About this cottage rental
Kingshoath Cottage is a comfortable, well-equipped grade II listed 16th-century character cottage situated on a country lane on the outskirts of the village of Beckley, between Rye and Battle. The cottage is a short walk from a real country pub the "Rose & Crown" and only 8 miles from the beaches of Camber Sands. See our website for more local information.
The property is Visit England-graded 4-star gold and accommodates up to 8 guests, although smaller parties often book and enjoy the space (small party discounts available for parties 5 and under). Please note: we are NOT airBnB. If you seek an AirBNB then this is not our cottage! VRBO retain all payments until you arrive. We do not receive any payment until then.
Kingshoath offers versatile accommodation with a warm "hugga" and rustic atmosphere. Oak beams throughout and oak flooring downstairs. The cottage has a large lounge with an open log fire, a separate dining room with an adjoining small sitting room, a modern fitted country kitchen, study c/w library, utility room, two bathrooms and four bedrooms (two double and two twins).
To the rear of the cottage is a well-maintained enclosed mature lawn garden complete with summer house and is child friendly - children's swing, garden furniture/toys, BBQ. To the side of the cottage is off-road parking for three cars.
Within 400m of the cottage is a traditional English country pub (Rose & Crown) which serves good home-cooked food in a genuine working country side atmosphere.
This is a truly wonderful location for exploring 1066 countryside, providing easy access to the Sussex Coastline / Beaches as well as the ancient towns of Battle, Rye and Tenterden or just relaxing with a good book.
If you are seeking something different, take the steam train from Northiam to the picturesque Bodium castle or, the antique and coffee shops in Tenterden. There is a very good factory outlet shopping center at Ashford (McArthurGlen) that caters to many luxury designer brands. Alternatively, either take the Euro shuttle for a day shopping in France or a light aircraft flight from Lydd to Le Touquet. Plenty of good walking, horse riding, golf, water sports, or simply relaxation in front of an open fire.

For example, the cottage roots lie in the 1650's, thus the cottage is not built to modern business regs, floors can slope a little, door heights are lower, we have some friendly country spiders that no matter when we evict them, some can come back overnight, with an open fire it generates more dust than a house without no matter how much it is dusted, however, it all adds to the charm.
We seek to be fully transparent.

The cottage is a beautiful house with a lot of thoughtful decorations that makes it comfortable and a warm welcome. With a nice garden and space to play for kids of every age. The age of the cottage is fascinating and gives it a unique aura.

We had a great winter family break in this fantastic cottage. Really comfortable with lots of period charm, lovely and cosy too with everything you need. Hosts were super helpful and kids loved the substantial welcome pack! Local area has lots to do, close to Rye and Hastings, also the local pub is a classic. We will have to come back in the summer to enjoy and garden and beaches!

The cottage was an excellent getaway with a lovely garden. In a great location - close to lots of interesting spots but staying in was also a treat. It's a cosy place with bags of charm but was also comfortably big enough for 8. The beds and linens were excellent. The hosts were great communicators and they had thought of everything to make the stay easy. Would love to go back!

A lovely family break in June for five adults, a toddler, and a baby. The beautiful period cottage is well-equipped for a family stay. Having two good-sized bathrooms was brilliant. The large lawned garden really made it for us. We had a BBQ one evening and our two-year-old absolutely adored the playhouse. We found lots to do locally: Camber Sands and Capel Down Vinyard - complete with llamas - were particular highlights. Beckley has a really good children's playground and Peasmarsh a useful supermarket. Ian and Carol are meticulous in their attention to detail and the information they provided before our trip was helpful.

We had a wonderful stay at this beautiful cottage. It was great for trips to the beach at camber sands and for exploring some of the wonderfull houses and gardens from the National Trust. The house ist very cosy and the garden is just beautiful. Our son loved to play outdoors. The contact with the owners was great they provided some really good tips for local shops and things to do. We would always come back.

We spent a week over Easter at Kingshoath Cottage and had a great time. The landlords contacted us with information days before we arrived. Check-in was smooth. The cottage is fully equipped. Nothing is missing. Communication with the landlords was easy and helpful. From Kingshoath Cottage we were able to explore the surrounding area, Rye and Hastings are close, London is also easily accessible. The pub nearby is well worth a visit. The garden is spacious and has everything you need, there were lots of toys for the children. We liked it very much.

We were a group of 3 couples and we had a lovely weekend. The house was super clean, very cosy, nicely furnished and well equipped for cooking. Carol and Ian had even left us a hamper with cake, prosecco and snacks which was very kind. I would recommend this stay!

Carol and Ian have thought of everything - they have provided all that you might need as well as a wonderful welcome basket! The cottage has all the charm of a period home and is very well equipped. It is within easy walking distance of the Rose and Crown, a traditional English pub with a very friendly landlady, and is ideally placed for visiting Rye, Camber, Romney Marsh and all that the area has to offer.
We only spent the weekend here but wish that it could have been longer!

A lovely family home
Kingshoath Cottage is the place where you immediately at home, once you stepped in the door. The house and garden are large enough to be with a group and still have privacy. We had a great time and highly recommend this cottage that felt as home away from home.

We had an excellent weekend here (party of 8) The cottage is well-equipped inside and out, with comfortable beds and sofas and a lovely garden and terrace with outdoor toys for the children. We weren't there long enough to take advantage of everything that was provided for our entertainment! There was a great welcome hamper and we really appreciated the flexibility of our hosts in accommodating our arrival and leaving times. We enjoyed time at the beach (20 minutes away), Bodiam Castle (15 minutes away) and a really good traditional pub lunch on Sunday at the Cross Inn in Staplecross (10 minutes away). An excellent stay all round, and we would love to come back again.

A fantastic property for a quick break to catch up with a couple of old friends. It really was picture perfect and the owners Ian and Carol could not have been more helpful. The photos do not prepare you for the delight you discover! Beautiful, well-kept cottage in a peaceful location. Stunning features, spotless from top to bottom, spacious yet cosy with a gorgeous garden. Our group of 6 enjoyed outdoor breakfasts, cosy evenings in front of the fire and countryside walks. The cottage space is perfect for both a little peaceful solitude and group get-togethers. Local pub serves hearty meals and is reasonably priced. Plenty to visit and exploring in surrounding areas. Ian and Carol were a pleasure to liaise with; communication was swift and information provided was detailed and clear. An amazing stay!

A very nice cottage with a large beautiful garden.
The cottage is fully furnished with lots of toys for the children, Netflix, music CD, DVD videos, books and lots of tourist information. If it rains for a day, you won't be bored.

Amazing cottage
We spent two days staying in this lovely cottage. Everything you could possibly need was provided including milk and logs to get you started and a lovely welcome pack. Everything was beautifully clean and the beds were super comfortable. I would highly recommend staying here and we are going to be looking at returning with our partners next time.
