Food was fine, getting downtown was easy walking and we are 65 and 71. Staff was very friendly and informative about the area.
The bathroom shower floor needs some updating. The bed was very uncomfortable. Housekeeping doesn't dust very well and only made the bed without changing the sheets. Windows were very dirty.

The main house is charming. The breakfast was delicious. Close to downtown, but very quiet. Loved the fireplace in cottage. Bed was comfortable.
The cottage was a disappointment. Pictures are misleading. I expected hot tub in bathroom. Its in the living room, with the only TV. So its not relaxing to soak in tub while your spouse is watching football in same room. The bathroom was tiny! No bath mat or extra towel which made wet floor slippery. Mold on the ceiling in shower and spider webs. Poor lighting and size did not allow for dressing, doing hair or makeup in bathroom. Be sure to take slippers. No rugs on cold wood floors. Furniture was very out dated and cheap, not beautiful antiques like in main house. Cottage is not in middle of garden with waterfalls as description on web site. Its by driveway and parking spots. Only host you see is if you text. Just wasn't personable as I expected from a B&B.

The Breakfast was good. I wish that it was a of a meal experience with couples sitting together at a large table promoting interaction. I thought that if given an opportunity I think that folks that were there would choose to be more social as opposed to treating the stay like if they were at a hotel. It was nice to have coffee available throughout the day.
I would have liked a Happy Hour to be part of the experience. Right around check-in would have been perfect.

cottage was a separate building. Everything in cottage we needed.
parking areas need trimming of shrubs and not clear where other shared parking lots were got a angry note when we parked in what we thought was our area. also, need more bath towels , one hand towel and 1 bath towel not enough. Breakfast was not so good, we only ate once and then just went for hot coffee.

I loved the breakfast! It changes day by day. Also, the staff were wonderful. I stayed in the Robert Frost room and highly recommend it. King bed, fireplace, privacy from bedroom windows thanks to the gardens. I would absolutely stay here again!
There was nothing I didn't like. I did notice the garden was due a visit, but it didn't look bad, just busy.

Quiet, comfortable room; beautiful, comfortable period home. Gardens and grounds were lush and inviting Staff was welcoming and helpful. Coffee, cookies, cold soft drinks, cold water available all day. Breakfast was just lovely and best we've had at a B&B. Location walking distance to shopping and concert venue. A lovely stay in Asheville.

The sheets on the bed were superb! I meant to look or ask before I left what the brand was. The breakfast was very good. All the staff I met were friendly and helpful.
The pillows in our room (Robert Frost) were very uncomfortable. They should be replaced. My husband and I woke up all three mornings with a stiff neck.

The stay was ok. Breakfast was ok. Staff was friendly.
Needs a good update. Bathrooms are gross. Everything is dirty. I love the history but needs cleaning. Pictures are not how this place looks in reality.

We loved the location and the staff went above and beyond to make our stay pleasant and memorable. Absolutely loved the breakfasts.
Our bed was extremely hard/firm. A good mattress topper would do wonders.

The menu was outstanding.. but the food was ice cold.. almost like it was shipped in from somewhere else. A huge let down. We loved the staff - very attentive and courteous. The remote control for the tv only partially worked, the room was 90 degrees with no chance to open a window, the window blind was broken and barely hanging up, the bookcase in our room was broken and about to fall over. It seemed like at one time this place was it. The property seemed now like it was being ignored. And for $400 a night I expected more.
Hot breakfast.. some basic maintenance in the room and outdoor patio area... allow for windows to open for fresh air in the room
