About this cottage rental
Brook Hill Cottage is nestled in the hamlet of Carlecotes, at the northern edge of the Peak District, where the counties of West Yorkshire, South Yorkshire and Derbyshire meet. The cottage is a perfect base for exploring the Peak District National Park and Yorkshire surroundings and has been furnished and equipped to make you feel at home from the moment you walk through the door. This 4 bedroom, semi-detached house is available all year around for self-catering holiday lets.
The house was completely renovated in 2013 and now offers bright, modern accommodation, whilst remaining sympathetic with the local architecture. In addition to central heating radiators and underfloor heating there is a log burning stove in the living room to ensure the cosiest of evenings. All utilities, wood for the stove and linen are included in the price of your stay (a spare set of linen is provided and there is a washing machine, tumble drier, ironing board and iron with washing powder provided, should you wish to change sheets and towels during your stay).
Downstairs the layout is bright and open plan, with natural light flooding in from French windows and skylights. Glass sliding doors allow the living room to be separated off if required, without blocking out any light. The kitchen is fitted with the usual all mod cons, including dishwasher, fridge, freezer, microwave, double oven and induction hob. It is also very well equipped with pots, pans, utensils, plastic storage boxes etc and a supply of cleaning products and dishwasher tablets. The dining area provides plenty of space for 8 people to sit down for a meal.
There are 4 bedrooms at Brook Hill Cottage sleeping 4-8 people (+ one baby). The master bedroom has a king-size double bed, en suite shower-room and ample space for a travel cot if required. 2 further double bedrooms and one twin room share use of a family bathroom with shower over a bath. Both bathrooms have under-floor heating and heated towel rails.
A utility room leading off the dining area provides additional fridge and freezer space, washing machine, tumble drier, ironing board, iron, clothes airer and plenty of space for drying or storing walking and/or sports kit. There is also a downstairs cloakroom with wc and handbasin and a secure garage with flat access through to the back garden, big enough for a car and several bikes or other sports equipment. 2 to 3 cars can be parked on the gravel drive at the front. The back garden has a small area of lawn and a gravelled area with outdoor table and chairs and BBQ
Pets - we welcome up to two well-behaved pets but ask, for the comfort of future guests, that they are kept on the ground floor, off the furniture and not left in the house by themselves.
The renovation of the house has been undertaken whilst being mindful of the environmental impact, both in terms of climate change and using a design that is in-keeping with the rest of the village. Many of the building materials have been salvaged and recycled from other outbuildings that were taken down as part of the renovation or from the farm next door.
Situated close to the major routes between Sheffield, Manchester and Leeds, all three cities and surrounds are easily accessible by car. Local towns of Holmfirth and Penistone offer plenty of places to shop, eat and drink.
National Route 68 of the National Cycle Network is known as the Pennine Cycleway, West Yorkshire Cycle Route, Route 627 starts in Kirkburton and takes Shepley and Millhouse Green before connecting to the Trans Pennine Trail. There is also access to the Trans-Pennine Trail within 1 km of the Cottage which provides a safe environment for learner cyclists of all ages to practice their skills. There is also access to the Pennine Way at Torside reservoir, about 15km away. We have plentiful maps and local guidebooks which are available for guests to use.
Brook Hill Cottage is owned and managed by the Bailey family. Malcolm and Angela, both retired teachers, live in the village and can help with any queries you have during your stay. Their children, Sarah and Matthew, live in London and help with management of the cottage and bookings.

The house sits in beautiful countryside but is close to towns and cities and was ideal for a family wedding taking place about 17 mins drive away. The open plan layout of sitting room, kitchen and dining room worked very well for communicating and watching over children. It was extremely well equipped with respect to the kitchen, things for the children to play with and for boring tasks such as washing up and washing clothes. The garden to the rear is delightful with its sitting area, and espalier apples and plums grow next to the front door. Angela and Malcolm couldn’t have been more helpful and accommodating. We would thoroughly recommend it.

Little heaven in the heart of England .If you like Peaceful and quiet time this place is for you! Experience sounds of nature, endless picturesque landscape scenes and nicest people around! House was clean and has everything we needed for our stay. We enjoyed a wonderful few days at this lovely cottage. Beautiful countryside and so quiet and peaceful. The gardens are delightful. It's in a great location, convenient to Sheffield and Kirkburton, where we visited friends. Angela, the host, was great to work with.

The property was just perfect, with all the equipment we could possibly need for me, my daughter, her friend and 2 young grandsons. Fantastic location.
Plenty of kitchen equipment, toys for the boys, a lovely garden for us & my little dog.
Lots of information in the book & a lovely host who greeted us upon arrival.
We were planning on going to a pub for food one night but loved the homeliness of the property so much we voted to stay in each night of our 3 night stay.

We had a really lovely relaxing stay at Brook Hill Cottage for vour annual family weekend. There was more than enough to room for 6 adults and 2 dogs. The cottage was pristine and had everything that we needed and more. The owners were very welcoming. Enough parking for 3 cars on the front. One thing to mention if you have dogs is that there is no gate on the side so we didn't let the dogs out alone. Lots of lovely walks around. Thanks so much to the owners for ba lovely stay, definitely to be recommended.

We were a family of 6 adults and 1 infant and found this property to have plenty of space for us all.
Angela was there to greet us on arrival and was a knowledge of information. She also kindly let us check in early and there was no rush on departure.
House was very clean and tidy and had everything we needed and more, including toys, dvds, books etc.
The log fire was wonderful and we were supplied with plenty of logs too.
There is a garden to the rear but unfortunately the weather was against us during our stay and we didn't get to use it.
I would definitely recommend Cannon Hall as a place to visit. Great for all families and dog walkers.
You definitely need a car to stay here though as no amenities in the small village but only a short drive away you'll find plenty.
Beautiful fields to view front and rear to the property and a walkers paradise.

Loved this place, it was nice and quiet, nice and scenic, lots of space for our large family, and very comfortable and well stocked. It was a great home base for the few days we spent in the north. Would stay there again if we ever came back as a family.

From the minute we saw the cottage to the minute we left we enjoyed every single aspect of our stay. The cottage was certainly home from home (and better). We stayed at Malcolm and Angela’s property for seven nights and were very satisfied with our overall experience. The home was comfortable and spacious, with a large kitchen, nice lounge area and three bathrooms. Also, the surrounding area had great scenery and there were plenty of enjoyable restaurants in the general area. Our hosts were helpful and friendly, which made us feel welcome. Would definitely recommend staying here!

We had a fabulous stay at this property, it was a beautiful house, well equipped and comfortable, lots of places to visit within a 10 minute drive, good walks nearby. The property manager was very friendly and gave us some good advice on where to visit. We were a large party of 8 with two dogs and there was plenty of room for everyone.

We really enjoyed this charming house, well situated for both the Peak District and Yorkshire. It is so well equipped, a real home from home. The downstairs is perfect for sociable relaxation and we had everything we needed upstairs too. And great showers! The views of the landscape are beautiful and the owners are clearly great gardeners as the entire plot was beautifully planted. Thank you Angela and Malcom! Our stay at Brook Hill Cottage couldn’t not have been more lovely. Malcolm and Angela communicated exceptionally, the property was clean, welcoming and had every comfort. We loved gazing out at the gardens and neighboring sheep after long days of sightseeing, cooking meals in the fully equipped kitchen and playing board games at the big family table in the evenings. The beds were comfortable and the bathrooms perfect. Easily the best VRBO experience we’ve had!

Perfect. A lovely house, spotlessly clean and tastefully furnished down to the bed linen and towels. Stocked with all the basics from milk, tea bags, coffee, cling film and all those 'little things' that you might need.
The house has a warm, welcoming and happy feeling to it and felt like a home away from home. There were six adults in our party and, with the weather not being favorable, we were all very happy to sit and play games or just wonder at the view opposite - watched hedgehogs scurrying about and every evening a barn owl hunting in the field opposite - take your binoculars!
If you are a gardener then you will get a lot of pleasure here with some beautiful and well considered planting all contrasting with the Yorkshire stone walls and local landscape, I loved it and have come home and planted up my own little menagerie of Alpines.
Plenty to do in the area from the great country houses, local villages, big cities... we walked the Trans Pennine Trail with the dogs (car park 5 minute drive from house) which was stunning.
A peaceful, relaxing and happy house to stay in, the owners are lovely and there if you need anything.
