This house was absolutely perfect for our joint bachelor/bachelorette weekend! Very close to the nightlife in Austin, but also tons to do in the house. I would recommend staying here for anyone that needs a space for a large group!!!

Excellent stay. Honestly, the pictures don't do any justice and I recommend more/better pictures. It's a very large house with a lot of space and amenities (more than the pictures show). We had 10 guys, and everyone had a bed (no couches needed).

I would recommend avoiding this property. Otherwise, be ready to clean up the place upon arrival and bring your own towels.

Host is unreliable and dishonest.
We received an additional day without requesting it, but I'm grateful we arrived before most of our guests. The place was in shambles, and they had neglected to schedule cleaners since the previous stay.
Day 1
When we checked in the evening -
Trash was uncollected and spilling over
All the beds were used
All the bathrooms and floors were dirty
No clean towels were available
We realized that the bathroom door lock doesn’t stay locked
So we had to make a makeshift sign for toilet to avoid people walking into each other
The earliest response from the host was at 12:30am
He claimed he’ll refund us “lot of money”
Offered to buy us breakfast, cooler full of drinks, and/or a boat ride
He provided access to the linen closet for sheets and towel
Day 2
The Cleaning lady arrvied at 11am and one the glass panels fell out in a bathroom
Due to the Broken glass, we were unable to use one of the three showers
Day 3
The oven had issues where it would intermittently stop working

For weeks impression given that a refund will provided but the host suddenly claimed that since an extra day was given- he’s not responsible for other issues.

Fantastic property to host a bachelor party. Plenty of activities on site for entertainment and cooking. Highlight was of course the pickleball court and the turf putting/chipping green, great for mid day competitions. Property host was flexible and very responsive. Would recommend this location!

Had a great time at the house, everyone enjoyed the games and there was plenty of space for everyone all weekend. Great value for the location as well. Only minor issue was we couldn't figure out how to turn the hot tub on, nor find any written directions. Otherwise a perfect weekend!

This VRBO could not have been more ideal for our recent bachelor trip to ATX- the house was clean with plenty of space for our larger group for beds, games, and hanging out in the backyard. It is in a great location, and the recent addition of the chipping/ putting green is awesome. Our host Dallas was also super flexible and kept in constant communication regarding checkin and any of our groups needs.

I stayed here for a bachelor party with nine of my friends and it was perfect! The house is huge, in a great neighborhood, and has lots of extras that made it a lot of fun (sound system, ping pong, etc.) The host and his staff were also very friendly and professional. Would definitely stay here again!

Honest review here of the actual house, but please consider other reviews as the host has a repeating pattern of being fraudulent.
Leading up to our stay, the host was very accommodating, flexible, and had great communication. The house itself is a very nice floor plan, although there are a lot of cosmetic damages so just in case (and especially after our experience) be sure to take a LOT of pictures (before and after). Because of the damages, it definitely seemed like a party house since a lot of them could've easily been fixed or covered. Almost everything worked fine, the place was fairly clean, and we did not have any big issues during our stay. The hot tub did not warm at all (and was pretty gross), but it was pretty cold so we wouldn't have used it long anyway. The other amenities like the Sonos system, board games, and large outdoor space were nice.
The host told us that another group was staying the day we were checking out, so the check out time was important to let the maid clean. The trouble came after we checked out. A few days later, the host filed a claim for almost $300 in damages, claiming we poured a lot of grease and oil down the sink and clogged the plumbing. This was immediately concerning as we did not use any oil or cook any meats and any food scraps were thrown away (frozen dumplings caused the pipes to clog..?) After questioning the charge, he sent a picture of the sink which was filthy with grease, filled with soda cans and beer bottles, and said there were bottles of oil as well next to the sink(weird comment?). I told him it must've been the group staying after us because we did not have any oil and did not bring any of the various cans or beer. I know exactly what we brought, and not one of the sodas or beers were something of ours. We also spent a lot of time and effort cleaning the place up and taking the trash out before we left. Even with a maid coming (we even saw her on our way out), we didn't want to leave her with a mess to clean up or risk a charge. He then said that no one stayed after us so it could only have been us. This is the opposite of what he sent me for the checkout (I have the message still) and doesn't make sense because we saw the maid on the way out. I have since escalated this issue with VRBO, but it's very disheartening to put so much effort into cleaning up only to have the host fraudulently charge you.

I was skeptical when booking because of the the negative reviews but just hoped that it was people blowing things out of proportion. I am not one to give bad reviews because I know things aren't always perfect, and sometimes things are out of the renters control. I will say if you are looking for a house that can accommodate a large group, this is an affordable housing option and does hold a lot of people. We had a bachelor party stay there and was perfect for the size, but that's about it.
Upon arrival to Austin I had not heard from the Owner or had received any check in instructions. I left him a voicemail and sent a text around 4:30 before our 5:00 check in, where he finally responded. He indicated he had food poising so again I'll give him the benefit of the doubt, but based on all the other negative reviews it seems like there's always an excuse.
The pictures posted on VRBO were clearly taken 15 years ago because the house was pretty run down. Tile floors were cracked, holes in drywall, a rotting deck to the hot tub with weeds and trees growing out of it (thankfully no one fell through and stabbed themselves with a rusty screw), etc. The backyard was in a complete disarray, none of the balls for the outdoor games were inflated, half the lights in the outdoor trellis area were burnt out and the bamboo or whatever pathway around the fire fit was just an overgrown jungle.
The BIGGEST red flag was when we started to pull out the beds under the day bed/in the room of all single beds/and moved the ottoman in the main room there was RAT poop everywhere. Sleeping on beds that had rat poop/pee on them is very unsafe but we tried our best by changing the sheets.
This review could keep going on, but at the end of the day if you're in need of a large house to accommodate your group this would work - but just be aware that the negative reviews are actually legit.

Austin is such a great city; but our visit would have been better if this VRBO would have been properly maintained. It's true that the proximity to the city is a strong reason to stay in this home; consider the noise from the train nearby before renting (it goes by loud every hour). BUT, the maintenance on the home was way overdue and clearly ignored. Broken patio in front, dirty hot tub, worn out game table, deflated balls, broken stove top and oven switches, broken dishwasher racks, cracked art of George Washington, busted drape rods or missing drapes, slow water flow downstairs bathrooms, and the list can go on. If the owner makes repairs this property would be a blast for families because of its location, but until then, it's probably only good for a bachelor party house. Renter beware!

We stayed here for a Thanksgiving family reunion. This is a good size house. The kitchen is well stocked with pots/pans/dishes. The house needs some maintenance. It was fairly clean, with the exception of the floors, which we had to go over. The top rack of the dishwasher is broken, making it unusable. The wine fridge and small refrigerator were not clean. The toaster is also broken. The downstairs "master" shower door does not close properly causing water to spill all over the bathroom floor. The upstairs "master" bath toilet runs all the time, unless you jiggle the handle "just so" or take the lid off and manually close the flapper after each flush.
Also, we were not able to locate the remotes for the tvs in the bedrooms. We were able to watch the tv in the living room.
With a little work this could be a really nice place.

This house was perfect for our large family in town for a wedding. It was a busy weekend with the F1 race in town, and the house was a great location from downtown and close with all Uber rides. Also close to grocery store and convenience stores.

Good neighborhood, served purpose overall for 13 guests. Wanted a clean home with adequate working amenities, and that was NOT the case here. Don't let the 1p check-in fool you. It is 4-5p. Host auto approved early check-in when we booked but when I asked what time early check-in is, I was told we could come the night before and pay extra. A Tesla exec stays on most open nights between rentals, so we'd pay his rate. Here is what we walked into upon arriving.
Inside the home:

Urine left in main floor master bathroom toilet
Trash left in the kitchen trash can and in one bathroom trash can
Very large and sticky dried spill on white kitchen island counter
Styrofoam drink cup ½ full next to chair on floor
Dead cockroach under bed (maid should have disposed of this)
Filthy guest bathroom window frame/ledge, no screen, full of spider webs and bugs on inside
Urine not cleaned around guest bathroom toilet
Guest bathroom shower does not drain (standing in own dirty/soapy water)
Friend sat in white vinyl dining room chair within short time of arrival the first day, the cushion went through the frame
No fire detectors
Missing light cover on ceiling fan in main floor master bedroom (only small lightbulb hanging)
Broken toaster (only works if you held handle down)
Only ½ of the burners on the stove worked
5 coffee mugs
Outside/backyard:
Only 4 outdoor chairs (mostly broken/unusable)
Ping Pong table unusable (broken net/no balls)
Decorations from a previous party laying around
Kan Jam unusable/no frisbees
All balls used for outdoor beer pong randomly laying in backyard were flat, ripped, worn
All outdoor games listed on the website were completely unusable
Found 1 ripped corn hole bag

Host told me surgeons used his house day before. Maid maybe left early to get kids. She informed him 90% clean. His listing reads 3 days minimum between vacancies. Maid could return at 9p to finish cleaning. We declined, cleaned ourselves it should have been cleaned. He said we could dig through 6 donation boxes left for veterans to find linens. He left set of 5 towels 2 days into our stay. Got access to owner closet for t-paper, paper towels, pillowcases. Host gave refund for cleaning fee and 1 less guest. No such thing as a security deposit refund as host claims. I have pix of all and all conversation documentation. Listing is misrepresented!

The house itself was great, but it was advertised as having 14 different sleeping areas (Beds, pull out couches, futons, etc.) but there were only 12 setup. There were 2 beds in the closets so all we needed to rectify it was some sheets that we couldn't find. I reached out to the property manager about it and after some pushback (In which they hinted at me lying about the number of people staying at the house by stating he can check how many people come in due to the camera by the front door) they offered to have me buy the sheets myself and reimburse me, which they ended up doing. Small hiccup in an otherwise nice stay

Check in process: The check in time of this property was unclear. Was given multiple different times (prior to to check in)of when we were able to get in. The email I received the day before said 1pm and when it came that time, I was unable to get ahold of the property manager via phone call. No passcode or directions in email provided. Multiple calls by my friends and I, and a call to vrbo he finally gave us the passcode to get in to the place. **He was very apolgetic of this after following up, and we did receive some comps.
Cleanliness: Killed 3 cockroaches during our stay. All on the main floor by the bedrooms. There was mold on the ceiling, dirty dining room chairs. A lot of damaged to walks and visible tape marks on walls, cracked picture frame.
Barely had enough towels for 10 girls. Could definitely buy new towels. Very old, obvious it has had several uses/washes.
The beds were very comfortable and everyone had a bed to sleep in with a group of 10.
It was evident that the backyard outdoor area was not maintained. Requested outdoor seating for 10 prior to visit and only 4 chairs were there and some of them were broken...Not sure when the hot tub was cleaned, but it was too hot out for it anyway.
The red security lights in both the front and backyard were a little odd.
No lighting in the bathroom shower upstairs. Made it very difficult to shower in the evening.
Overall, it was in a nice location based on activities we had planned. I don't think it was worth the amount of money. House has potential, just needs a little love and tlc.

This was a beautiful home with a lot of space to accommodate our group of 17 girls for a bachelorette party. Communication was clear, check in was easy, close to downtown, and in a beautiful neighborhood. Dallas allowed us an extra day to ensure we could get in the house early. Thank you!!
I would definitely stay here again, but just a few comments made from the group:
It seemed like we needed a few more towels, especially for a house of women, we might have had enough for one per person but had a hard time tracking them down so some had to share.
We couldn’t find sheets/blankets for 1 of the beds.
Almost all the chairs in the backyard were broken and unusable, along with all the knobs needed to operate the stove so we were unable to use it for some of the food we purchased and it went to waste.
Overall it was a great location and beautiful home with a lot of room for entertainment and decorating for large groups. Just a few minor things that I would update!

First of all the owner lies on the listing about the check-in time. Listing states that check in is at 1pm but then he told us we couldn’t check in until 5pm unless we paid an extra $300. Secondly the house was not very clean. Found multiple dead cockroaches on the floor as soon as we showed up. The hot tub outside was disgusting. All the outdoor furniture and games were very dirty.

The house was beautiful and set up to accommodate all our needs. There was plenty of forms of entertainment, including the hot tub and games and a very nice outside area to hang out. Plenty of space and bedding areas. A great place to use to hold a group of people.

The house is on a nice street. It is beautiful and spacious. Sharing three bathrooms was a bit challenging, but we made it work somehow. The kitchen is well supplied. The bathrooms had enough toilet paper & tissues. There were some maintenance issues -listed below. Once addressed it will give guests a much better experience. The main issue we encountered is the miscommunication with the host. He seemed to be accommodating and even offered to waive some fees, but at the end we had an unpleasant experience with him. Per our documented VRBO conversation, my party was 22. Since the VRBO app only allowed a max of 16, I brought it to his attention to revalidate my party size to ensure we had enough beds. The host quoted for additional guests fee, which we paid for in advance and he gave us home access. Upon arrival I asked for missing bed sheets, pillows and blankets, but he said we only booked for 16 and requested a third payment. I explained his confusion and texted screen shots of our conversation where he agreed and quoted us for 22. (At the end we were 21). On Thanksgiving he sent a message threatening to remove us from the property for no payment. Needless to say it was very unpleasant specially on Thanksgiving Day. Good: - House was large and a great place to gather a large group, especially the pergola.- Dallas allowed us to stay late beyond check out.- Kitchen was large with lots of appliances, counter space, and lots of storage space.Bad: - Check-in process sucked because host was unresponsive (didn't answer phone till after check in time) and provided conflicted information (check in time 1PM on VRBO, 4PM on the phone). Cleaning people were there when we arrived.- Other than around check in, host never responded to phone calls or text messages.- Host would randomly show up to the property without warning.- Two unsecured firearms were in an unlocked shed in the backyard. They were moved after check out so host must have been aware of this fact.- Were not given a key (previous guest had broken it) and were told to lock front door and go out the back if we needed to leave, leaving our belongings unsecured when we left.Ugly: - Kitchen advertised as fully stocked, but lots of equipment was broken or missing parts (missing oven buttons & espresso machine basket, broken burners on stove, water filter needs replacing, broken dishwasher rack). This was disappointing to us because we had selected this home primarily based on the quality of the kitchen.- Most of the outdoor furniture was broken or unstable.- Outdoor lighting was limited except for the pergola.- Restroom upstairs had cracked shower head, unsecured toilet seat, and sink that splashes you when the water turns on.- Master bathroom downstairs had motion activated light that would turn off after a minute unless you waved at it, leading many of us to shower by flashlight at night.- Ominous sign in nightstand drawer that read "Do not remove, this sign is being watched."- Wifi spotty and slow.Summary: Overall quality is hurt by a combination of many large and small issues. Wouldn't be a big deal if the rate was cheaper, but for this price we expected more. It's clear this house is made for ragers, not actual use.

Excellent location & home with lots of small drawbacks
Good:
- House was large and a great place to gather a large group, especially the pergola.
- Dallas allowed us to stay late beyond check out.
- Kitchen was large with lots of appliances, counter space, and lots of storage space.
Bad:
- Check-in process sucked because host was unresponsive (didn't answer phone till after check in time) and provided conflicted information (check in time 1PM on VRBO, 4PM on the phone). Cleaning people were there when we arrived.
