Room was just as said in advert. Clean and good location. Be ready to walk a little to street electric train station or get to know the buses in the area. 10 and 51 very useful.
Walking up to the 4th floor with luggage but this is understandable for the property and we knew this when booking.

It was affordable and clean. The shower also doubled as a dryer for the clothes. I love that there was a washer too. Good location and recommendations for food.
I wish I didn’t have to wear those slippers to get up to the floor because I slid and almost fell but I am clumsy.

We chose the location because we prefer to be outside tourist hot spots and we wanted to ride bikes to the temples on the Western side of Kyoto. Ben’s has on site bike rental) It pays to know Kyoto is pretty huge and it can be less taxing to approach the city in sections. We stayed North, west and south over our 12 night stay and the it meant we could walk or bike to the areas we wanted to explore in detail. Ben’s place is close to several amazing temples and is a reasonable distance from Gio-Ji Temple (moss temple) Kinkaku- Ji temple (Temple of the Golden Pavillion (just 9 minutes away)
At Ben’s we were so shocked in a good way because the room just had everything (including a washing machine with soap) a kitchen, great beds. (All Japanese beds are hard so I’m not sure why people keep complaining about hard beds).
We discovered some good little places in the area for dining and coffee and didn’t try the recommended coffee place.
I’m not a fan of wearing synthetic slippers that have been worn by other travellers. We opted not to wear them so wasn’t a problem. Perhaps bring your own slippers on your trip to Japan.

It's spacious, clean, and had everything we needed.

It's also in a nice quieter spot, which we preferred.
There is a supermarket nearby where we bought meals we could heat up- this saved us alot of money on eating out.
They also provided laundry detergent.
It's hard to pick something, but maybe just a "Do Not Disturb" sign you can put on your door (we didn't know housekeeping were coming in while we were out).
We could definitely hear footsteps from the floors above, but it wasn't too much of a bother.
If you're using the trains, be aware of the 22minute walk (we prefer walking, and was prepared for it). There is a tram station 11 minutes away which is cool to experience.

Our room was at the 4th floor and we had to bring our 4 luggages of 2 weeks of clothes up the stairs.

I love that the location is not in the busy area but there's a lot of stores & establishments nearby. Do take advantage of their bioke rantal. Sooo worth it.
The only downside is no elevator =) So if you were assigned at the 4th flr... need to climb the stairs. For me & the children no issue but for senior citizen its kinda struggle =)

New, clean apartment with all the facilities. The washing machine and drying room was good for half way through our travels. Close to bus stops and convenience stores. We hired Ben's bikes for a day of sightseeing and it was easy and safe to navigate around the area. Ben was also very helpful advising places to eat.

Price is unbelievably good . I actually appreciated paying in advance ( one less thing to think about ) . We were allowed to check in early . Two single beds and a double was a nice change for a group. A washing machine and drying room was life saving by this point in the holiday as well . Washing pods were even provided . It was just a well kept place and for such a low price a night it was excellent .
Lack of elevator makes for a difficult slog if you are on the fourth floor . Location isn't amazing ( a 30 minute walk from the nearest train station).
