Located in the town of Cruz Bay , Tropical Panorama is situated 90 feet above sea level through the driveway gate, the property has almost 5,200 square feet of indoor and outdoor livable space, overlooking a view of Cruz Bay and its surrounding islands. This home is designed to enable residents to truly experience indoor/outdoor living, Tropical Panorama’s professionally decorated interior is very spacious with just over 3,000 square feet of air-conditioned living space. Renovations have enhanced the interior and exterior of the home and fully complement the stunning views and the impressive pool. We are excited about the outcome and certain that many visitors will enjoy creating lasting memories here. The property is great for outdoor living, as well as boasting a large private pool and water views. PLUS plenty of off-street private parking.
Tropical Panorama is positioned on a large hilltop parcel with lots of vegetation. Because of its hilltop location, the ground-level, front entrance opens onto the top floor, consisting of a half bath and a great room offering a seating area and a large dining table, as well as an open kitchen with barstool seating along a spacious island countertop. The seating area is well appointed with a 65" Samsung 4K HD TV with HD YouTube TV/DVR service, a 4K Blu-ray DVD player, and a multi-point seamless Wi-Fi system, STARLINK High speed internet connection. The kitchen is fully equipped for all of your culinary needs (dishes, glassware, utensils, pots, and pans) and includes a full-size refrigerator, an electric range, a convection oven, a convection microwave, a dishwasher, and a Keurig coffee maker.
The interior living spaces on the top floor are cooled by air conditioning that you control, or simply open either of the glass sliding doors that span 35 feet and form two adjoining sides of the great room and allow the tropical breezes to pass through. On this level beyond the sliding doors, there is a large, open, but fully covered, veranda or lanai providing an additional sitting and dining area with a complete summer kitchen (Coyote gas grill, refrigerator, icemaker, and sink). The lanai offers the best spot in the whole house to spend hours reading a book or enjoying a leisurely breakfast, listening to your choice of music via the indoor-outdoor Bluetooth 4-zone speaker system. Beyond the lanai is a large cantilevered patio or deck adjoining the pool and overlooking Pillsbury Sound. Bordering the deck are two private principal bedrooms, each with a king-sized bed (Sleep Number mattress) and an en suite bathroom.
A stairwell located off the lanai leads to the lower-level hallway spanning the width of the house, with a lockable barn door at the foot of the stairwell opening to the outside. This hallway provides access to the three lower-level bedrooms and their en suite bathrooms. The 4 principal suites are furnished with king-sized beds and have exterior sliding doors providing a view of tropical landscaping, while the interior bedroom is furnished with a king bed and double over double bunk bed that has a trundle single mattress under it.
The king-sized bed in one of the lower Principal Suite features a Sleep Number mattress while the other lower Principal Suite offers a TempurPedic mattress. Split-wall unit air conditioners permit dehumidified, cooled air comfort within all five bedrooms. The décor in each of the four bedrooms with the king-sized beds is modern and upscale. The fifth bedroom and its private bathroom provide space and has a king bed as well as a double over double bunk bed with a floor level single trundle bed ideal for a 5th couple or guests traveling with children as this room can sleep up to 6 children or a few adults. (The top bunk is really only appropriate for children or small teens.)
Parents traveling with young children should be aware that each of the three downstairs bedrooms offers an independent entrance to the shared hallway with doors that can be locked from the inside and outside while the two upstairs bedrooms each have lockable sliding doors that open onto the pool deck. Also, there is no barrier between the pool, the lanai, and the deck. There is a security camera system around the perimeter of the house that you can turn on at any time to view the security feed. (Cameras do not film either the interior of the house or the lanai, deck, and pool areas.) We want your stay to be nothing less than fabulous. For this reason, we want to share as much as possible about Tropical Panorama, enabling you to decide if it is a good fit for you and your vacation needs.
Tropical Panorama offers an incredibly prime location – a short walk down the hill to Cruz Bay restaurants, bars, and shops (and only 0.4 mile from the house to the ferry). Perhaps more importantly, you only need to walk home after visiting the many famous Cruz Bay bars. There is no need for a taxi, as you are right next to where all the action is happening, but far enough away that you do not have to be around the action when you want peace and privacy.
Tropical Panorama will easily host corporate events as the top floor offers large common spaces with amazing views. (An additional fee and deposit will apply.) Please, no wedding groups. Feel Free to check out the webcam for a live image of the view.
There is a small separate cottage on the property next door that shares our gate. It is about 200' from the house and rents separately. This basic cottage is equipped with an outside hot/cold shower, outdoor kitchenette, a King bed with AC, and a flushing toilet. Reference Vrbo number 1918911. For an additional fee, this can be added to your stay at Tropical Panorama to permit a total of 15 guests.
The owner also offers discounts to guests for AWD Rental SUVs.
The Owners will consider a trade for comparable vacation homes of similar quality ($1MM-$8MM) in desirable locations. Please inquire and see if there is interest.

While linens, bath towels, and beach towels are provided in each bedroom and en suite bathroom, daily maid service is not included in the rental rate. Do not remove linens or bath towels from the bedrooms and en suite bathrooms. Beach towels are provided for use at the pool on the property; guests may remove these beach towels from the Premises for their use on or about St. John, USVI. However, all beach towels must be returned to the property and placed in the bedrooms/en suite bathrooms where they were originally located prior to the Check-out Date.
10. Wild Life Do no place food outside and leave it unattended, it will attract not only ants and small reptiles, but possibly black birds. Do not be surprised if the local iguanas walk about the yard and the pool or deck or even come up onto the lanai to seek food. Similarly, the neighbor’s cats, peacocks or chickens may roam about the yard or rock garden. Please, do not feed the wildlife or any other animals. Do not leave large doors of main house open if area is not occupied, animals will enter the house.
11. Pool: Use at your own risk. Tropical Panorama boasts one of the largest private swimming pools on St. John. One end of the pool has a terraced entrance that culminates in steps. From the steps, the pool gradually deepens to a depth of about 6.5 feet. However, this is not deep enough for diving. No diving. The far, long side of the pool has no terrace or steps, allowing for an abbreviated swimming lane. Please do not place any chairs inside the pool. Parents - Please be attentive because there is no fence or barrier to prevent children from entering or falling into the pool. Given the open accessibility of the pool, please do not leave young children unattended for even a short period of time while at Tropical Panorama.
Under no circumstances should anyone stand or sit on the two sides of the pool that are not bordered by the deck. No one should pull himself or herself up from the water to sit on these pool walls nor should anyone attempt to walk along these exterior pool walls. Do not jump from the deck into the pool even in the deeper end of the pool, as it is quite possible that you will jump too far and go over the edge of the pool wall.
Please be aware that the flooring around the pool can be slippery when wet. Exercise caution when walking around the pool. Please make sure you are free of sand before entering the pool.

Tropical Panorama is a beautiful spacious living space! My friends and I loved it. We had fun cooking together in the well equipped kitchen and easily walked to town for a dinner and "painkillers." It was a perfect location. The pool was awesome, the view spectacular! We hope to come back to paradise some day.

This panoramic paradise afforded all of us a beautiful space to personally unwind and reconnect with each other, as well as nature. The kitchen is equipped with every utensil and gadget one could want. The indoor, open concept allowed us to jointly prep meals, while sipping our drink of choice. The outdoor kitchen, dining area and sitting area allowed us to continue the merrymaking. The outdoor pool had the best view of the sunset, but allowed for lap swimming. The bedrooms, each with ensuite, allowed for rejuvenation for the next day. Please take advantage of the charter snorkeling or scubas excursions as well as hikes into the National Park. And lastly, see how many beautiful, white sands beaches you can add to your “dance ticket “. Enjoy

We return year after year to this amazing property because it is the perfect place for a group to stay in Cruz Bay. Very convenient walk to downtown and all that it has to offer. Very simple drive to the beaches and other attractions. The house offers incredible views of Cruz Bay, St Thomas and the beautiful sunsets. The house is always in tip-top shape, clean with all of the amenities you could possibly want. Highly recommend!

Our family goes to St. John a couple of times a year, It’s a beautiful spot and the house and its view did not disappoint. The only disappointment was the lack of communication with the property manager. There were a few issues with the home, and I reached out to him right away. He was slow to respond and at one point, said he was coming by and never came by. We still had a wonderful vacation and even though there was a little maintenance needed for the home, the spot and the view was fantastic.

We are one week back from our amazing stay at Tropical Panorama, and we cannot stop talking about how great a time we had. This was our 2nd stay at this property, and we were still amazed by the house, and the views. The property is absolutely stunning. It easily accommodated our group of 8, and everyone commented on how comfortable the rooms were. The owner mentioned that there might be a bit of construction going on, and it was mentioned in a review, but we didn't notice, and it appeared that it was basically complete. We spent many nights eating and hanging out in the lanai, or by the pool, taking in the amazing views from the property. The kids really enjoyed using the built in sound system! If you are heading to St. John, this is the place to book! 5/5!!

I will start with the biggest issue at the property...the NOISE from the major construction within a few hundred feet of the house. It was everyday from 7:00-3:00. We woke up to hammer drills, tile cutters, etc. I know the owners have no control over this but I was not notified until I made my final payment and could not cancel. We had NO running water for 6 hours one day. The pool was not maintained and we could not use it the last 2 days due to the dirty water. The dishwasher did not work. The lower level was not as nice as the upper floor, clearly not as clean. Each time I had an issue, I notified the managers by text/phone. I have Never written a poor review for any home I have rented but this one needs to be addressed. I would NOT recommend this property

Our group had a wonderful time at this house. The pictures and information are all accurate. We had a group with multiple young kids so I was worried the short walk to town wouldn't be possible for us, but with a few small strollers it was perfect. We loved being so close we didn't have to load up the kids again after the day at the beach to head downtown. The house had all the amenities we could need and was perfect for our group of 6 adults and 6 kids!

We truly had a magical visit. Kids practically lived in the pool. We had everything you could possibly need from snorkel gear to kitchen appliances to beautiful amenities. The views are also incredible. Location is a short walk to the town. If you are in need of anything, it’s just minutes away. I would love to come back with a group of friends maybe without the kids too. The private gate also gives that added level of safety. Owners were very responsive to any questions we had which is always helpful. I loved the way the house is set up with the main hangout is arranged in such a way that we could be loud and the kids weren’t disturbed. We are so lucky to have found such an amazing spot for vacation. We will be definitely coming back.

Tropical Panorama is a beautiful property in a great location. Close to dining and shopping (within walking distance) and beaches. Well stocked with everything needed for a memorable vacation. Really appreciated the beach chairs, beach towels, cooler, snorkel gear, etc. available at house. Communication was quick and seamless and Alex was available quickly with any answers we needed. The optional rental car waiting for us at property was nice and hassle free. Beds and linens were very comfortable. We spent most of our time on the beautiful lanai. We enjoyed morning visits from the peacocks and iguanas. Feel I should address the mentioned construction in the neighborhood. Very large house is being built a few feet from property. I wish I had seen the views before construction began. While view is still extraordinary, it is partially obstructed by new structure. The workers were not a nuisance at all. They were finished by 3-3:30 on the days they were there. Most days we went to a beach until early afternoon and spent afternoon/evenings by the pool. I would stay at Tropical Panorama again!

Our family hadn’t been together for 5 yrs. due to work schedules and Covid. We had this planned this in March and we’re so excited. Pictures were beautiful on VRBO. A month before we got there we were told there would be some construction but never got exactly what or where it was. Unfortunately the panoramic view was killed by a house being built exactly in the middle of the view. Construction is still on going but the owner asked them to not start until 8AM and after 3PM they stopped. There is still a view to the north and some to the west. The center of the new construction will be open when it’s all finished. We couldn’t understand how the town of Cruz Bay would allow the new house to obstruct the view of another. The house otherwise is wonderful. We pretty much spend the entire days outside with the outdoor kitchen and furniture. We would go to the beaches most mornings, then hang outside the rest of the day. The construction workers weren’t as bad after the initial day. The bedrooms upstairs are wonderful, all new. The pool was nice also. Location is great and walk to town. We enjoyed our stay. 4 couples rented this amazing house to celebrate two friends turning 50. Some of these couples travel the world and we all agreed that this was the best house on the island!! Everything was so clean, spacious kitchen and den and also included an amazing pool. It's in a great location. You can easily walk to all bars and restaurants but had plenty of space for our 2 jeep rentals to get out and about on the island.
We know that they are unable to control current construction in front of the house but it will be even more amazing when that is complete.

It's simply a very well thought out and layed out property. The house is very condusive to gathering around the pool, living room or outside living area. Great, new appliances, lovely decor. Extremely handy if you want to walk to the restaurants or bars. I would totally recommend this place to anyone! I loved celebrating my 50th birthday with my friends here.

Tropical panorama is the perfect stay on St. John, you are walking distance from restaurants and town, walking distance to the water, a 10 minute drive to Hawknest and the world class beaches of the Virgin Islands National Park. The Villa is well constructed with large spacious rooms, an infinity pool, a sizable kitchen, and breathtaking views. We loved it!

It was a beautiful house in an ideal location. Walking to town was a breeze. The only downside was the neighbor’s construction, which I know is out of this property’s control. Otherwise it was a great week.

We’ve been traveling to St. John annually for the last 7 years and this is the best property we’ve rented. We were a party of three families with kids aged 11-14. The house was amazing - from the views to the location - so close to town. The property manager was great and very responsive when we reached out to her. We can’t wait to rent again.

We stayed at Tropical Panorama several years ago, before Irma and Maria decimated it and, at that time, it was a nice place in a great location. Tropical Panorama 2.0 is fabulous! The owner has rebuilt with great attention to detail and created a stunning villa that showcases the spectacular views. Sunsets are breathtaking--if you want, you can skip happy hour in town and have drinks and watch the sunset from the lanai or the pool. Then a short walk to town for dinner or prepare it on the grill at the awesome outdoor kitchen.
Booking through VRBO was easy and the owner quickly responded to a couple of questions I had. When we arrived there was a book of information that covered (in great detail) everything we needed to know for our stay, including who to call if we encountered any issues with the property (owner AND property manager phone numbers). Everyone really enjoyed the wildlife that graced us with their presence occasionally during breakfast at the outside table--geckos, peacocks, stork/egret and an occasional iguana--we don't see these in mid west USA, so it was a treat.
The bedrooms--there are 5--are extremely nice (although you don't spend a lot of time there when there is so much to do on St John!). 4 are master bedroom suites with king beds and 1 is a bedroom more suitable for several children (we didn't use this bedroom). The bedrooms were clean and the sheets and towels were clean and very nice quality. The oversized bath sheets were great to wrap up in after a shower!
What a great place to escape the craziness going on in our world! We will be back for another visit.

Beautiful Villa - Breathtaking Views
We stayed at Tropical Panorama several years ago, before Irma and Maria decimated it and, at that time, it was a nice place in a great location. Tropical Panorama 2.0 is fabulous! The owner has rebuilt with great attention to detail and created a stunning villa that showcases the spectacular views. Sunsets are breathtaking--if you want, you can skip happy hour in town and have drinks and watch the sunset from the lanai or the pool. Then a short walk to town for dinner or prepare it on the grill at the awesome outdoor kitchen.
Booking through VRBO was easy and the owner quickly responded to a couple of questions I had. When we arrived there was a book of information that covered (in great detail) everything we needed to know for our stay, including who to call if we encountered any issues with the property (owner AND property manager phone numbers). The villa itself is absolutely gorgeous. Also, a previous guest claimed mice problems or whatever.. I can tell you that was absolutely NOT the case when we stayed here for over a week. No pest problems what so ever.. well maybe the pesty peacocks or iguana that visited every morning lol. but I enjoyed seeing them while i had my coffee and i'm sure you will too. The kitchen was well stocked with all the utensils to cook and the split AC systems in each bedroom functioned very well and kept us all cool without any complaints. parking is ample for 2 jeeps but honestly you could easily fit a 3rd if you needed but not sure why you would need that. The villa wifi internet was great and they have a nice Bluetooth system your phone easily connects to to play your music on the patio. House is built for entertainment. There is some construction that goes on in front of the pool but it never interrupted us as we where out and about with boat charters during the day or just generally exploring St. John. I Just hope when those buildings are completed they don't obscure the breath taking views. This villa was located near the hustle and bustle of St. John bars and restaurants... but not so much as to it affecting your ability to sleep. I mean you could Walk down there but it's a bit of a hike and we thought we would do the hike but ended up taking the jeeps to town when we went. Just too full after dinner or too many bushwackers to feel like it lol.
The only thing preventing me from giving this villa 5 stars was the water issues. The two bedrooms on the pool level never got any hot water.. i mean never.. we tried.. also the water pressure was dribbles at best in these rooms (other rooms downstairs seemed fine) so even attempting a cold shower wasn't really in the cards. We tried one person at a time take shower and no other water running in house but it didn't help. Maybe a pump was going out and just couldn't pump the water to that side of the house. We also didn't want to waste water by leaving those showers to run forever in hopes that hot water would show up, it just never did and so we didn't want to be wasteful and just abandoned trying to shower in these rooms.. we went downstairs to the kids bunk room shower. that thing worked magnificently lol... hot water and great pressure. A minor inconvenience but the views and rest of the house makes up for this shortfall. We enjoyed our stay and would come back again.

Overall we had a great trip on the island but the house had a interesting layout for the downstairs bedrooms which the ladies were not comfortable with.
1 bedroom had lots of pet hair ( we think pet) on her bed sheets and she had to wash them. The upstairs bedrooms blinds and shade would not open to see the views in the morning. It was very noisy and dusty as they were clearing the land next to our pool for a new house. Every other day we like pool days and that was not possible bc of the noise except on Saturday. It would of been nice to be notified of this. You said we may have some noise from town but 2 backhoes and a dump truck was a little too loud.
I called to say we had a stuck door and a toilet was having issues and said it all would be fixed after we left. That’s fine for the door but for my friend dealing with her toilet all week on her vacation could have been fixed during our stay. We loved the living/ kitchen areas inside and out, everyone loved their beds and our ocean front views from the pool were becoming bigger and wider each day from the tree and brush removal. Beautiful sunsets.

Been coming to the islands for the last ten years and always stay at diff places, but after coming here that is over with! Hands down the most amazing house with the most amazing views! First time in years we went 6 days without watching any tv because we couldn’t stay off the back pool area looking at the insane views!! You would be crazy to come to the islands and not rent this house!

Couldn’t have been more perfect
For starters, we loved the incredible views and proximity to Cruz Bay. It was an easy walk to town. And there was plenty of on parking property for our jeeps. We had three families and the open floor plan in combination with the separate living area from bedrooms offered privacy alongside room to cook and play games together. Sliding glass doors, beautiful pool and fresh cut flowers.....the pictures don’t do this home justice. Inforgetable trip.

Panorama Paradise
Tropoical Panorama was an amazing home to stay and enjoy St. John. It was a quick walk to the beach and to town (approx 5-8 minutes) but the walk is worth it when you have the views you do on this patio/home. It was incredible! We had a party of 6 however the home could very easily accommodate a larger party. The outdoor space is very large and spacious with views that go on for miles. Great place to enjoy the sunset and then cool off in the tropical pool. We visited the second week in June 2017 and they had not started construction yet on the new pool and condos that will be next door but it seemed as though they were getting close. Regardless we are looking forward to visiting again and staying at the same house! We highly recommend!

Uniquely situated above and overlooking Cruz Bay, this extraordinary property has the comforts of home along with hotel-like amenities. Huge balcony. Huge Pool. Excellent beds and bedding.
