About this house rental
Enjoy a 5-star vacation home and all of your favorite freshwater activities - swimming, kayaking, playing on a sandy beach, fishing off the dock, or just sitting by the water. Our dock can handle large boats, and if you don't have one to bring, a rental boat can be delivered to Little Sebago so you can enjoy lake cruising, water skiing and boarding, tubing, and fishing.
In terms of location, the property is less than 20 minutes from a commercial area with numerous restaurants, the beautiful Spring Meadows Golf Course, Seacoast Adventure (mini-golf, aerial, games, rides, and restaurant with music on weekends), a good lobster pound, and a relaxing spa. And it's less than 40 minutes to Freeport and Portland for great dining, shopping, and cultural experiences.
The fall is a great time of year to be at the lake with apple picking, hayrides, nature walks, and a great foliage season. Rattlesnake Mountain is 30 minutes away and has beautiful hiking (and no rattlesnakes). During the winter months, snowmobiling, ice fishing, cross-country-skiing, snowshoeing, and ice-skating (if the conditions are right) are all available out the front door, and we are within reasonable driving distance of some great downhill skiing.
The home (we call it “The Lodge”) was built in 2013 with LEED-Platinum construction standards in mind. It was built on the same spot where our extended family’s first Little Sebago “camp” used to sit. It was hard for some of us to see it go, but the design of the new Lodge was based on many years of vacationing together in this exact location, and it works great for family reunions and multiple family rentals!
The property has beautiful landscaping and mature trees. The waterside of the property has an outside granite stairway with a stainless handrail that winds down from the main floor’s screened porch to a terrace where there is another entrance, directly into the lower-level hallway. The stairway then goes a few more steps down to a partially-shaded grassy area - an ideal spot to spend time near the water, lounging or lake-watching. Nearby is a large waters-edge deck, an extra-large dock, a storage shed holding life jackets and paddles, and two sit-on-top kayaks (one double and one single). But the main outside attraction, for many, is the great private beach, with nice natural sand and a very gradual descent into the great water of Little Sebago Lake. A float completes the waterfront, and the swimming is excellent in both directions.
The heart of the Lodge is the great room, which features a modern kitchen that can handle a crowd with ease, a large island with 6 bar chairs, a 12-person dining table, a round table for games and puzzles that seats 6, plenty of comfy furniture for lounging, and big windows for light, views, and breezes. There is no air conditioning, but there are multiple ceiling fans and at least one portable or window fan for each bedroom and the great room. There are beautiful wood floors and finishes throughout.
The Lodge’s bedrooms come in two basic types, “large” and “flexible”. There are 2 “large” bedrooms. The large bedroom on the main level is wheelchair accessible and has great sound insulation from the the rest of the house, so it can be good for folks who don’t want to deal with stairs or who may want to go to bed earlier than others. It has a two extra-long twin beds that we can cinch together for you to make a king bed, great storage, and a compartmentalized full bath (3 lavs) that can be made either private or accessible from the great room. The other large bedroom, on the upper level, is actually a “suite” that occupies that entire floor. It has the same twin/king bed set-up, great storage, and its own full bath. And it also has a “nook” room with two regular-length twin mattresses on the floor for children, if needed.
The four “flexible” bedrooms are on the lower level, which has a center hallway and a pair of these rooms on each side. These four bedrooms are the same size, and each has its own door with 2 extra-long twin beds (that we can cinch together to make a king bed). A set of four wardrobe closet create a wall between each pair of rooms. (Please note: it's a good visual barrier, but doesn't provide as much sound privacy as a real wall.)
Also on the lower level are two compartmentalized full bathrooms. One full bath has one room with a stacked full-size laundry set and countertop lav, which leads to another room with a toilet or a third room with a shower. The other full bath on the lower level has one room with 3 countertop lavs, which leads to another room with a toilet or a third room with a tub/shower.
All that said, many of us think the best part of this house is not really in the house or the waterfront - it’s the screened porch. This porch features a vaulted ceiling, two ceiling fans, a stone fireplace, and screen “walls” on three sides that roll up or down, from the floor into the ceiling, at the touch of a button. It is often enjoyed all day and then well into the evening for outside dining, fireside chatting or singing, and s’mores!
The view of the lake from the home is to the west, so there are fabulous sunsets. The home sits on the southeast edge of Little Sebago Lake’s large central basin and across from Spider Island. The top part of the driveway is paved and is fine for parking, but it also has a basketball court and garage-mounted heavy-duty adjustable hoop - dunk away! (2 balls are provided). From there, the driveway slopes down toward the Lodge where there is parking for up to 6 vehicles very near the home. There is also parking for up to 4 more vehicles on the basketball court and next to the garage (except in the winter). Parking is not allowed alongside Qualey Road. In the winter, access to the home is via a different driveway that goes by a neighboring (but much smaller) home that our extended family also owns but doesn’t rent, and a second home (just beyond the smaller home) that we also own. (The latter sleeps 10 and is available as HomeAway #3846202.) Although it may sound a bit crowded, there is both space and vegetation between the homes, and the overall layout provides each home with a nice sense of privacy.

We had a wonderful week and the house was absolutely gorgeous and hosts were very friendly and responsive.
We cooked most meals and the kitchen was very well stocked with everything we needed. The kids enjoyed fishing off the dock and swimming in the lake.
We would definitely love to return for another week.

The lakehouse was absolutely beautiful. Everything was spotless. We had a couple questions that were answered quickly. We had a wonderful time and would definitely rent here again.

We were renting the property to celebrate a 40th and 80th birthday. This house is absolutely perfect for large families with multiple kids. It's really been expertly designed to accommodate families. I have two sisters and we each have kids ranging in age from 3 to 21 and everyone was comfortable and happy with the space. My parents were able to stay on the main level so they never had to take stairs and a large open room is behind a heavy soundproof door which allowed for my parents to get a little extra sleep when the little ones were up and about.
We enjoyed cooking together in the big open space, large family style, meals, and kayaking and swimming despite the somewhat chilly October air.
We loved hearing loons early in the morning and in the evening. Maybe due to the time of year, we felt we really had the lake to ourselves. It was an absolutely magical weekend and we are so grateful to have found this spot. Cannot recommend it highly enough for families!

Our extended family of nine adults had an absolutely wonderful weeklong stay at The Lodge. The home has everything you need - a well equipped kitchen, comfortable beds, kayaks, and a beautiful outdoor fireplace. We will certainly plan a return visit.

We had our family of 11 (ages 12 to 81) with us to celebrate our 60th anniversary. We brought or rented 9 boats (including 2 paddle boards, 4 kayaks, a Sunfish sailboat, a small fishing boat and a 22' pontoon boat) plus lots of floats. We spent our days on and in the water and everyone loved the very accommodating house. This house was created with a group like ours in mind. Everything was perfect and the view of the lake from the house is absolutely wonderful. Everyone in our group is asking when we can go back. My wife loved the 38 well maintained steps to the lake and the fireplace set the mood and atmosphere for the one rainy day we had. She also was impressed with the well stocked kitchen and counter space. Definitely no down sides to this rental.

We attended a wedding in the area and the house worked out perfectly.
The owner could not have been more helpful, and even left the dock in so we could go swimming. We had a wonderful time and would recommend this house to anyone.

Perfect location for a family vacation!
The Lodge was an ideal location. Quiet, peaceful with beautiful views of Little Sebago! Plenty of room for everyone and we loved the patio with screens we lowered in the evening, a fireplace and perfect gathering place to use our projector and watch the Olympics! Used the dock and seating area on the water everyday and the kids loved the fishing.
Would love to stay again!

Ideal Rental for Multiple Groups
Honestly, I couldn't have been happier with this lake house. I have rented several before in Maine but this was by far the best.
We rented this house because ours was too small to host our family: My husband and myself, my sister and her 3 kids, my brother and his 2 kids, and my parents. All kids 7 and under so can get dicey in small spaces. There was enough room for everyone to have their own space. We loved that you can find shade or sun at anytime of day. Loved the screen that came down around the patio at night. We loved that it felt private even on a relatively busy lake. Only down side was no TV but only really missed that on the rainy day we.
It was clean and everything was labeled and even instructions were labeled where needed. The communication with the owners was easy and they always replied in a timely matter. Even though only 20 minutes from home, we felt like we we on vacation. It is the first rental I have been in where I thought ...we will definitely rent here again!

We came for a college visit and experienced so much more! The house was perfectly clean, the view was so peaceful and kayaking on this pretty lake was the icing on the cake!! We hope to come back soon!

Beautiful Lake Home
You can tell a lot of thought went into building this beautiful home. Wonderful dock, nice small beach, incredible views, and lots and lots of room inside. We rented a projector and made good use of the movie screen. Sunsets across the lake were stunning. Porch with fireplace was very cozy on a cool evening. And loons! Easy drive to Freeport or Portland if you want to take a day trip.

Plenty of room for everyone
We enjoyed our stay very much and hope to rent again in the future. There was plenty of space for all of us with rooms to spare. We loved the fire and screened porch which is where we were most of the time if we weren’t on the dock. The kitchen was so spacious and had everything you could need to cook any meal. Everyone had a blast .

Amazing stay!
I cannot say enough great things about this home and the owners! Everything was perfect! We had 6 adults and 7 children (ages 1-9) and we had plenty of room. The home is well designed and beautifully done. The outside patio/porch was perfect for nighttime or a break from the sun. The fireplace and the screens made it enjoyable no matter the weather. The dock and beach were so fun and great for all ages. The kids loved jumping off the dock and swimming to the floating one. The owners were amazing! From the moment we booked to checking in during our stay they were pleasant, accommodating, and very responsive. We made amazing memories with our family and friends and cannot wait to book again!

Excellent Stay!
The property was perfect for our needs. Several generations of family. Very clean. Owner has thought of EVERYTHING! Loved all the hooks to hang clothes and towels. Beds were very comfortable. Beautiful home with a great view of the lake. Spent every evening on the porch with a fire in the fireplace. The retractable screens are genius! Kept all the bugs out at night. House in very safe and friendly location. Owner was extremely responsive. Highly recommend...you can’t go wrong with this place!

Another great holiday
We are five adults and four adult sized young men and this property is just perfect for us over the Christmas holidays. Great gathering space for meals, talk, games, and hanging out. Plenty of sleeping accommodations that can adapt to all sorts of arrangements and rearrangements. Well supplied. We have been here before so knew all about the great features of this house,. property and neighbourhood. No problem winter access. GREAT HOST.

50th Wedding Anniversary at the lake
We had the most wonderful time at your beautiful lodge. I hope that we will be able to visit again in the future. Thank you so much for having such a wonderful home and a place for us to celebrate our 50th wedding anniversary with our children and grandchildren. It was fabulous. We did a renewal service on the grassy area with the magic view from the porch. The lake and the lodge provided everything we needed. Cathy‘s lobster bake provided the Clam Bake, Our grandchildren created memories that will be with them the rest of their lives. If anyone has questions about catching fish in the lake, please know that we were able to have a delicious dinner from the fish caught. Our week at the lodge was AMAZING. Thank You!

Perfect house and setting!
The Lodge was well designed, spacious and everything we needed was available. There was amazing attention to detail everywhere you looked.
We loved the crystal clear lake, sandy beach, dock, float and deck. Perfect place to swim, relax and kayak around Spider island just off shore. Kids and grand kids enjoyed every day!
Our family vote for the best of the best was the screened in patio. The screens were raised in the daytime for easy access and lowered in the evening for a bug free outdoor space (with a fireplace) to play games into the night.
The mornings were spectacular! Peaceful, quiet, wonderful views with loons and ducklings passing by.
Our thanks to John and family for providing a perfect setting for our Maine vacation! We'll be back!

Wonderful lake home stay
Our large family had a fantastic stay at this home in late May. This is a newer home with beautiful light wood paneling throughout, attractively furnished, with large great room, well-equipped kitchen, 4 baths and very comfortable bedrooms, many with lake views. We enjoyed the screen porch and the outdoor fireplace each evening. The dock and two swim floats would draw us back in the summer, and we enjoyed the use of the two kayaks. The washer/dryer were a bonus. Our host, John, was welcoming and responsive. Would highly recommend this property to others!

I could not have been more pleased with this incredible vacation home. I have lived on a lake in the area for 30 years and needed a larger accommodation to house out of state guests to our sons wedding...finding this lodge was a home run. 12 of us stayed, never feeling crowded and all of our needs were fulfilled. From a lobster cook out on the screen enclosed porch to renting a boat and keeping at the dock. I would recommend this rental to everyone. Mike Cobb

This was our second time staying in the home and we loved it! We have a large family and this home can accommodate us and give us all the space we need. We loved the open living room and kitchen concept and really loved the fact that there’s no TV. The lake froze so we were able to skate and ice fish! The property manager was extremely attentive and even ran coffee filters over when she found out there were none left. The home is spotless and feels new even though I’m sure it’s not. Would love to continue coming back!

The house is very thoughtfully designed and works well for guests of all ages and sizes.We were a group of nine (three generations age 14 to 72) and it was fantastic. Easy access to local shopping (15 mins), Portland, Freeport, winter fun (tubing and skiing). The house is right on the lake and we really enjoyed listening to the ice cracking and moaning as the temperature changed. Ramsell Road is very handy and a great road for long or short walks. Cannot say enough about the house -- geothermal heating plus solar panels, beautiful wood throughout, enough storage for everyone, great kitchen, everything was well stocked, wonderful outdoor fireplace, incredible moonrises and sunsets..... Great flexibility in terms of the beds and how rooms are shared. The great room was brilliant -- very large dining table, small round table for puzzles and games, nice comfortable chairs and sofas, great views, ability to cook and stay with the group at the same time. Our only quibble was that the tub/shower on the main floor suite was a bit tricky to get into and slippery.

The house is beautiful and offered tons of amenities. We had a bit of a challenge with the heat consistently working, but luckily it didn't get too cold over the weekend and we were able to use the emergency heater instead.
We would definitely would consider staying here again for our next reunion. Thanks to John for being a great host!

This house is great for a large group. The pictures were great, but the house is even better in person. John and family have done a great job putting together a house that is ideal for a getaway weekend. There are a lot of activities to keep people busy and active. There is ample room for trash and recycling, which can be an issue at other rental homes but they take care of everything! Definitely planning to return to this great location.

Our family of 14 (12 adults & 2 "babies") Had a fantastic week at The Lodge! John was super responsive to all questions about the house and area. This home is top notch! Thoughtfully laid out for us all to gather for meals and games! LOVED having no TV! Internet was always working! Good size bedrooms, bathroom set up is great on all 3 floors!!!! Lots of water pressure in showers! The kitchen has everything you might need! Instruction and direction notes are so helpful! Plenty of parking we had 7 cars and a boat trailer! The grounds are beautifully landscaped too & the well lit steps to the dock are great! Screened in room was wonderful at night for a fire and to enjoy the loons, The dock was the center of fun! (we brought a boat and rented jet skis!) The kayaks and yard toys were nice to have available! The little sand beach was a hit for the kiddies! Everyone in our group would love to return next summer! The house was amazing, fresh, new, versatile accomodation. Loved the sound deadening door that meant the kids could sleep and the adults could play games in the large living room. We had beds for 14 and used them all. Bathrooms one each floor with 2 of them where 8 slept was great. The lake and waterms were a super hits. Kayaks, lifejackets, firepit... And loons calling from both ends of the lake. The kitchen had everything we needed. I can't think of anything better. Unless fish could be noodled out of the water. All had a great time of family. Thanks so much for renting your amazing home.

Fantastic house in a gorgeous setting. The house has excellent furnishings and you can tell it was very thoughtfully designed - for example, the soundproof door separating the common area from sleeping rooms. The owner was extremely reasonable to work with, and consistently returned calls/messages in a timely manner.

Lovely home with amazing views of the lake. Well equipped and very clean with everything we needed and more. My favorite space was the patio (with retractable screens) with the beautiful stone fireplace. Great place for our family to get together after my son's graduation from Saint Joseph's College.
