The hotel is well located just across the river from Portsmouth. (It cannot be described as a waterfront property though).
It is a smart looking old house.
1) We were allocated probably the worst room in the building, being one of two attic buildings. Small with sloping eaves restricting movement.
2) The property does not have permanent staff on site but draws on its sister hotels. It is virtually a self service hotel. Guests are given a code to check themselves in, for both external and internal doors. During our stay we saw staff members for a matter of a few minutes only and they had departed from the property about 15 minutes after our arrival. Guests are given a telephone number to call in case of need (the sister hotel). For overseas visitors, in particular, this is not ideal. The lack of onsite staff even resulted in my having to answer the external door to a potential guests seeking a room.

The self-serve drink and snack section in the main lobby entrance area was sufficient. It was super nice to be able to use glassware instead of plastic.
The stained glass window in the bathroom leaked light into the room from the hallway light. Maybe a little curtain to cover this up? Shutting the bathroom door was sufficient though.

Beautiful decor, good linen, nice extra little touches and the room was immaculately clean. Great in site parking. Quiet area and other guests were quiet and respectful. Easy check in check out. Would definitely stay here again. Book with confidence!! Restaurants in Kittery close early like around 8pm so keep that in mind if you want to support the local venues.
Bed a little soft but I sleep on a hard mattress so have this issue everywhere most people won't mind I am sure. The pillows were very comfortable and good quality linen.

This is a wonderful place to stay. Location is great on the quiet side of Kittery, 5-10min walk to downtown Kittery and Portsmouth. Everything is really clean and spacious. Bathroom is big and clean and you an definitely tell they pay attention to detail. Michaela and Amanda are great and always attentive to what you need. I definitely recommend and will come back in the future.

The bathroom was the largest of all our inn stayed in New England. The amount of natural light meant we didn't use interior lighting until night. We could walk to my old elementary school the Wentworth Dennett School, Badgers Island and across to Portsmouth. You can't get a better location. 100% safe location, on-site free parking and amazing little touches that made it super welcoming.
Nothing to see here. Loved it all, literally.

Access to downtown Portsmouth was very good and quick
Did have limited supply of snacks and beverages in the “Lobby-Living Room”.
Across the street from Warren’s Lobster Shed restaurant, only problem is restaurant was open till 4pm Tues, We’d & Thurs, and 7pm Fri, Sat & Sun?
Room was to small; A/C constantly blew on my head and neck at night keeping me awake and getting a stiff neck; shower tub is unsafe, no grab handles or anti skid tub flooring, almost fell; clothes closet was in the bathroom, I don’t like my clothes getting damp; no space in room to use luggage seats; faucet on sink has separate hot and cold taps but no water mixing valve, and no plug for the drain, so can’t mix and regulate the water temperature; carpet looked old and stained; mattress appeared to be worn in the middle. I could’ve stayed at a motel with more room for half the price, or a nice hotel in Portsmouth for the same price or a little more
Biggest problem I had was rooms don’t have a small frig, I have insulin that needs to be kept cold and all I could do was to put my insulin in a community frig in the “Lobby area” or have the staff bring me ice in an ice bucket.
Everything was underwhelming, wasn’t impressed with anything. I would not recommend a stay here at the prices they charge, about the only thing I can say good is it’s location to downtown Portsmouth, NH.

The Inn was in a great location just over Memorial Bridge and walking distance to downtown Portsmouth. Charming Inn in a residential neighborhood. Nicely decorated, well maintained and clean.
My only suggestion is that a continental breakfast be provided in addition to the morning coffee. Some fresh muffins from a local bakery would be a great touch!

Walking distance to restaurants, quaint building with modern amenities, and pretty garden. Staff was extremely pleasant and helpful. Very comfortable and quiet.
It was a little expensive, but unfortunately, so are all rooms these days. Hopefully, the staff is earning better than average salaries.

Beautiful Inn and our room, #3, was lovely. Huge and comfortable bed, super clean, bathroom perfect. Perfect location to walk over the Memorial Bridge into Portsmouth and have breakfast at Colby's. Ten minute drive to the Kittery Outlets.
The ONLY improvement I would suggest is to put a grab bar in the shower. I know this would change the "look", but so would an injured body from a fall. Young people don't need this, but us Seniors find them helpful.

Cleanliness and comfort of room.
Emails from the service provider were confusing and did not provide sufficently clear directions on which room was mine. This is crucial ac there are typically no staff on the premises.
In addition. To this, I kept receiving messages asking me to provide my email address which made no sense as rhe messages were sent by email to that address
Dealing with this while returning from a trip to Europe was difficult.and stressful. It also undermined my confidence i. The service provider.
