We are delighted to offer this luxury self-catering holiday apartment situated in the heart of Edinburgh's famous Royal Mile, close to St Giles Cathedral and Edinburgh Castle.
It offers ideal holiday accommodation for a short break in the very heart of Edinburgh. The apartment is on the third floor, with large windows overlooking the pedestrian precinct area of the Royal Mile.
The sittingroom has comfortable, built-in window seats, where guests can sit and watch the ever changing bustle of the Royal Mile below. The sitting / dining / kitchen area is open-plan.
The comfortable sitting area has a digital television with Freeview, DVD player and a CD / radio with an iPod dock. The fully fitted and well equipped kitchen has a gas hob, electric oven, fridge, freezer, washing machine, dishwasher, kettle, toaster, iron and microwave. There is a large dining table that can seat up to eight guests.
Wireless Internet broadband is provided for use with your own laptop, tablet or smart phone.
The sleeping accommodation comprises two bedrooms: one double to the rear of the apartment and one twin with secondary glazing to the front.
The bathroom has a shower over the bath.
The apartment is tastefully furnished with quality furniture that matches the attractive wood finish of the apartment.
Full bedding and towels are provided.
The property has full gas central heating.

Perfect location staying on the Royal Mile. We could walk everywhere plus watch all the street entertainment outside the apartment! The stairs up to the apartment are not suitable for people with accessibility challenges so that is the only issue. Great communication with Derek which was appreciated!!

We really enjoyed our stay. The location could not have been better to explore the main attractions of Edinburgh! Instructions to access the apartment were clear and the responsiveness of the host was extremely fast. Having two sets of keys was perfect for our travel group. While the parking space was a 15 minute walk, it was extremely nice to have a space in a safe location for free. The apartment itself was great. Lots of room to spread out and loved having window seats to watch the city street! Would stay here again!

We loved staying here! It was so central to everything that we were easily able to walk everywhere we wanted to go. The flat is comfortable and had all the amenities we needed. There are quite a few steps up, and it can be a little loud from street noise on weekend nights. But the nice heavy shutters shut out most of the sound and light for sleeping. Those didn’t affect us terribly, and we loved our time in Edinburgh and in this flat. I would definitely stay here again!

This is a beautiful apartment in Edinburgh. The Location could not be better. The apartment is clean and spacious with amazing views over The Royal Mile. We highly Recommend Oscar's Italian Restaurant across the street. Amazing food and service.

Brilliant location and enjoyed sitting in the window seat watching the world go by. Great to have welcome tea and coffee and the check in process was very easy. We really enjoyed our stay in this lovely, comfortable apartment.

The flat was absolutely stunning, very comfortable once you were inside. Stairs were a bit of a challenge, especially with several suitcases. Recommend taking a taxi from the train station, all uphill to the flat, not an easy task with lots of luggage. The flat is worth the workout.
Watched street performers from the windows, lots of places to eat and pubs for the traditional pint and a pie. Definitely a stay again!

This was our first stop after landing from the US. Accommodations were easy to find, very comfortable and very convenient for everything in the city. Getting luggage to the 3rd floor was not terribly difficult and the streets were a lot of fun to watch from the living area. We’d absolutely stay here again in the future.

Property was great. Everything looked exactly like the photos. The location is perfect. Five minute walk to Edinburgh Castle. The only issues we had were we couldn’t get the dishwasher to work could just be an error on our part. The only other thing to be prepared of if you stay at this property is stairs .Edinburgh alone has a lot of stairs, this property is third floor Up And it’s quite a struggle with lots of luggage. Only other thing is the door sticks when you try to open it you have to give it a pull and tug and shake it a few time to get it to work. Overall, though would still definitely recommend.

Fantastic two bedroom flat right on the Royal Mile. Beautiful place, loved sitting in the windows and watching the people walk the streets. Easy to find, and to check in and out. Awesome spot, would highly recommend!

166 High Street was the *perfect* location for our family with adult children! Communication with Derek was thorough with a very quick response time. Directions were excellent. The walk up the hill from the train station and up the stairs to the apartment were fine for us, but we appreciated the heads up ahead of our stay. Every single Edinburgh tourist site was walkable, with lots of fun pubs, coffee shops, and restaurants along the way. What a great week!

As others have stated, the location of Derek’s place was perfect. Walking to everything in Old Town. He was very accommodating, allowing us to check-in early, even though we had only requested dropping our baggage. The unit is well equipped and was perfect for our stay (2 couples). As stated, there are some stairs, but we knew that going in.

It is a very nice apartment overlooking the Royal Mile not too far from the castle. In addition to having ready access to all of the "go to" highlights in Edinburgh, it was also a pleasure to sit in the window watching people go by.

We checked in for a fantastic Memorial Day Stay. You can’t beat this location in Edinburgh. We were able to walk to many sights. I had a fantastic run to Arthur’s Seat. A bit further than desired from the Tram and an uphill walk from Waverly station. Would recommend taxi to and from the destination if you have bags.

The only thing that kept this from being 5 stars was a bit of a mix up at the beginning. Derek mistakenly sent us the code for a different property so we were stuck standing in the drizzle for an hour until we could get in touch (he was in an area with very spotty cell coverage). Once that was sorted out, the stay was perfect! Lovely apartment. Clean, comfortable and the location can't be beat. Would definitely stay again.

Location is right on the royal mile and very convenient to walk to sites and restaurants. Check in was as expected and Derek was very responsive. The unit was very clean and bright. The kitchen table and kitchen were bigger than we expected. There are 2 sets of stairs to get up to the room, which are described adequately for the rental and mentioned in other reviews. Great place!

Such a great location! It can’t be beat! The rooms were fantastic! The window coverings made it pitch black which was so great for sleeping in. The family room was the cutest and we loved people watching from the windows! All our tours started within 50 ft of the flat which was amazing! Loved the full kitchen! And washing machine!

Luckily we did know that being a very old building that there were lots of stairs up to the third floor above the shops

The location is fabulous! The apartment is charming, unique and more than fully equipped. Derek has thought of every eventuality.
It was an extremely comfortable space for two couples and it’s window seats overlooking the Royal Mile afforded much entertainment. Would highly recommend for a visit to historic Edinburgh.

This property was outstanding. The location couldn’t have been better. The flat is just beautiful, yet warm and comfortable. We enjoyed sitting in the window seats and watching the action on the Royal Mile below. The flat is fully equipped and has everything you need. It is beautiful & perfect! You cannot get a better location to stay while in Edinburgh. The Amenities are extensive. The view from the flat is second to none! Walking distance to everything in the city. Super clean and so very Comfortable. Thank you for a wonderful stay!

The location of this property was amazing. It is in the heart of the Royal Mile with easy walking access to many of the most popular Edinburgh attractions. Communication from the owners was great, and everything we needed for our stay was in the flat. Could not have been happier - it was an amazing first international travel experience for our two teenage children, who loved the vibrant neighborhood. My wife and I also enjoyed morning coffee overlooking High Street every morning. Would definitely stay there again if we ever return to Edinburgh!!!

Really enjoyed our time here and if I am ever back here I would stay here again. Everything was as described and the location could not have been any better so close to everything so that even when we had picked up something and didn’t want carry it around we could just drop it off. Such a beautiful apartment and great location! Central to old town for Edinburgh castle, walking the royal mile, Victoria street, Greyfriars Kirkyard, princess street garden and short walk to New Town. My family so enjoyed walking around old town and the royal mile and being able to pop back into the apartment for breaks in between!

We stumbled across this listing without a clue of the events surrounding NYE. We knew this was close to old town city center but it was the absolute best place we could have ever imagined! The beds and the coziness of the flat were the best accommodation we had thus far on our adventure!

Wonderful place to stay to enjoy all of the old town. Very clean and well appointed. We loved the beautiful architecture of the apartment and building. We found the location excellent to explore and convenient to everything we wanted to see and do. We enjoyed hearing the bagpipe players and a guitar player each night from the apartment. Would definitely stay again when we return.

Everything about the place was quite nice. The owner was very attentive to questions and a great help. We couldn’t ask for better customer service. I turned 77 during our stay and my wife is 72. The spiral staircase to this third floor apartment was a rough go especially with luggage. Every evening there were buskers on the street outside until 9:00-10:00 pm that were sometimes insufferable. From what I understand, the local authorities were in the process of taking steps to curb the later so that may be improving in the near future. We had a nice time.
