About this house rental
We welcome you to The Knoll Inn Too, a front-row cottage at Newfound Sands (formerly known as Bungalo Village). Wake to the sound of loons on the water and watch the fog lift from the lake as you sip coffee on the front porch. Then grab a beach chair and head to Cummings Beach just steps from the cottage to enjoy some fun in the sun. In the evening, head out to enjoy a sunset meal at the Ledge Water Steak House or head on over to Kathleen's Cottage, voted best Irish Pub in NH, all within a few minutes from the cottage.
The cabin comes equipped with Wi-Fi, a flatscreen TV with a Netflix account and a Blu-ray/DVD player. There is no cable TV.
This is a traditional "housekeeping cottage", where guests provide their own linens (including blankets, towels, and pillows), paper products, and soaps. There is a fabulous local market (Shacketts) a half mile walk or drive along the lake that offers all essentials as well as meat and seafood for the grill, beer & wine, and locally-famous homemade donuts (fresh and warm at 8 am each morning--yum!).

Due to condo restrictions, there is no boat/utility trailer parking and no tents/pop-up canopies permitted on property. The cabin is equipped with several fans and typically gets a beautiful breeze off the water on warm summer days, but during a serious heat wave, please bear in mind that condo restrictions also prevent us from having window air conditioning units in the property.
We rent from Saturday to Saturday during the summer season. Please call, text or email today--we respond immediately whenever possible to all inquiries and would be delighted to answer all of your questions about the cottage and surrounding area.

We loved this place and you can’t beat this location. We had our granddaughter and spent lots of time at the beach which is located right across the street. The only thing that we wish we had was air conditioning, but the nights with all of the windows open was perfect. Would definitely stay again.

The cottage looked nothing like the pictures there was no futon like it's showng the picture it was too rolled out cots the lake in the view was beautiful but there was no AC and I knew that going in but I did not realize that there was no insulation it was just old wood and it was a very very hot luckily I only live 30 minutes away and I went home every night to sleep and then came back in the morning because it was way too warm spent a lot of time on the porch because of wood was very old as well as the carpet and it had a funky odor in the cottage but for the price I guess living that close it wasn't bad I had a place to change and sit down on the porch and enjoy the lake

Property was as expected. We've stayed in other units. This one was set up very nice. I think it would have benefitted from a quick clean up. Many cobwebs all around. Otherwise a great stay!

Cute cottage no bugs!! Overall the cottage was a great place to stay for weekend get away. I especially liked not seeing cobwebs or crawling insects! The owner was quick to respond to any concerns I had. I loved the water view from the deck and the stars at night were awesome! Chilling with a nice glass of wine was great!

The cabin had a musty odor. There was absolutely no towels. There was no sheets on the bed, just a mattress cover which was filthy. Cabin was not fit for my dog to stay in. Our stay at the cabin lasted about 2 hours. We grabbed our luggage and went to a motel. Worst property I have ever seen.

Cabin was Adeguate. For our six day stay.
We found a litte Grocery on day 4 just a half mile, that wasnt mentioned in their info book.
I dont think the tenant should be required to do full housekeeping duties. Appears no one checks on unit between tenants.
I was ok with doing dishes and taking out trash.
Over all i would give a 4 star

We love Newfound Lake. I considered sleeping in my car. The porch was the best place of the cabin. The cabin was filthy, counters, sink & refrigerator were dirty. The bed pillows were disgusting .Thankfully we brought our own. When we were putting our sheets on the bed & lifted up the head of the mattress, behind was all filled with big cobwebs and spiders, had to spray it with raid. The bathroom also had many cobwebs and thick black spiders. Definitely this place is not fit to rent out. We lost Netflix the 2nd night of our stay. I sent an email regarding Netflix and condition of the cabin but never got a response. My husband had to take the vacuum cleaner apart so I could clean. It was all clogged up. I certainly hope the owners renovate this place soon or just stop renting it out.

I think this place was great for my husband and I I loved it !!! We love newfoundlake been coming for over 25 years and still our favorite place ! The little cottage is great , maybe some little upgrades need to be added , but very lovely place to stay thank you !

My stay in the knoll inn too
Very small bathroom could be updated with newer things location really good nice view. Had to buy toilet paper and hand soap so it could of been stocked better. Not a bad place overall but could use some improvement to make it better expirence

Mixed review
Expected a small older cabin. Great view of lake & very quiet. Downside is that it was not clean. Shower curtain and floor moldy. Toaster oven and microwave not clean. Mattress pad sandy and dirty. It goes on. Owner needs to do some work!

Perfect Getaway Cabin
This property was exactly as represented in its VRBO listing. It was the perfect size and location for me - as I was also visiting friends at Camp Wulamut. From all that I've heard, when I told people where I was staying - you can't go wrong renting from the Nolans! I would definitely book again!

Not Great
The place needs a good cleaning, cobwebs on the ceiling, carpet in the bathroom smelled of urine which we could smell all over the cottage. Beautiful view of the lake though.

Great place to stay. Bring a fan cause no air conditioning and it got very hot.
It was a mother/daughter vacation and we loved it. Mom is 85yrs old so the lake being right across the street made it very nice.

Lasted only 17 hrs out of our supposed to be 48 hrs stay
Partly our fault because we didn’t read the message but this was the 1st stay that we didn’t last and just rented a hotel on our 2nd night. They don’t have pillows, blankets, sheets and towels. The place should have been enough and the view is majestic but how can we possibly have those necessities on our luggage. We have been traveling the whole pandemic and never had to experience this that’s why we were surprised

Perfect spot across from a pristine lake..cabin is tiny and very basic but fine for us...I would only suggest the do a better between guests check as far as cleanliness and restocking paper goods....fridge was pretty bad and no paper towels..but overall a great deal. View from the deck is awesome.

Cottage was clean and cozy unfortunately was very cold at night. The heater was not sufficient .

Sweet little cottage
This bungalow was sweet and just as described. I esp appreciated their binder full of info on local amenities. The fridge is very small so don't bring a whole lot of food. Also, some of our food froze bc the lid of the freezer was missing but I'm sure that can be fixed. Byo cleaning supplies if you don't like the smell of lavendar bc all the supplies are lavender scented. That said everything was very pleasant and we enjoyed our stay there despite terrible weather.

Good location, pretty view
We liked the place, location is good, and the view is pretty. The one complaint we have is if you come during cold season, the place gets quite cold, and when we turned on two heaters at the same time, we blew the fuse a few times. The cabin we got is good for 2 people, a bit crowded for 3. Summer months would be best.

A nice basic cottage for our stay!
Nice little cottage at a great location facing beautiful Newfound Lake. We stayed right after Labor Day and got a little chilly at night. Used a couple portable heaters and breakers tripped a couple times. There is a propane heater by the door that we didn’t use. Only wanted to take the chill off. Otherwise a very nice place to stay if you want to explore the Lake and area, which is all well worth it!

Sweet cottage, nice stay!
This rustic cottage had all that we needed and was close to beaches, bike and hiking trails. Comfy bed; note with small futon, sleeps only 3 adults.
There is NO fireplace as was listed. Freezer needed defrosting. Throw breaker switch to turn off. Takes10 minutes to defrost (no biggie. ) Bring basic paper goods, soap etc. Grill was great; needs grill brush. Plenty of fans and cross ventilation.
Loved sitting on porch at sunset then flipping on small twinkling porch lights. Enjoy your stay!!

Knoll Inn Too Bristol NH July 2020
This lakeside cabin was exactly as described and presented in the VRBO listing. It is a small rustic affair that fit exactly what we were seeking as a week long getaway from our usual environs in the Mid Atlantic. The lake view and water access is spectacular.
In the lakes region of New Hampshire, one only really needs air conditioning about 14 days a year. Unfortunately for us half of our week fell into this category. The Cabin has a very low ceiling with no insulation. Combine this with absolutely no shading from trees and the cabin quickly becomes an unbearable sweat box after about 11:00 AM on those hot days. The provided fans mitigated some of heat buildup but on these hot days we had to stay outside until 7:00 PM.
It is important to note that this cabin has little privacy when all the doors and windows are open. This really did not bother us, but if you seek privacy I advise you to look elsewhere.
Finally, please note that the community dumpster is 20 feet behind the cabin. The Trash Truck empties it twice a week at 5:50 AM. If you are not a morning person this could cause you some distress. Also the lawn service needed from 9:30 AM to 1:30 PM to do their work on Friday which involved very noisy mowers, trimmers, and blowers. Had we known the crew would require more than half the day to do the job, we would have gone for another one of those gorgeous New Hampshire Hikes.
