A secret little hideaway right in the heart of the town, less than a minute's walk from some lovely shops, cafes, restaurants and pubs. Bursting with character, this sweet but well-equipped character cottage will give you a lovely taste of the Norfolk coast.
Newgates Cottage, once part of The Chantry and dating back to the 17th century, still retains many of the original features, with latch doors and exposed beams throughout. Set over three floors, this charming mews style cottage offers comfortable and cosy accommodation for up to five people, and will appeal to families and friends who enjoy the convenience of being able to walk out of the door and find everything they need right on their doorstep. On the ground floor there is a good sized open-plan country style kitchen with adjoining dining area, and a handy shower room. The dual aspect spacious sitting room is on the first floor, along with a king-size bedroom and family bathroom. On the top floor is a triple bedroom with both a double and single bed. Outside there is a small sunny courtyard garden to enjoy.
It's only a five minute walk to the quay where you can try a spot of crabbing. From here, stunning Wells beach in a further fifteen minute walk. This quaint and vibrant seaside town ticks lots of boxes and offers something for everyone at any time of year.

Easy to find great location by the high st and warf. Parking as discribed not outside was able to drop off and parked 5 mins away. This may be more difficult in busy season. The property is well equipped. The only two down sides were with an older member of the family and 1 with knee issue the furniture was very low and difficult to get out of for the younger of us it was fine.
The 6am delivery's outside the property to the high st every morning were certainly an alarm to get started on the day. After the first day shock we joked about it..the delivery drivers certainly liked to shout their conversation down the street with little consideration for residents. But we would certainly praise the host for the lovely feel to the property 😊

Lovely break
We enjoyed a lovely break at Newgates Cottage.
The cottage we knew was central to the town so expected noise especially being so close to shops.
Lots of lovely pubs and shops so close which was perfect for us .
The cottage catered well for our dog which was an added bonus .
Lots of lovely walks on the door step .

Fabulous!
Fantastic quirky cottage. Every available surface is adorned with individual niknaks- must be a nightmare to clean! Parking wasn't a massive issue for us but we haven't got children and were happy to park up and not move for the week. Our dogs were welcome ( the owners had left blankets and emergency supplies in case anything forgotten) and the enclosed courtyard garden,though small, was a bonus for the dogs. The cottage was very warm with the storage heaters- but we didn't really understand how to adjust them. The location was excellent. Central to all amenities and within walking distance of shops/pubs/beach etc.

Walking distance to everything you need
Perfect location for everything . Winter parking is good I imagine difficult in summer months . Garden needs a tidy up bit apart from that all good . Lovely little cottage

A lovely stay for Christmas Tide!
Newgates Cottage provided us with an excellent location to explore the beautiful town Wells-Next-The-Sea. It was fully equipped with everything we (and our dog) needed for a very comfortable stay. We hope to return in the future!

Recommend
Great cottage in a great location. Very comfortable beds and sofa and everything we needed for a week. Good to have two bathrooms, one with shower one with bath. Small but secure sunny courtyard. Only small downside was no parking. No problem in June but possibly would be in high summer.

Cute cottage with everything we needed
Our first time at Newgate’s Cottage (we have stayed in Wells every summer for 12 years!) First impressions were good - quirky and sweet - we loved all the little nik naks everywhere which made it unique. Great location! Excellent value for money too.
Plenty of crockery etc. although could do with more cutlery and pans and upgrading of frying pan! Bed in top bedroom wasn’t very comfortable for us but that maybe a personal thing.
The smoke alarms were extremely sensitive - we gave up trying to cook anything because even when we opened the oven they all went off!

Newgates Cottage
We loved the cottage. Also it is a great treat to take two dogs to what is essentially someone else’s property. I have to say thanks for that. At some point the downstairs shower needs replacing. It has seen better days. The bedding was lovely, Clean and attractive. The place needs a good all over clean. Under our bed is a dirty old sock. Not ours. The runner for the kitchen table was stained and we did not use it. The floor was brushed thoroughly by ourselves. I dont think it had been done for a while.
We had cause to call Norfolk Cottages and their response was professional and quick. We enjoyed our week and the area is fantastic.

Couldn’t be a better position
We really enjoyed our stay at Newgates cottage. We felt at home straight away and had everything we needed. A short walk from shops, great pubs and restaurants. Will miss our morning coffee in the sunny little court yard.

Homely well equipped cottage
Great place to stay - spacious and close to all amenities. Very well equipped and comfortable. Dog friendly, as are most shops and cafes in Wells which is great. Only down side is rear garden is rather small but no big deal as lots of great walks nearby. Will be back.

Easter break
We stayed at Newgates Cottage for a family break over Easter. The property is in an excellent position in Wells, less than 5 minutes' walk from both the Quay and the Buttlands. The property has no parking space, so you have to find a spot to park on the Buttlands (free) or in one of the local car parks (£7 for 24 hours), which is a bit of a nuisance. The property was clean and tidy when we arrived. There is no tumble dryer at the property, which was a problem given the amount of rain we had while we were there! The kitchen/dining area downstairs is perfectly functional, but slightly dingy. There is a stair gate in the property. The upstairs living room, bedrooms and bathroom are fantastic. The WiFi is good.

March in Wells
Although outside the holiday season the main issue we had with the cottage and its location was the busy cut- through route that Newgates Lane is. This was particularly the case with the construction work traffic associated with the new arts centre and service vehicles delivering to the rear of shop premises. One two days we were disturbed at 5am in the morning. The property of course is hard against the road and the lounge window is at the same level as the lorry and van drivers, so there is something of a loss of privacy. We enjoyed the stay but feel pleased that it was only for a week, much as we enjoy Wells this is not one that we will return to.

Newgates cottage during "the beast"
Very much liked the cottage, bedrooms warm and cosy. Lounge much less so due to restricted heating from storage heaters, not up to job in very testing temperatures. Had to stuff paper into lounge sash window gaps to prevent icy blasts coming in, and sit with hot water bottles on lap 3 evenings. Noisy garage door rattling in high wind next door overnight, ground floor shower barely draining away from tray. A lot of this may just be down to exceptional weather conditions during that week . Would need to experience same property during spring/summer for more objective criticism.
Would not recommend to others in v cold weather
