Loved all the details from the arrival to the checkout. Welcoming members, nice fresh welcome drink, the room design and architecture of its entire building, nicely decorately arts and farnitures. Thank you very much for the fresh coffee in the morning.
The room bathroom curtain was a bit torn down.

I loved this property, for having the most authentic look and feel, the staff are super good and treat you like family. they feed you so much foood.

We really enjoyed the interior of the villa, it was beautiful. The place was very safe too and in a quieter part of Kandy, yet a quick tuk tuk ride away. The communication beforehand with the manager was excellent. They helped arrange a driver from the airport and the next day on some excursions. The driver, Gihan, was incredibly welcoming, and helped us with everything (picked up tickets for the train journey, took us to see various points of interest). We really enjoyed the time with Gihan.
We read reviews prior stating that breakfast was excellent. It was fine/average. As it is a villa the rooms weren’t cleaned everyday. It’s a shame wee didn’t get to meet Rohitha, who was the one communicating with with us beforehand.

The villa is amazing. It is located just 10 mins walking distance from the tooth temple. you can enjoy the walk around the lake. Rooms are very neat and clean.
the staff Mr. Mahindra and Janika are very helpful and kind. They served us very delicious breakfast and even they cooked for us dinner which is much better than in any restaurants around Kandy.
so I really recommend you to include your breakfast in room price.

Location, comfort and looks are all for a 100% present. I can only say, you must have seen this!
the breakfast was standard and could easily be improved. eg. the tea was Lipton instead of some originally sri lankan tea.

Very beautiful house with a ton of interesting details. The huge windows make the living room area inviting and we especially liked the little koipond that gets fresh water through the hole in the roof.
The room was also pleasantly decorated, the blue of the bathroom tiles was so cool! The bed is big and comfortable. (We stayed in the room on the ground floor).
The caretakers, Mahendren and Jenike (sorry if the spelling is wrong) took good care of us. It was even possible to have Sri Lankan breakfast. We could get drinking water from the big water coolers in the kitchen. Also, a big torch was provided for the duration of powercuts.
The house is close to the edge of the lake, it is a nice walk to the center of the town.
The room was a bit small, but not too bad. The windows of both the room and the bathroom got the full force of the morning soon, meaning it got stuffy (and bright) quite early. It would have been nice to air the stuffiness out, but since there were monkey lurking about in the neighbouring trees, we did not dare to do so for too long.

Nicest staff, great location, awesome hangout areas. The living room view is excellent, great for reading, journalling.
House itself is very cosy. The host was there to check if I need anything all the time. Super helpful, such a warm person. He helped to arrange my tuktuk as well :)
Perhaps don’t go for the budget room if you’re into great views from your bedroom. The room could have been cleaned more for ants, but I understand the climate etc might make it difficult.

The room didn't have block out curtains and had one wall of windows. Only a problem if you're light sensitive or if you have a baby like us!

The house is so gorgeous with everything you need. The bed was amazingly comfy we slept so so well! During our stay the lights went out but management were so helpful with lamps and a discount, thank you!

we felt very welcome by the hosts as soon as we walked in. the room was lovely and clean with good AC. the breakfast was also lovely the next morning and the host was very helpful. thanks so much for a lovely stay! great value for money.
the wifi was down for one of the evenings but we understand given the current situation in Sri Lanka :)

Good breakfast and very unique furniture.
It does not accept credit card. The bathroom was outside of the room, needs some re-modelling and was not very clean (there were ants).

The Villa is an amazing building. Over 3 floors the central area has a small pool filled with rainwater and the light filtering through the windows at breakfast time is stunning. The room was exceptionally comfortable with four poster bed and mosquito net curtains. It is situated close to the lake about a 5-10 minute walk to the temple of the tooth and the interesting British garrison cemetery behind it. It is a 5 minute walk to dinner at RU boutique which was great and good value. The lake is 3km to walk/run around and the town centre is at the other end of the lake. The service from Arjarnika was the best we have experienced in Sri Lanka so far.

Lovely owners/staff, good location for exploring the lake and key attractions in Kandy. Attractive property that is well maintained with a lot of attention to art and other details. Only a short one-night stay for us, but was a nice spot to lay our heads.

Before our trip, Kemindri the manager was very helpful and helped book our train tickets to Ella. Janaka, who looked after us during our stay, was so lovely, smily and helpful despite the language barrier. He booked us a great tour to Sigiriya and helped us with tuktuks. The property is really lovely too.

Gorgeous house, walking distance from the Sacred Tooth Temple, but tucked away in a quiet neighborhood. The staff were very helpful and responsive. My favorite place and the best value place we stayed in Sri Lanka.
