw away from the beach. Beautiful modern flat in an old building which I would highly recommend. Lovely to have such a gorgeous kitchen and terrace to use as well as parking. I would certainly also recommend the local amenities of the inn door micro pub and its large selection of gin and the boathouse on the front.

Pleasant flat moments from the beach
Spacious, comfortable and clean flat very near the beach. When I booked I was concerned that it fronts onto a busy road (although with a patio between the house and the road) but the bedroom is at the back and we slept very well. It felt peaceful. Nice place. Note to owner - it would be helpful to give a house number.

Good location, Sandgate is a lovely little seaside town, lots of character and not at all commercialised. The apartment was clean, decoration modern and it was very well stocked with extras such as DVD’s. Good communication with the owner and our little dog was made very welcome with a bed, blanket and treats. Lots to do and explore nearby.

Great flat, excellent location minutes from beach and cafes
An excellent home from home. Ideal for a couple. It's clear a lot of care and thought has gone into the interior decoration of the flat making it both stylish and very comfortable. Good location too. The small patio garden at the front is ideal for breakfast or lunch outside, and early evening aperatives! We were lucky enough to get great weather! Our little dog was made very welcome too - with bowls, treats and even a bed for her. The parking space is a big bonus as public parking is limited in Sandgate. Sandgate has an excellent choice of cafes, restaurants, pubs and takeaways too, and is ideally situated, walkable to both, between Folkestone and Hythe. We will return.
