Patricia and Benoit were fantastic, always quick to answer questions and help us where possible. The property was comfortable and offered all the required facilities (and more!). Overall, a pleasant stay.
All I can think of are positives for this stay!

Comfortable bed
The host made a very terrible mistake that he forgot to put the door entrance key inside the keybox. Moreover, no answer to the door with at least 30 minutes slapping the door and ringing the bell, until some enthusiasts neighborhood helped us to call the host and left him a voice mail...(we were already thinking if a night had to be spent on the street at that moment)
The room isn't good in terms of privacy that our living room and bedroom cannot be locked (no lock available) which made the overall feeling of our stay very uncomfortable, unfortunately.

Benoit was great! He always available for questions and communicated frequently with us. The Guest House has a living room with a tv, small fridge, microwave, and basic kitchen utensils. You can find everything you need there. There’s a separate bedroom with a queen bed and a loft with two full beds. There’s a bus stop close to the house which makes it convenient for getting into town.
The place was great, we just wished there was air conditioning but that’s not customary. The windows open for air, but it rained the first night so we were hot. Benoit gave us some fans to circulate the air. There’s not a lot of options for restaurants around the Guest House, so make sure you eat closer to town.

It was so lovely and well-designed Appartement! We were very comfortable! The bathroom was big enough with a bath and shower, the beds were comfortable as well. What´s more, we had the possibility to make ourselves coffee/the and grab watter bottle or coca-cola bottle out of the fridge for free, plus there were small chocolates and sweets!

Location was good.
Beds were comfortable
There was a coffee machine, sodas and waters available in the small fridge.
From where should I start? This was a really misleading stay. Hence we ended up paying much more money for renting a bedroom in a shared house.
1- We booked a full apartment with facilities and were offered a room with bathroom, we were not allowed to use the facilities mentioned, as the kitchen. We have arrived at the apartment with the intent of cooking, as we are a family with 6 people. We bought some frozen goods, and were denied to use the kitchen. The owner of the property, who by the way lives in the house, said we could not use the kitchen due to COVID-19 reasons, that said, there were no COVID restrictions in place any longer in Belgium. Also the owner of the property received us not wearing a mask, so this for me was a big of a excuse to not allow us using the facilities that WE DID pay to use while making the booking.
2-The photos on the advertising at booking.com are really misleading. It shows so many facilities which actually belong to the owner, and are not to be used by the tenant, such as a fireplace, a cooking area, terrace, washing machine and a KITCHEN. Yes indeed they are there, but we were not introduced to these areas, and when we asked, we were denied to use them.
3-There was a small oven/microwave inside of the wardrobe of the apartment, that was our kitchen.
4-There was no sink to wash dishes, we have been told to wash our dishes in the bathroom... Even if we would want to consider acceptable cleaning our dishes in the bathroom, there was no detergent nor sponge.
5-We asked how could we clean the dishes, so we could use again, and we were informed to leave the dishes by the kitchen, so that the owner would have them cleaned for us. That never happened. On our second day of staying we did not have glasses to drink water.
6-The building is really old, any movement we make can be listened anywhere. Owner informed us he needed to wake up early so we should not make any noises after 10pm
7-Cold shower
8-Radiator doesnt work properly

Looks like a cozy place. Amazing hosts.

Nice towels
We clearly got the impression that we would have the house to ourselves, and that we could have some privacy, but that was not the case.
Soooo, the place was clean, but everything is at least 10 years old and it shows...
The pictures seems like you are going to have a mansion to yourself, but dont be fooled. The area you are renting is in the attic with poor views and a lot of noise.
The owners we home almost all the time when we were there, we didn’t feel that we could use the facilities and felt that we had to sneek up “to our room” because the owners were in the garden. One evening the owners were drinking, listening to loud music until I asked them to turn it off at 9pm. The owners were also smoking inside the house, and it made it hard to sleep in that smell.
The house rules states that no parties are allowed, however the owners kinda forgot that.
We were told that we could use the kitchen and the refrigerator, however we didn’t feel that we got that private space to cook and there were not cleared any space for us in the refrigerator. The rules state that you can use the kitchen between 7-10am and from 5-8pm, so no real flexibility and we dont go on vacation to fit into other people’s schedule. This was a big disappointment. When we came home on the last day it was 5.40pm and the owner was cooking in the kitchen, so had we bought food to cook, then we would not be able to enjoy that either. Luckily we didn’t, so we ate our sandwiches in our room with no view.
The last day we finally got some peace, so that was nice, however when we met the owner he only asked about our flight was departing and that check out is at 10am.
Right outside house is a tram stop, so every 3-4 minutes you can hear a very loud DING. Not that nice. Location wise you will have to take the tram everywhere because there are no restaurants or sights nearby, only Arabic shops.
All in all, we did enjoy the stay, but we did NOT get that feeling of being able to fully relax.

Pleasant and helpful owners. Elastic check in hours.

Easy check in and the host is very communicative. the location may not please everyone, but for us, there are many halal shops around,so it's nice. We can use kitchen, dryer, etc. Tram station is nearby so it's easy to go to brussel noord station.
The room is on top floor, quite an effort to bring your luggage up especially if it is heavy. The heater were not working so the room was quite cold especially in the evening (hope now it's fixed already) . The door knob was broken so we could not close the door to prevent the cats coming to the room.
