The property was very well located, easy to get into the high street and very close to the beach. We stayed with our dog so very convenient to have the enclosed garden.
Wifi didn’t work for the week, rooms were full of cobwebs and bedding was damp each evening. Fire stick was unusable due to wifi so entertainment in the evenings was hard.

Who doesn't love Southwold?
The noise!!! very noisy from upstairs, no insulation between floors. There was a family staying up there with a baby and toddler, when the baby cried it sounded like it was in the next room, this distressed my dog badly as she was looking for where the baby was. Could hear every footstep and with a toddler running round up there this was bad - although obviously this is no fault of the people staying upstairs, just hope they didnt experience the same problem. In the end left 2 days early as just wasnt relaxing at all.
It certainly wasnt Covid clean.... the floor around toilet base was revolting and that's where the smell of urine others have mentioned emanates from. The bathroom could really do with being updated. Plus wish I hadn't searched for oven pans in the oven storage base - obviously never cleaned in there!
The oven is hopeless despite their notes on 'if the oven plays up' it just doesn't get hot enough, everything took 3 times longer and didn't brown, which was very annoying as we'd brought all our food with us as knew eating out would all be fully booked as New Year.
The fire mentioned for arrival wasn't there not even a match or stick of wood!
For a 'dog friendly' place - there is no latch on the garden gate to shut it so could only take dog to the patio on leads.
Terrible TV signal with the screen going blank every 2 minutes then returning to what you're watching - you kind of get used to it after a while.. ..
Only 2 teaspoons, seems small but when you love a cuppa it's a bit of a pain!
The fridge door has to be held or it slams open against the counter.
would have been nice if there was somewhere to sit outside with a coffee - no bench or chairs.
Only 2 loo rolls for 3 of us for a week.
Obviously a lot of the above could be easily fixed, but not the noise unfortunately!
Come to Southwold regularly but definitely wouldn't stay in this apartment again!

location was exceptional
we loved the property, only minor gripe was the documentation stated the fire would be made up and ready to light. it wasn’t….. no wood or kindling so we had to go out and buy some, and matches on an extremely cold and wet winter evening

Super location, well equipped. Very clean!
WiFi and tv signal unreliable. Not too much of a problem.

Heating was not working properly and the noise from upstairs

Overall the garden flat was as we expected and great to be so close to the sea and all amenities, however having another apartment above with what sounded floorboards with no insulation or carpet far too noisy and it would put us off booking again.
We also felt the flat could have done with a thorough clean, eg skirting boards and tables and not up,to COVID standards.

While there wasn't any breakfast as such provided, we did appreciate the comestibles including the bottle of wine that was left for us (the wine was pretty good).
The strong smell of urine in the bathroom on arrival which continued in to the next day until your cleaning staff called to carry out an investigation. During that call a thorough cleaning job was carried out in the bathroom after which the smell was much reduced. Your cleaner made a check call the following day, the smell had become much less noticeable although it was still evident. Not the sort of thing one would expect in a place such as Kestrel
