Fantastic hotel for value. Comfortable bed, clean, quiet etc. Right next to a nice clean good looking great atmosphere restaurant with all types of Asian, Italian, European food.

It was exceptionally clean, the place was quite quiet and the room have very nice wooden local furnitures. The personnell were nice.

The hotel is a short 3-4 minute walk away from Kata beach. It is not on the main busy street but tucked away for a nice relaxing stay. For those working remote, the internet is good and fast. There are a lot of family friendly restaurants close by and in house masseuses. The rooms are spacious and clean and the owner is ready to help with whatever you might need. Worth the money and then some.

Barry runs an efficient hotel, ably assisted by Som & Than who work hard to answer all of your questions & needs, with a cheerful demeanour. I believe Som also runs the massage shop next door and Than is learning thai massage as well.
I preferred Kata Noi beach to the one at Kata, but Barry's hotel is at the convenient end of Kata to walk over the hill to Kata Noi beach but also enjoy the bars which are between the two beaches. The nightlife area at the other (northern) end of Kata beach is more suited to hip hop fans who like their beers expensive in lonely (empty) bars.
I was perfectly happy with the location, the cheerful staff and the Thai food options at the Freedom Kata end of town. I ate locally in a family-run restaurant, with a car in the garage and only 8-10 covers on 3 of my 4 nights.

Leaving the hotel before the checkout date.
This was by far the worst experience we've had: USED SHEETS AND MOSQUITOES. The room hadn't been cleaned when we got in: used towels hung in the bathroom, used soaps and stained sheets and towels.
In addition, there was an *enormous* amount of mosquitoes in the bedroom and in the bathroom.
We killed about 50 of them with our hands, but they kept on coming and coming, even though there were not many mosquitoes outside (we figured there might be a nest in the room but couldn't find it).
We spoke to the owner who said he can't refund the money, and there was nothing he could do about it except trying to spray the room with anti-fly spray.
The owner said they would change our sheets but it never happened and we had to sleep in dirty beds.
WE LEFT THE HOTEL BEFORE THE CHECKOUT DATE because the room was in a condition that we couldn't stay in it with the mosquitoes.
Don't go there.

if you go in the opposite direction from the beach, there are many cheap local cafes
advice: use Bolt app instead of taxis and tuk-tuks; Phi Phi islands tour can be 1300 bat only but it still would be 40+ people in a small boat - not very nice, try to find other options
little ants in the room (probably attracted by fruits/other food),
however, it was not any in my mom's room on the third floor

It was big and bright room, with big windows! I liked the oldschool furniture, unfortunatley some was broken! It was good location, close to everything! The owner allowed us to stay later on checkout day, so that was really kind!
The room said it is mountain view, but in reality you are just above really bussy and loud street, so it is city view! The towels and bed sheets was with stains, on arrival, we asked to chage towels, which was done! Also the electric kettle was broken!
The most upseting thing was the cleaning done in the room, I noticed my stuff being moved around the room ( bag put in closet, some other stuff put in some shelfs) and the worst was that I had usb drive which hold really important information and it's protective case was thrown out, cause after the cleaning it was not in the place I left it, and never found it after that!

Big and spacious. Short walk to the beach and in a quiet corner. Friendly boss and staff. Great value for money. For my room, the air con compressor is diagonally above the drying rack and any wet gear dries in a night. Muay thai gym right next door and I had a session there too. Good and cheap food is easily available nearby.

Absolutely amazing,the hosts are fantastic and so helpful the rooms are so big with beautiful decor and spotless clean.The hosts are helpful and acomodating.the position of the hotel is perfect 4 minutes to the beach and center.i will definitely stay here all the time.
