It was clean and comfortable and had its own bathroom.

Staff were very prompt at answering questions and check in instructions were very clear.
Bed was super comfy and shower powerful. Room was exceptionally clean and kitchen appeared well equipped even though we didn't use it.
100 percent would recommend for excellent value, location, staff, and decent sleep.
Would not hesitate to return.
Loved the TAYTOS!
The only thing that was an issue is down to other guests letting heavy fire doors slam behind them which isn't the accommodations fault it's just common courtesy on their part. Another guest had commented about this so we came prepared with ear plugs which drowned most of it out.

Decent location. Good transport links.
Immediately after booking we received unsolicited calls explaining booking rules that we had read and understood via email.
Then when we arrived we noticed a foul damp smell and quickly realised this was caused by substantial mould in the en-suite bathroom.
We called and were advised this could be dealt with the following day, so we arranged to be out the room to allow for this. Upon arriving back at the guesthouse, the mould had not been dealt with.
I then called the following day. Spoke with Naomi, the call handler. This call was quite unproductive, her attitude left us both stressed and upset. She advised me that this was not a cleanliness issue, I simply did not understand that it was an old house. Her attitude as awful, it was as if we brought the mould with us on the trip.
The mould was dealt with to an extent on this day, although for three days of our booking the room was not useable for us as it was so smelly and we had to allow access.
We also discovered that the emergency exit to the rear of the property was blocked by rubbish and garden waste. Making exit in the event of an emergency quite hazardous. We also advised Naomi about this but she did not seem concerned.
The room throughout was very loud, perhaps due to too many rooms crammed into a small space.
Finally on the last day, a member of house keeping staff tried to enter our room forty minutes before check out. We were dressing and showering etc so this was a real invasion of privacy. She didn’t knock.
Would not recommend this accommodation to someone I didn’t like.

Had everything and more for our get it all in visit to Belfast. Brilliant
Only issue was the fight for a parking spot. Other than that all was great.

The property was very clean, well decorated and very easy to check in.
There were lots of restaurants and cafes as well as a tesco superstore not far as well!

Problème de wifi à l'arrivée dans la chambre : pas prises au sérieux au téléphone, j'ai dû appeler 3x pour qu'on envoie un technicien
Pas propre : tâches sur le linge, poussière sur les étagères. On est restées 5 jours et on a dû demander pour que le linge soit changé et il était sale...

Very good value for money, significantly cheaper than city centre hotels. Room was clean and well presented.
Parking outside is quite limited. The towels in the rooms are tiny and could do with updating. I did not think the property had an Iron until I came across it in the shared Kitchen, could of done with some signage or information.

Good communication from host
Very small as you opened bathroom door it hit the bed, quite a few things mis advertised on website, black mould around shower tray and in grout, terrible smell in room, very loud could here next rooms conversations

Las fotos no se correspondían con la habitación. El amarillo ni lo vimos. El cuarto era muy pequeño para dos personas y el baño igual, no había donde colgar una toalla o poner un neceser.
Los espacios comunes estaban sucios, y lo estuvieron durante los tres días.
La ventana del cuarto la primera noche no se pudo cerrar luego, luego la arreglaron.
La ventana daba a una terraza llena de sacos de basura que tampoco retiraron durante la estancia.
Estaban en obras, pero la suciedad era de no limpiar no de la obra.

Casa tranquila. Ubicación bien.
Pasamos un poco de frio, la calefacción estaba apagada. El suelo no es paquet, es moqueta. Se parece a la habitación de las fotos en algunos detalles pero el estado actual es bastante más destartalado.

Cleaning very poorly.
Bathroom fan is not working and the shower leaked to the bedroom below.
Very poorly ventilation, only with a small window on the ceiling on a very bad conservation.
A kettle that leaked.
Cable and satellite TV not connected.
Heating is centralised therefore you can not set your room temperature.

The room we stayed in was clean, comfortable and within walking distance of everything.

The location is very close to public transport and restaurants and the city centre is walkable. The University is nearby. There is a kitchen (although it could do with a fridge).
The pre arrival video promised a fridge in the room which wasn't there. The place felt a bit dirty at times (for example there were dead flies on my window shelf) There was painting going on in hall while I was there but frankly it has to be done sometime so am not going to object to that. Some of the furniture had wobbly legs. The curtains don't close properly.

Very basic and small room. Great that there is free street parking, right beside bus stop and near the botanic gardens etc. Shower was very nice but tight on space and shower tray is weird. Good value for money as it was pretty cheap in comparison to other options. Great option if you just need somewhere cheap-ish to lay the head but if you're looking for a nice place to stay, this isn't it.
We went during summer and it was an absolute sweatbox, a fan was provided but didn't do much. Very small room. Building doesn't feel that secure. There was a massive fight in one of the other rooms and it kept my girlfriend awake all night.

Great location if you dont want to be in the centre of town, easy access to buses that were frequent, decent size bed and comfy.
Room was much smaller than expected and awkward for storage / facilities as we were in the roof space. Very little room to sit and relax as only one chair (kitchen style) and TV mounted to side of bed so not easy to view.

. Bed was comfortable and clean apartment was clean. Close to parks and cafes with in walking distance. Local pub across the street and shops to get essential items.
Room was extremely small. No reception contact only by message. As it was listed as an apartment room is not cleaned during your stay and you only get one set of towels and toilet paper. But over all it is okay for a short stay in general it was quite and you just work around the size or the room, small kitchen to sit if needed. To get space.

nice and fresh rooms
could be doing with new pillows and staying down stairs right by the front door was loud heard every time door went and also every bit of noise from room up stairs sadly stayed for 4 nights and didn’t get towel change or bins emptied wasn’t sure if was to do it ourselves.

This is a basic, budget, but clean and comfortable accommodation. We simply wanted a clean room and ensuite bathroom with a comfortable bed, close to transport links and the city centre. You get what you pay for - the rooms are not huge, but we were out for long days so this more than suited our needs. The kitchen was clean and well stocked - we didn't use it, but useful to know. Our room had a comfortable double bed, a tiny shower room, and a fridge. The pub across the road - Ryan's - was very handy and excellent for food and drink (£13pp for a two course meal on any night). Buses 9A and 9B run frequently to the city centre (five/six stops - 10-15 mins). A little mini-mart across the road and an off licence within 5 minutes walk. Note that the smaller convenience shops are not permitted to sell alcohol in NI. We were 5-minute walk from the Ulster museum and Botanical Gardens, and 10-min walk from a Tesco superstore.
We were there for three nights. On the first day, one of the couples booked in refused their room on the basis of size and cleanliness. On the second night, a couple who had just flown in to Belfast were unable to access their room as they had not been supplied with the room number or key access code. Worth noting that the managers of this accommodation only answer the phone in office hours. As this couple had arrived around 6pm, they could not reach a single person who could help them. We even tried the emergency contact numbers (which did not work) and tried to reach people via Facebook and Linked in - (which still to this day have not been opened). This is why I have not rated the accommodation higher than a 6. I think, compared to the two couples I described above, that we just got lucky in that we had a decent room, and we arrived during office hours!

We stayed in room three and it was a very small room with a small shower. No space for a chair in the room at the dressing table. Could have done with another bedside table.
