About this apartment rental
This spacious apartment is situated on the cliffs of the famous Mont Boron Mountain, Cap de Nice on the east side of Nice. The apartment 'hangs' over the cliff and affords stunning views from all rooms over the Mediterranean, from the lighthouse in Villefranche to the coastline of Nice all the way to Antibes. The apartment has two master bedrooms each with high quality double beds, linens and air conditioning. The large air conditioned lounge opens on to a 30 metre terrace and small garden. The fully equipped kitchen is open-plan to the dining area seating 8 and looks on to the comfortable lounge with a smart tv. A private elevator and 3 flights of steps take you to street level from where you can walk to the beach or town with reliable bus services in either direction.
This peaceful location is perfect for enjoying the city, beaches, the mountains and most of all the stunning views of the Mediterranean. A perfect rental.

As expected, the view from the apartment was amazing and really makes this place very special.
The apartment itself is one of the best equipped we have ever stayed in. The kitchen is stacked with high quality appliances which makes self-catering very easy.
The apartment is decorated very simply and stylishly.

We enjoyed our stay. The photos are accurate. Views are indeed amazing and the apartment is comfortable and had what we needed. It's a bit out of the center of Nice. It was away from the Nice crowds which we appreciated but we needed a car to get around. The most convenient way to access the apartment is by stairs rather than the elevator. For some people, this might not be desirable. The elevator is available, but it only accommodates two people at a time.

This apartment was the perfect home base for our visit to Nice and the Côte d'Azur! I will just say up front though, you must be able to walk/ climb a lot of stairs. There are two elevators to take but they also require some steps. But the view is worth it! The apartment has two bedrooms and two bathrooms and a nice big kitchen and living space - the bedrooms and the living space have these incredible huge windows that look out over the ocean. We enjoyed morning coffee watching not just all of the activity on the sea - from large cruise liners to elegant sail boats to kayakers, but also the planes coming and going from Nice airport. There is a charming lighthouse included in the view, as well. The place is air conditioned and comes furnished with very nice dishware. There is also a grill which we took advantage of and a nice little garden to sit and enjoy the beautiful sunshine. There is a parking spot included. The walk to Nice is about 20-25mins, no problem. Plus, there is a large Carrefour grocery store just 4 minutes away for all of your grocery needs. Also, where a lot of places in Nice can be quite noisy, we didn't hear anything. Location-wise, we were able to drive easily to the towns up and down the coast. While WiFi is included, it didn't work while we were there. We were only two people, but it would very comfortably fit at least 4 people. I really recommend this lovely and well-situated place for your Nice vacation!

We were so very fortunate to have found these beautiful accommodations in Nice overlooking the Mediterranean. How wonderful it was with the incredible view, the location, and the best hostess ever; Pam - who was a text away with any question we had. Do not for a second get intimidated when others talk about getting up to the accommodations from street level - it is so very easy - we used the stairs on many occasions and the lift when we needed it for luggage. Super secure place that (as mentioned) is well situated. We walked to the harbour and the other way to the beaches of Villefranche. Also the bus service is top notch and inexpensive as well. A car port is provided at street level and our vehicle did not move from there for the entire week. There is a Carrefour grocery store 3 minute walk to take care of all your grocery and beverage needs. This place is not to be missed, and we will be back for even a longer period next time. I absolutely cannot say enough about Pam and these accommodations!! Thanks Pam!!!

We spent four weeks in the beautiful flat and felt very comfortable there. The view is fantastic. The location is quiet and ideal for walks in the old town of Nice or by the sea. Thanks to the excellent bus connections you can explore the surrounding area. Pam`s service was excellent and she helped immediately with any problems. The unusual design of the flat, which is anchored to the rock and looks like a swallow`s nest, takes some time getting used to. The flat is overall very good, tasteful and fully equipped, even if some of the furniture is getting on in years. The flat doesn`t get really warm at low temperatures as there is a draught under the patio door. It would be nice if there were some reading lamps. With these additions it would be perfect accommodation for a holiday on the Cote d`Azur.

Location is everything and this place is anazing. The place is well equipped and the views are unbelievable. Close to grocery store and has a garage for your car. It does has a lot of stairs to get up to place, so pack light.

We enjoyed the sweeping views of the ocean with Cap Ferrat Lighthouse to the East and Nice to the west. Only a 15 minute walk (many stairs going to the main boulevard) to a wonderful, well stocked market. A 30 minute walk to Old Port Nice and 45 minutes to Villefranche-sur-Mer, one of our favorite stops for quayside dining. You can also catch the bus on the main boulevard to several well known sights. The apartment is well appointed and quiet. We would return again!

This is a truly spectacular property which has everything you need. Both bedrooms have good air conditioning and we all slept extremely well.
Whilst the property is good it truly is the views which are the highlights. From the bedrooms in particular you can see the sun rising over the light house at cap Ferrat.
Location wise it’s great to be slightly out of Nice town. You can catch the bus from the Carrefour one minute walk down the round or Uber it into town for euro15
I saw other people mention the lift etc on reviews as a negative factor. We had no problems whatsoever with this. Not suitable for someone who has difficulty walking but it didn’t impact on us.
You rarely find great views on the ground floor
Would highly recommend it so long as you don’t book it when we want to go.

We had a wonderful stay at this fantastic property. The photos do not do it justice - it’s better! The views are incredible, the location is perfect and quiet. Pam was amazing to deal with and gave us some good tips on how to get around.

If you’re looking for gorgeous views of the Mediterranean, a quiet neighborhood and ease of sightseeing Nice and surrounding areas this villa is for you! Though there are not restaurants in the immediate neighborhood it is of no matter because the short walk from villa to market has everything you need to make a delicious charcuterie board, a wide selection of French Champagne and much more. You will delight in your time spent on the terrace watching the doves and neighboring cliff swallows as Uber yachts continually steam past.

This was the perfect base for our stay in Nice. We wanted to be outside but close to old town.
The apartment is everything we expected it to be! The views are fantastic! Just as advertised. Rooms were all large. Apartment was stocked with everything we needed. Market was basically right downstairs.
Yes there are steps and a lift.
If you Uber to the upper entrance the steps are not too bad. If you want to walk down to the main street, there are a lot of steps, but there is also a 2 person lift that takes care of most of the steps going down.
It was about a mile walk to Old Town or a short Uber ride.
Some nights we just had dinner on the patio as the views were so fantastic.
The garden was the perfect place to have coffee or read a book when you want to chill.
Apparently Elton lives up the road - though we did not find his home.

Fabulous stay. Has everything you need. Pam was great on check in and during the stay when we had questions come up. Quite a few stairs as advertised and doors with locks, but once you have it figured out after a day it is much easier to maneuver entering and exiting the villa. Fabulous terrace with view. The awning was great for when it rained. Easy to grab Ubers on Boulevard Maurice Maeterlinck. Grocery store is large and has everything you need and more. Nice bathrooms and comfy beds. Washer and dryer were great for long trip/stay. Excellent location to travel the entire French Riviera with ease.

Everything about this place is perfect! The Location, cleanliness, space, amenities, the host Pam is fabulous! We did not want to leave after five days. Waking up to those views every day is incredible. One day we even cancelled plans and stayed at the property all day!

Just as advertised - a lovely apartment - very well appointed - very comfortable. Pam was very helpful and available- there are some steps as has been noted - we walked up rather than using the lift. We are 70 both fit and wanted the exercise but there are parts with no railings and uneven so if you are not intrepid you would definitely want to use the lifts. There are just a few few stairs from the lift. Very well located with fabulous views from all the rooms. We stayed 10 nights and were very content.

The photos while beautiful and accurate don’t do it justice. The whole place was just amazing. Mount Boron, its terrain and views are spectacular. The house was perfect for 2 couples with separate bath accommodations for each. Well appointed with all the home needs. Having the market close proved to be very useful and convenient. Will stay again. Pam was very nice, accommodating and communicative. She explain things about the property we didn’t even end up using. Very thorough. Would definitely stay here again.

Beautiful corner apartment with sweeping views of the Riviera coast. Well-stocked kitchen. This apartment was well-suited for two adult couples. We loved the option to walk or take the bus to Nice or VilleFranche-sur-mer. We found it easy to not have a car. You do have to run up and down many stairs but that makes for a great view from the apartment!

We really enjoyed our stay in this apartment during late August. Having a private garden and terrace was wonderful and the beautiful view was well worth the steps. The apartment was well equipped and the location was great with a market just a block away. We enjoyed Nice, Monaco, Eze and Menton while there. Pam was very helpful and responsive; she even waited for us when our flight/bags were delayed. Overall it was a wonderful vacation!

Amazing stay
Perfectly located on the edge of Nice for a bus ride in to town or east to Villefranche sur mer, walking paths to Mont Boron or along the coast. Very completely appointed with everything we could have asked for. Pam was available and very helpful. The daily farmers market in old Nice is not to be missed! Truly a fairy tale vacation.

Ideal location and ease of travel to Monaco and Nice town centre
Lovely property with all we could ask for, stunning views and a lovely garden area to sit in. Great weather meant we could eat all our meals on the terrace with the Mediterranean as our back drop. Access seemed a bit daunting at first but we soon got used to it and it proved no issue, the convenience of bus links to all areas of the coast certainly makes this property a winner, plus a good supermarket within a 5 minute walk made buying food easy. Definitely recommend

We stayed for 5 nights in this stunningly beautiful property overlooking the Mediterranean Sea. The apartment was spacious, immaculate and had everything we needed. This property exceeded my expectations. Pam, our host, was very helpful and kind. We would stay again.

View is spectacular
We had a great time here, enjoyed meals out on the terrace overlooking the Mediterranean. We knew we had stairs to climb to have this kind of view so we were prepared and packed light. Very quiet and peaceful community. We parked our rental car in the single garage at the bottom of the stairs and was convenient to the stairs. We chose not to use the elevator each day because it’s a two person small elevator and their were 4 of us and you needed a key to use so we chose the stairs . If you like peace and quiet and one of the best views around you will enjoy this appartement. Just pack light.

Nice apartment but access is a nightmare
The property was terrific. The apartment was bright and spacious. Lovely views of the coast. We were close to bus connections going up and down the Côte d’Azur. Only 8€ for an Uber to city centre. BUT access to the apartment was a nightmare. The access from above involves 85 steps down, and of course up. The access to below involves 2 elevators one of which broke down twice. The access issue is almost a deal breaker for us to ever go back to the same apartment. The owner also needs to buy a chest of drawers for the second bedroom with the ensuite. Beds were comfortable and the apartment was well equipped. We lived out of our suitcases on the floor for a week. Property Manager Pam tried her best to mitigate the elevator issues but those issues almost ruined our stay and delayed us getting to the airport to get on our flight. Not worth the risk.

Mediterranean Gem!
My husband and I, Mom and Dad, chose this beautiful apartment to spend the week in Nice. It was the perfect location to explore the surrounding towns with private and secure parking for our car. The view from this apartment is spectacular. We enjoyed the veranda and made the most of it! This apartment is as advertised and does have some slight challenges. It is located half way up a hill and requires some walking and stairs. It is a bit complicated to access the maze of hallways, stairs, keys and elevator but worth it all as you step into the lovely garden and walk to your front porch/veranda. We never tired of this view. Shopping is convenient and only a five minute walk from the bottom of the hill. The kitchen is set up well for cooking and entertaining. We were very comfortable and our only complaint was not having enough sleeping pillows and those pesky mosquitoes! All in all a fantastic five star experience.

Beautiful View, Spacious, But…..
Spacious and clean apartment. The mediterranean views are spectacular from all windows and the terrace is lovely. Don’t forget to bring mosquito repellent. We visited in September and it was hot and sunny. There is no air conditioning so windows are open and we kept the bedroom fans on all day and night. The most misleading aspect of the description of the apartment was distance from the front door of the apartment to the street level. We are in our 60’s and in decent shape but its a hassle getting to the street level. And yes we used the private elevator each time. The description states there is a private elevator to street level and this is very misleading. From street level to this apartment this is what you have to do: walk up a steep ramp from the street to get to the bottom of the steps at the front door. Walk up 11 steps to the front door, 17 more steps inside the building, three steps down, three steps up, one step down, 16 steps up to the private elevator. Once you take the one minute elevator ride up three floors you have 11 steps down, 3 more steps down, 100 feet across a lawn to get to the apartment. Be sure to pack light.

The apartment is large and well equipped. The views are fantastic. there is a beautiful outdoor patio and garden area, but in February it was little too chilly to use it. Access to the unit is manageable but a bit of a challenge due to the various stairways and elevator.

Amazing Views
The apartment is just as sun-filled as the pictures display. The views of the Mediterranean and Nice beyond are spectacular. I spent two weeks here in September and the weather was beautiful every day. It is a great spot for touring the neighboring towns, or going into Nice. There is a large supermarket for shopping within walking distance. It is a residential neighborhood, so you have to drive to Villefranche-Sur-Mer for a cafe or boulangerie, but that was never a problem.
The kitchen is well equipped, and we did eat some meals at home. There are plenty of guide books at the apartment, and Pam was always available for any questions. I would stay here again.
