About this house rental
3,700 square foot, spacious house with 4 bedrooms, 3.5 baths. We do not have a dock, but have stairs down to the riverside! You can launch a canoe or kayak at the house. There are wonderful places to enjoy the view and throw in a fishing line. There is also a swimming pool for you to enjoy!
This home has many stairs, and there is no elevator or ramps for wheelchair access. You must be able to navigate at least one set of stairs to reach the first living level. The home will be fully furnished with linens for the beds and plenty of towels and washcloths for the bathrooms. You will find what you need to bake or cook during your stay! There will be sufficient paper towels, toilet paper and soap for handwashing at the sinks. You will need to bring your own personal grooming items.
This home is in a quiet residential neighborhood. It is not suitable for loud or late night parties, and you are expected to respect the privacy and comfort of the neighbors at all times.
The house has beds for 12 people: 2 queens, 2 full, 4 twins.
If you are at the max occupancy of 16, there are 2 roll away twin beds with comfy memory foam mattresses, 2 twin and 2 queen air mattresses to choose from.
First living level (2nd floor) has a living room, study, kitchen, dining room, powder room, utility room with washer/dryer, 2 bedrooms, full bath and powder room.
Living room: 55” HD T.V., blue-ray DvD player, ceiling fan and comfortable seating.
Study: Perfect place for games, with a great poker/game table
Utility Room: full sized Washer and dryer, built-in ironing board and full sized iron.
Kitchen and Dining Room: well equipped with everything you need! You will find a coffee pot, keurig, hot water pot, blender, standup mixer, and necessities for cooking. The stovetop has two burners in addition to a griddle/grill. Microwave, dishwasher, toaster oven, full-size oven and large refrigerator. There is a counter height table that seats 6 in the kitchen eating area, and a large dining room table with 8 chairs. Additional stools and folding chairs are available.
The two bedrooms share a jack and jill style bath; one room has a wonderful view of the river and access to a balcony that stretches the entire back width of the house. This bedroom sleeps 5 with a twin over double bunkbed, trundle bed, and a separate twin bed. The second bedroom has a pool view with a whimsical loft perfect for kids to enjoy, and sleeps 3 with a full and twin bed. Each bedroom has access to its own sink, and shares the toilet and walk-in shower. There is a blow dryer available for use.
Second living level (3rd floor)
Two master style bedrooms with private full baths, wonderful views of the river and both access a balcony that stretches the entire back width of the house.
The main Master Suite sleeps 2 with a Queen bed, view of the river, coffee bar with a keurig, separate seating area, and opens on to a balcony overlooking the river. Main Master Bath has tile counters with 2 separate sinks, dressing area, large walk in closet, jetted tub with waterfall spigot, and a walk-in travertine-tiled shower.
Second Master Suite: sleeps 2 with a Queen bed, view of the river, and opens on to balcony overlooking the river. Second Master Bath has single sink, walk-in closet, and walk-in travertine-tiled shower.
There are 2 queen air mattresses, and 2 twin air mattresses to accommodate the remaining guests. There is a stage area on the third floor with a great reading corner providing a view of the river, and a table perfect for family games or puzzles. There is plenty of floor space on both levels for the air mattresses.
Ground Floor: Large covered patio on the first level with a soccer table, pool table, ping pong table, seating area, eating area, and refrigerator.
There is a large portico next to the river bank which sits next to the firepit. There is a large yard perfect for lawn games with several hammocks available for relaxing afternoons. While we allow 2 dogs, there is no fencing, except around the pool, and Seguin has strict leash laws which require you to maintain control of your pets at all times.
There is off-street parking to accomodate the maximum of 6 vehicles permitted at the house at any time.

Enjoyed the vastness and layout of the home which is only 30 minutes to the Comal river,
which was the reason for our trip.
We had 3 families with 8 17+YO kids. Everyone had plenty of room to spread out and the ground level playroom was fantastic with pool, grill, ping pong and pool table, and so much more.
Beds were comfortable and clean. A/C worked wonderfully.

This house was perfect for our annual Cousin Camp. Easy access from Houston and San Antonio; lots to do in the area, and on the property and in the well-equipped house. Lots of bedroom and game areas, pool table and swimming pool-great for a large family or friend group! We loved it!

We had a great time at the house for our annual family river trip. We ended up having 10 adults & 4 kids, ranging in age from 1 to 12 years old. The pool was great; we spent a lot of time out there. Also, the bottom floor was a fun space with fooseball, ping pong & pool tables. All the beds were comfy, and we had plenty of linens, pillows, & blankets! Thanks for a great stay!

We really enjoyed the big Mediterranean house! We had plenty of room for our big family. We enjoyed using the pool and the Game room area. Some of our group even fished in the river. The property host was very easy to communicate with! We appreciated that!

We are a group of 8 girls in our 60’s. The property owner was very helpful and easily accessible, while also giving us privacy. The town of Seguin had so many options for food and activities. We stayed busy for 4 days eating, shopping, crafting, and visiting. We would definitely come back.

This was a very spacious house and had everything you need to entertain kids and teens! We drove to San Marcus to ride the river once then stayed at the house enjoying the pool, fished the river behind house and played the games under the home. Roxanne is a great host!.The Root Cellar is a wonderful breakfast place not far. Less than 30 mins drive. We did not get to try Court st cafe but that one is 4 mins from house. Loved our stay here!!

We had a lovely stay! Roxanne was very attentive to one issue we had and made sure everything was taken care of for us. There was plenty of space for our entire party and we loved the castle-type feel of the home. We wish the river was a bit higher but that would not stop us from returning!

The photos definitely did not do justice to this unique Tuscan themed home. We experienced finicky weather on our stay, so we were only able to enjoy the pool briefly, but the abundance and variety of games and activities provided by the owners allowed us to enjoy our stay all the same. We played ping pong, pool , foosball, cards and some kids even played board games. I would highly recommend this property.

This was our 2nd time to stay at this house. Both trips my kids left items at the house, and both times the host was quick to return them to us. The hosts are super friendly and take great care of you. The house is huge and well maintained. Nicely furnished and very well stocked. My kids love the loft bedroom. I love the privacy of the master which has a massive bathroom and huge soaker tub. Very close to Seguin grocery and restaurants, though my daughter and her friends love to cook and enjoyed the kitchen. Best of all - dog friendly : ) and my goldendoodle would like you to know it's great for bird watching.

The house is huge and beautiful. Plenty room to sleep multiple family members and alot of toys and games for kids. Wasnt as clean as it should be. Had cobwebs and spiders throughout the house. My card was charged an additional cleaning fee after we left but we cleaned up. The rules are you have to clean some things before you leave. That was fine until i got hit with an extra cleaning fee for towels being left hanging on a deck and a cigarette butt on the ground. The cleaning fee is already high. Then my son hot ecoli in his ear from the pool. The specialist said that its usually a stomach thing but it got in his ear from the dirty pool water. He had to get a fungus pulled from his ear.

Our second stay here in 5 years, and the addition of the pool really made it tops. We've been doing VRBO trips annually for 10 years coast to coast and this is our favorite destination. We visited San Antonio Riverwalk, New Braunfels Comal River Chute, Lake Travis Party Barge (Just For Fun), San Marcos River tubing, and enjoyed the Sequin Saturday market. Roxanne is a great host. The home is very spacious and has everything we need including nice porches to just sit and visit.

What a grand, spacious, comfortable home! The only thing better than the home itself was the hospitality of the owner!! The home had everything we needed for a 10-day stay. There was an issue with the washing machine that was diligently attended to by Roxanne. She communicated well about when she would need to be in the home. She was more than accommodating in seeing that we were not adversely affected in any way by the washer issue. I very much hope we are able to stay in her home again. This is such a fun house! I took my teenage daughter and some of her friends for spring break. Lots of room. The master bedroom with balcony right off it gave me lots of privacy. I even took work calls from the master bath because the vanity area has a nice little desk. The kitchen is very well stocked. Games galore for the kids to play - even teenagers. And while it was too chilly for me, the kids enjoyed the pool, which has a nice shallow end that allows the sun to heat up the pool nicely. It's a very quiet neighborhood. A great place to watch birds. Technology worked great as these kids are also gamers. And I took work Zoom calls with no wifi problems. We'll keep it on our list of places to return to.

We had the most pleasant and serene stay during Christmas. My family of 13 had a very comfortable stay. Everything we needed was at our finger tips. My kids described it as our "castle". We cooked huge family meals without any issues. Walking out on the balcony each morning to watch the sunrise was my favorite part. We didn't get to use the games on the first floor due to the cold weather but we had plenty of Christmas activities to do. The neighborhood was quiet. This was a true pet friendly place. We definitely want to visit again during the summer months to enjoy all the activities. Owner had great communication.
