Overall house beautiful inside and out. Hoste was very friendly and attentive.
Too many little bugs in the house (ants and others) and kitchen window was dirty. House needed a proper deep clean. Would have been more handy if it had more kitchen cooking and eating items. Beds and pillows could use a upgrade. Not a deal breaker. Still very beautiful over all.

Best location for Bacalar, big garden and private access to and sunbeds and seats with roof and LED-light at the lagoon, canoes for free, private parking space, really friendly guy, who give the keys, explain everything and offers help, 5 minutes to city centre by car.
Kitchen equipment could be better

amazing location just by the lagoon with a great over the water deck, beautiful and spacious garden and good size house
everything was quite run down and dusty! missing items I. the kitchen to broken stuff and lack of some pieces of furniture. with some care this property could be a dream!

the outside site is very nice with a private access to the lagoon and a nice garden
the house and the service have been highly disappointing. There is no maintenance at all, many cupboards are broken, the bunk bed is not safe, as screws are not fixed, bed sheet too small for the bed, flushing not working, it smells very bad and it was not well cleaned. so many bugs and ants in the cooking equipment, not enough cooking equipment for 6 people. there was no single glass, and not enough forks for us. When we have asked for it, they brought us very cheap and random plastic glass and at first did not want to give forks. they wanted to enter the house to prove us there was enough, and as I refused they entered, they gave it asking me to show the 3 forks to a camera in the garden, which made me discovered we were filmed 24/24! so weird and not pleasant, and completely too expensive. our worst stay in the country. could be paradise if they fix their house and put a decent equipment for people to have a nice stay.

Fantastic location on the lake, with private pontoon, chairs, sunbeds, roof-covered terrasse with dining table, and 5 kayaks for full time use.
Stunning views from sunrise to sunset.
Easy kayak trip to 3 in-lake Cenotes: Negro, Esmeralda, Cocalitos (with stromatolites) and small islands.
Walking distance to several restaurants: we loved Chiltepín Marisquillos Bacalar restaurant (and not Balik restaurant!).
Excellent shower with hot water and good pressure.
Good air conditioning, fridge, microwave, toaster.
Comfortable sofas in living room.
Owner was very helpful through WhatsApp and promptly provided missing items such as kitchen towels and and food trays when asked.
Right next to a beach lagoon club that rents kayaks, SUP and mopeds.
Garden equipped with swings and games for kids.
if you have small kids (we don’t) watch out for the open staircase and burning hot water in the shower.!
Bring your own hand soap, shampoo etc, not provided.
Lacking bedside lamps.
Living room lacking a nice lamp (only neon light, not very cosy in evening).
If you are serious about cooking you may find the pots and pans too old, but the owner is very responsive and will probably get you new stuff if you ask for it.
Wish there was a water dispenser like in other hostels/hotels to help cut down on the number of plastic bottles which are not recycled.

Next to the lagoon.
House has great location but it require full renovation. I was not able to find any furniture in good condition, bed mattress was covered with plastic bags. Extreamly overpayed.

I loved the location, the area was great!
Best place I have ever stayed at, very close to down town area.
Be very careful with the mosquitos, I know it's a natural thing

WARNING AVOID AT ALL COST: INFESTED WITH BEDBUGS. I stayed here for two nights with my family and my parents & children are all covered in horrendous bed bug bites.
We also found mice poop all over the house, including in the seems of the bed when we were looking for the bedbugs (and found them!).
This place is dirty and in need of a thorough refurbishment and isn’t clean, but here’s a list of the reasons why to avoid this place:
- BED BUGS!!!
- Mice poop (even found some on the foldable bed)
- We had workers showing up the gate late at night unannounced, waking up our baby 3 times by ringing the bell because they needed to get some work done. They didn’t speak any English so we had no idea what was going on.
- The Kayaks are in a bad state and the life vests included are covered with bird poo as they are left outside
- The pontoon isn’t finished and dangerous as it is full with nails, so it cannot be used
- We had to wait for 20 minutes in the soaring heat for the check-in as nobody showed up at the agreed time.
- The owner promised to reimburse us for all of this but never did and just stopped communicating.

Location was ideal -- pretty, by the lake, but not too far from town -- near small hotels.
Apartment was spacious with good facilities and access to kayaks, a gazebo, and dock.
It was difficult to communicate with, and get responses from, our host. Key pick-up took a while, and the person we dealt with never showed up when he said he would. After requesting cleaning every 2 days, we had to wait 4 days for a clean -- with overstuffed trash bins, dirty floor, wet towels, etc. -- and complain to Booking.com before we got service.
The first (red) kayak we took out had holes in the hull, meaning it became waterlogged, unstable, and unusable on the far side of the lake. I had to swim / push it all the way back.
The host person we dealt with (Javier) was also (over) keen to sell us an expensive boat tour. We didn't want a motorboat tour, as we'd read about a nice eco-tour on a sailboat. We were promised such a tour, but the decrepit, poorly equipped, and unsafe sailboat that showed up was nothing like the one he had shown us pictures of. I am an experienced sailor, and was seriously disappointed -- blown out and torn sails, no battens, no capstans or cleat for the jib (forcing one of us to try to control it by hand), bilge full of water, and now way to attach the jib/genoa to the forestay. Skipper was also inexperienced, not knowing to turn into the wind to raise and drop sails, etc., and not communicating well (and not just not knowing English -- we had a native Spanish speaker along). We cut it short just to get back safely.

Very good location, 4 kayaks and live jackets. Good size villa house. Ovners very friendly and helpful, 2 toilets in house and one in garden. Really recommend for familys. Restaurant next to the house.
Two levels bed was not fixed well, steel construction was shaking and bit noisy over night, one aircon wasn't cooling down the room. Not enough lights around the pier and swings in water.
