This is a Strata complex and Strata By Laws must be adhered to at all times when staying at the villa.
Pets are not permitted at this property
Wi-Fi is offered as a complimentary extra. As there is no charge, issues will be dealt with Asap but cannot be guaranteed.
To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Our standard check-in time is 3 pm and check-out time is 10 am. During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers.
We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us to see if we can offer a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.
The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Overpriced
We stayed at this property in March. It is for sale and it seems to be in need of maintenance, there were leaking toilets and taps and the BBQ was poorly functioning and very rusty. The kitchen is not as it appears in the photos, the cooktop is very worn and the tap over the sink is basically falling off. Unfortunately Culburra Beach has been badly eroded by recent storms. The property has a nice view of the beach and the beds were comfortable, but is overpriced and in need of some maintenance.

Villa Mer-Culburra beach
Villa was beautifully located, and tastefully decorated with a breathtaking ocean view.
Bedding was plush and beds were very comfortable.
A fair amount of steep steps to access beach and a tricky pathway to acess the rock side of beach on the right (for fishing, or exploring) difficult to navigate if physically impaired, and have toddlers or babies or if you want to carry a lot of equipment, for example beach tents, fishing gear ect, boards ect, so need to be reasonably physically active.
The lounges were comfortable, however they were quite badly stained, I would suggest removable, washable covers.
Despite the few minor negatives, we had a fabulous time, loved the area, ambience, villa Mer and the spectacular views, so much that we extended our departure time on the Sunday. We would have stayed longer but had to return to work on the Monday. Would love to return :)

Suited our needs. Beach and weather were great. Kids saw Dolphins and were safe swimming. Went to the best wedding ever at terara! Accomodation had everything we needed. Only gripe for us was the 11am book out. No time for one last swim and brunch with all our family.

fantastic view ,but read review
We really had a great stay and loved the deck as it was surrounded by plants which gave it that added privacy ,we were really miffed when we came back on our last day to find all the plants ripped out by a digger! It really was desimated.We would have really appreciated the heads up from the owner or real estate as it wasn't a nice way to end the holiday. We wouldn't stay in this property again for that reason

Great weekend
We had a great time at the Villa, which was perfect for our group. The proximity to the beach was perfect, as was the view from the balcony. It had everything we needed and was really nice both inside and out.

The best stay ever!
We spent a weekend in Villa Mer in a group of 6 and all we can say is that it's been simply amazing! The property was tidy, very clean and it's equipped with everything you can possibly imagine. It really feels like home, that's how comfortable it is. The view right on the ocean is a big plus, so lovely to enjoy it from the large balcony. Also, Warren was very easy to deal with and a really nice host. We'll definitely be back, and we highly recommend it to anyone who wants to spend a relaxing holiday in a cozy new house.
