The best experience of my stay in Tulum.
Everything. Amazing staff. Friendly and helpful. Response is great. Beautiful Mexican/Maya fusion design of exterior and interiors. Location great on the doorstep of great restaurant Luna and coffee/smoothie place. My favourite stretch of a very long beach road. Great restaurants and high end hotels you can visit on your doorstep. Numerous rooftop areas overlooking the jungle. Great live music emanates from Luna restaurant, complimenting the vibe.
There was nothing I didn’t like. I will stay here again on my return to Tulum.

Lovely accommodation in the jungle side of Tulum! the bed is very comfortable (firm) and the beach is just across the road. Dante was very helpful and responsive.

Great location right across the road from Dos Ceibas Beach club, clean and comfortable rooms and a communal rooftop with a kitchen and plunge pool. Dante was super helpful and quicl to respond whenever we had questions.

Disastrous experience, steer clear.
Dante was the only good thing about this property.
Would have been cool vibe if we had air conditioning. The generator broke and we were completely without electricity for 20 hours and without a/c for 45 hours. it was hot, humid, and muggy. I’ve read past reviews that this is a common occurrence. They kept saying one more hour and 45 hours later we had it, after two terrible nights of sleep. Showers also had no pressure and were cold during one full day of no electricity. we had 14 rooms total on their property for a wedding and it was a miserable experience for everyone. One of our friends slept on the roof one night because they didn’t even have a fan in their room when electricity came back for SOME air movement. All in all, the generator cannot keep up when they have the majority of their rooms full.

Solid place to “glamp” or set up base when exploring Tulum
Sunset House is a bit like Hannah Montana: it gives the best of both worlds. Like some of the other properties along the Carretera, it’s a motel-style resort situated in the woods of Tulum. The rooftop has community features, including a plunge pool, kitchenette with electric stovetop, barbecue grill and refrigerator. The rooftop overlooks the lush farmland and forest, which is really a site to see and gives a good view. An adjacent building (Casa Coyote) is available to book massages a la carte. So if you’re looking to “glamp” a little in Tulum while having access to your own bathroom/shower, you’ll enjoy the stay here. Also, if you want a beachfront resort experience without necessarily paying a beachfront premium, then this will be a good bang for the buck. Let’s get into some specifics: - After booking a room, the hotel will connect you with the on-call concierge Dante (via WhatsApp). Dante was friendly, responsive, and offered great suggestions for places to go and eat. He will also coordinate transportation to/from the airport and greet you in-person when you arrive. Speaking of which… - Transportation: the hotel shuttle will cost $200 USD round trip. The driver, Omar, was incredibly friendly and safe and also offered suggestions on where to eat along the main road. It’s a 2-hour trip from the airport to the hotel, so be sure to tip because the dude is putting in miles. The other staff is also friendly. - The room: it’s a bit like a treehouse, meaning don’t expect an electronic key fob or card to access the room - it’s a padlock and key. Still, everything felt safe and secure. The room includes a small safe to store any particularly sensitive valuables. The king room is no-frills and pretty straightforward, but still cozy and comfortable - the bed was firm. There’s an A/C unit, ceiling fan, and plug-in fan to keep things cool. The room was mostly clean (and they will make it every day), though we did have to request some new sheets.
So overall, Sunset House is a nice place to stay for a few days if you want to go at your own pace and don’t care for all the luxury bells and whistles. That said, the following is not so much a list of “cons” so much as some things to be mindful of, because everyone’s tolerance is different and everyone is looking for a different travel experience: - The main wifi at Sunset House was down for a day and a half - that was in addition to what seemed to be an overall service outage in the area. Obviously, that made it a bit difficult to plan things out. It was a fast connection though. - Sunset House goes “dark” from 1 PM to 4 PM every day to refresh the generator. So it’s best to be up and out before then to avoid getting stuck in the room without electricity, air conditioning, etc. - The property is situated in the woods, so expect to see the occasional lizard running around the staircase or walls outside. They might find their way into the room, but keep the lights off to help keep out any creatures/bugs. I guess what I’m trying to say is, don’t worry about this too much - it’s the same as any other tropical location or outdoor experience.

- Location far off the Main things - a water pipe broke while we were sleeping. we woke up after 3h hearing water running and the whole apartment was under water. We had to wait 2h till everything was fixed and that after only 3h of sleep. Owner refused to give any discount
