A magnificent Tuscan-style farmhouse villa set within the Colline Lucchesi Wine District, IL PALAGIO offers contemporary and flexible accommodation with superb amenities including a heated indoor swimming pool with jacuzzi seats (measures 4.50 metres x 3.50 metres) with a magnific windows overlooking the woods and an outdoor swimming pool (measures 6 metres x 12 metres) among the olive grove. Perfectly suited to larger groups up to 14 guests, the property is composed of a main building and its annex. It has been painstakingly restored to a luxury country house overflowing with character and charm.
Chic and comfortably furnished, IL PALAGIO is located among private vineyards and olive groves on the rolling hills 11 kms east of Lucca in a village which is an easy access to all the major sight of Tuscany such as Florence, San Gimignano, Pisa, Cinque Terre and the Beaches of Viareggio and Forte dei Marmi. To explore the surrounding countryside on foot will be one of the highlights of the location of IL PALAGIO, there are many walks nearby through woodlands and vineyard fields, and the hilltop villages of VALGIANO and MONTECARLO where you can experience some of Lucca’s best restaurants and views are just a short drive away.
This is one of those special Tuscany’s Farmhouses Villas that really captures the imagination. At ground level of the main building there is a beam-ceilinged grand living room with original stone fireplace and a tv with international channels. There's a fully equipped traditional kitchen featuring , and a classically styled open plan dining room seating up to 14 guests. Both the dining room and a second living room here open to two pleasant outside terraces: one in the sun at the front side of the house where the outdoor living and lounge area is and one in the shade on the back side of the farmhouse where an outdoor living and dining area with an American Weber BBQ and Wood Fired Pizza Oven is along with a jacuzzi. A toilet and a separate laundry room completes the floor.
Two staircases leads to two separate areas on the first floor of the main building. On the first floor there are 5 bedrooms and 4 bathrooms:
- 1 double bedroom with ensuite bathroom with bath tub and built shower;
- 2 double bedrooms with 2 ensuite bathrooms with built-in showers;
- 1 double bedroom and 1 bedroom with two twin beds sharing a bathroom with built-in shower
The villa's lower floor impresses with exposed stone walls and vaulted ceilings where a Thermal Salts indoor heated pool is located. While soaking in the warm water enjoying jetted tubs and the magnificent view over the woods and the hills, a heart warming fireplace will add peace and charm to your relaxing moments.
The annex is located right next to the main building (just 10 metres away) and it has a grand terrace equipped as a lounge with view and direct access to the main building shaded outdoor living area and to the jacuzzi tub hidden among a manicured garden terrace overlooking a waterfall in the woods. The annex provides 1 bedroom suite with a king size bed and living area and 1 bedroom with two twin beds. The two bedrooms shares a bathroom with a built in shower and they both have French windows accessing the panoramic terrace where lounge with view is.
The Farmhouse is fully air conditioned and it has a very reliable WIFI connection provided by the national phone company.

This villa was perfect in every way for our family and friends. The grounds are well maintained, the pool is beautiful and the indoor hydrothermal spa in the basement was a perfect way to relax at the end of a sight seeing day. We shared the villa with our family friends and with two separate staircases to the bedrooms, we each had our own space. With the back house, you could easily share with three families comfortably. Our kids were in heaven with the pool setup and exploring the grounds every day.
We did not know much about Capannori before going, but it feels like this hidden gem within Tuscany. It was not super touristy (which we loved) and there were so many beautiful wineries and restaurants in the hills. Including the owner Francescos winery which is right down the street! Lucca is the most charming little town and was our favorite place to go for shopping and dinners throughout the week. We did use Chef Graziella for two private dinners at the Villa and those were hands down our best meals of the whole trip. She was phenomenal!
Only praises for this extraordinary villa, the location and the people who made it a beautiful experience for us. Will be returning!!

Our group had an absolutely amazing time here. The villa was beautiful and clean - tucked away in the hills of Capannori, it provides a stunning view of the valley with Lucca’s walls and towers in the distance. The outdoor areas were lovely and well-maintained, with a picturesque garden and perfect pool a few steps below surrounded by olive trees. We particularly enjoyed the indoor grotto pool - it felt like your own personal spa! Francesco was a gracious host and was helpful and responsive throughout our stay. We would strongly recommend visiting his winery just a quick walk down the road, Fattoria Maionchi. Delicious wine and olive oil in a place steeped with history. Lastly, we would also recommend hiring chefs especially for larger groups like ourselves. Larissa and Valentino of TastEmotions are local Lucca-based chefs who are familiar with the villa and our host - their food and service was truly spectacular and outshined well regarded restaurants in Florence. It was an unforgettable time and we hope to be back soon!

Highly recommend this Villa. We had a large group of 13 adults and were very comfortable. We dined outside every evening. The pool outside was very refreshing. The thermal spa downstairs was relaxing after a long day. Overall this villa was amazing! We hired a private chef, Alice, to cook several meals which was a special treat. The sunsets from villa are breathtaking.

We had an amazing family vacation at Villa ll Palagio! The pictures very accurately represent the property.. We had 11 adults and had plenty of room to spread out and many areas to share together. Things to keep in mind are that this Villa is fairly remote. You can’t walk to a store to pick up groceries/ basic necessities easily. If you do not have car this can be tricky. There is a shortage of taxi services since many went out of business due to the pandemic. We were fortunate to have found a car service that was wonderful! Had we not found them our experience would have been very different! Of course, you pay handsomely for this service. Because of remote location & price per week of the villa, we felt that more basic necessities should have been provided at the villa. After one day we had to purchase toilet paper, paper towels, dishwasher soap, dish soap, sponges etc. etc. Also, because recycling is mandatory & refuse must be separated or heavy fines are incurred, we expected the host to provide the recycling bags which they did not. That made things a little tricky as well. Without proper bags in the recycling bins, we had an ant problem all week in the kitchen. We also had an issue with the outdoor pool. After 2 days, it began to turn green. Allessandro was wonderful in getting the pool service out quickly, but it took several trips and several hot days before it looked swimmable again. On our last day the filter stopped working altogether & again had to be serviced. It did not stop us from using the pool for most of us, but wasn’t an ideal situation. Another suggestion- please provide ice cube trays for the Villa or an ice making machine! This was a big problem for many of us, who prefer ice in their cocktails. We resorted to cutting off the tops of plastic water bottles & making ice in them before we were able to locate a store that sold bags of ice (after 3 days). If the very simple plastic ice cube trays had been provided it would have been so much easier! Also, an outdoor clothesline would be nice too. Dryer is not great!
Lastly, if you stay here you MUST hire Alice to come to the villa and prepare a meal (or two or three!) for your family! Alice was recommended to us from the host & she did not disappoint. We were fortunate to have her as our private chef for 3 different nights! A wonderful experience that our entire group loved and will never forget!! Lastly, the host also owns a winery- would have been nice to taste that too!

Wir haben uns unglaublich wohlgefühlt. Bei uns war der älteste 85 Jahre und der Jüngste 5 Monate. Insgesamt waren wir 14 Personen. Das Haus ist so toll gestaltet, dass jeder seinen eigenen Bereich hatte und die gemeinsame Fläche umfasst das gesamte untere Stockwerk. Das Highlight ist die Grotte. Super geeignet für lauschige Abende. Wir wollen auf alle Fälle wieder kommen. Alle waren begeistert.

A Magical Family Christmas
A magnificent property that was decorated beautifully for Christmas. Francesco was very accommodating. We had a cooking class with Cristina that was great fun & resulted in delicious food in large quantities, she even accommodated my husband’s very restrictive diet. He ate better than ever! Our drivers from Tuscan drivers were delightful and Katherine was very helpful with all of the navigation around Covid restrictions in addition to the transportation. Alice prepared several nice dinners for us. One person in our family has difficulty walking and the annex worked well for her needs. With Covid, you must do a great deal of planning; however, it was definitely worth it!

Magnificent Holidays
We stayed with our Family and Friends for 8 days. The location was hilarious and exactly how we have expected it. Francesco the owner was very helpful in giving us assistance within the local area. The wine tasting - hosted by Francesco at Fattoria Maionchi - was an experience we will not forget. We were amazed with how much love and taste for details the house & garden is decorated. All in all a wonderful estate in a fantastic surrounding area.

The perfect family vacation house
My family and I were most satisfied with our stay. Everything was spot on: the cleanliness, accessible location, peaceful surroundings and of course the house was absolutely gorgeous. We loved the cozy yet classy sophisticated style in which the house was decorated. The pool is the best hang out place. As a family of 10 we highly recommend visit to this place.

Enchanting Villa
Our two week family holiday was amazing. The house was everything and more!! We all enjoyed it thoroughly. Beautiful, clean and great amenities. The chefs suggested were incredible, Cristina and Alice. We enjoyed the house and made several day trips to other wonderful Italy destinations. We are very greatful!!

Summer 2019
We had a wonderful visit with a party of 12. Manuela made sure that everything ran smoothly and that we were taken care of. Tucked into the hills, the location provides privacy but you also have fairly convenient access to groceries and restaurants down in nearby villages. The property is gorgeous and we enjoyed hiking in the surrounding area through the olive groves and vineyards. We highly recommend this property.

fantastic feelings at Il Palagio by Mrs Sonia
Villa Palagio is situated on a Tuscan hillside very close to Lucca with gorgeous views. We had one of our best holidays here with six other couples. The villa is spacious and intriguing. The pizza oven was a huge hit. One evening we had a delicious dinner prepared by a local chef. My best memory is drinking wine on the veranda while listening to the music from the village festival. Sonia was the most attentive agent I have ever dealt with. We had Fantastic feelings - highly recommend!

Wonderful Property!
This house and property is amazing. Well maintained and very few surprises. Only real surprise was the seemingly high utilities charge at the end of our stay. Guests are charged for ALL electric and gas (propane) at the end of the stay. A considerable amount of that usage is unrelated to personal use. For example there are multiple outside lights that come on at night and stay on throughout the night and the indoor pool and outdoor pool both have filters that run independently of tenet usage. The indoor pool is heated and kept at a reaonable temperature independently of usage which incurs constant charges for gas. Our utility charges for one week were an amazing 727 euros. This certainly did not reduce our love of the property or mar our experirnce. It was just a surprise!!!

The Photos and description of this amazing villa don’t do it justice!
We reserved this villa for my family and a group of friends to enjoy a couple of weeks ago. It was a bit like time travel to a more peaceful time with beautiful scenery, lovely people and a surprise around every corner. The villa has a rich 300 year old history and I felt like I was living in a storybook. The villa is incredible and perfect for a large group. The property owner, Nicola, and all his staff really went above and beyond on the service. We had a bit of an emergency while there and without being asked, Nicola and Sidrak showed up to help with translation and transportation. Without their help I don’t know what we’d have done. And the lovely chef they recommended we hire, Alice, along with Paolo and Elisabetta, truly made the most delicious meals I had during the entire three weeks we were traveling in Italy. And when we were working through our emergency, again without being asked, Alice sprang into action and also went out of her way to help us. I would definitely recommend the villa and the chef! And don’t miss out on a wine tasting at Nicola’s winery just down the street. Great wine and an amazing history that goes back seven generations. Wish I was still there!

Lovely group holiday in fabulous villa
We were a party of 8 adults and 6 children and had a lovely time. The villa is stunning - well equipped and beautifully furnished. The heated indoor pool was necessity so early in the season and well used by the children. Pretty countryside and close to some vineyards, lovely walks and also walkable (just) to the village for restaurants if required. We had Cristina prepare a welcome dinner and also she came to give us a cookery lesson which was great fun. We'd also recommend 'Tuscany Ride a Bike' in Lucca - we organised a bike ride with a guide which included lunch at a farm.

We stayed at the property in late March 2019. Our stay was absolutely wonderful. The Vil-la was beautifully done. Bedrooms were comfortable, the kitchen large, the living spaces spacious and more than enough for everyone. The house was immaculate. The grounds were beautiful, the garden was romantic and elegant with many lemon trees and the ga-zebo on the top of the fortress surrounding the property with a breathtaking view. The heated pool was a welcome relief in the afternoon and well used by our children. We were also blessed with a lovely owner available for our request and always met with a big smile.
Sonia, the host, was outstanding. She was like a personal concierge. She helped arran-ge anything we needed during our excursions thru Tuscany. Advice on best places to see, best spots to park, best restaurants to visit. This is my 8th visit to Italy, but I saw it through new eyes. This note is just to say how much we loved our stay in Villa Il Palagio. This Villa was the PERFECT way to appreciate Tuscany: it's location, the views, and especially the hospitality, It is a magical place! We loved every moment. A million thanks.

Stunning Villa in the Tuscan countryside
Our family of 12 had the most fabulous stay at Villa Il Palagio set in the countryside near Lucca. The beautiful villa was warm, inviting and extremely comfortable. The rooms were charming, well appointed and clean. The kitchen was super well stocked with all the amenities we required. Along with a large dining room, the villa also had two lovely outdoor eating spaces (and a wood fire oven!). The views from the garden just outside the vila overlook the large pool and vistas of Lucca city. The indoor pool in the spa and jacuzzi near the two-bedroom annexe were perfect to come home to at the end of each day.
We spent a blissful 5 days at the villa and would highly recommend it to anyone that is interested. Sonia coordinated our stay seamlessly over email and once we were at the villa Manuela, our concierge, took great care of us! Special shout out to the amazing Alicia who cooked us two delicious dinners in the villa.

It was a real luxury retreat
The customer service from Mrs Sonia and her staff was first class, and the man who looks after the property (just can't remember his name!) couldn't have done more to ensure that we were happy and well provided for. Lucca is an easy 15 minute drive away, Florence is a train journey, Volterra and Baratti Bay are within reach (a decent drive but worth the visit!) and Pisa is only 45 minutes away. If you only visit Lucca that will be enough....it was simply amazing. Il Palagio is the best villa we have ever seen which means you have the peace and tranquility of a tiny Italian village with no one to disturb you and a gentle mountain breeze to take the edge off the midday heat. The villa was extremely clean and tidy. Sophisticated furniture and country antiques, but nonetheless extremely comfortable with everything provided, from dirty linen baskets to laundry pegs, beach towels and sun lounger cushions. There was nothing that we wanted for - it was all there! The bedrooms are large and tidy, and the downstairs living space is cosy. The gardens are spread over different levels with the view and thousands of flowers. The villa has a lovely eating space just outside and another shaded seating area. The outdoor pool had an amazing view and the furniture was top notch, each lounger had soft and thick mattress, the indoor pool was superb like a 5 star luxury hotel. There was another heated outdoor jacuzzi in the back garden with a view over the woods. We spent 2 extremely happy weeks there and can honestly recommend Il Palagio to those looking for a peaceful, clean and tranquil escape from it all. It was an absolute pleasure to return to the villa every day after a day trip out or a visit to Lucca.

We spent 2 extremely happy weeks there and can honestly recommend Villa Emily to those looking for a peaceful, clean and tranquil escape from it all. It was an absolute pleasure to return to the villa every day after a day trip out or a visit to Lucca.

Magnificent villa with beautiful views
We booked this villa for our family reunion and had a wonderful stay! The villa is very spacious and well equipped and was able to accommodate 9 of us plus two babies very comfortably. The pool is magnificent with spectacular views, plenty of pool floaters available. Multiple dining areas available allowing for options during sunny /rainy weather. Lovely bedrooms and bathrooms with lots of Tuscan charm. Close proximity to Lucca, Forte dei Marmi and grocery stores for immediate shopping needs. Mrs Manuela was very welcoming upon our arrival and was always available to answer all our questions and provide recommendations. Thank you for being a wonderful host and we look forward to coming back very soon! Our stay was perfect and would highly recommend this villa to everyone!

We still talk about our stay quite often. The other day we were sitting around discussing our favorite places, and my dad immediately said “I know what mine is – Villa Il Palagio! We are still thinking and talking about our time in your house. It was so very special. Dana and I would like to get something blocked on the calendar for next year. From the wine you had waiting on our arrival to Mario with the olive oil on the last day and, in between, the pastries, the maps, the dinner suggestions, the pizzas and the roasted chickens.
