Fully renovated, brnd new aplliances. California sun and privacy, perched atop a hill in Los Feliz with a cool breeze throughout the year. Several large patios in front and great lawn and urban organic edible garden with over 22 vegetables and herbs perfect for entertaining with commanding views of downtown. Area is a multimillion dollar location. Approach this lower level unit through the large, gated front yard, the long term tenant lives above. You really feel private here as tenant is above and keeps to his patio area up top. This charming Spanish features antique lighting, stone floors in kitchen and baths, designer stainless steel appliances in completely remodeled kitchen and sunlit rooms. Convenient to great shops and bars in trendy Los Feliz Village and Silver Lake. Hiking, horseback riding and the Los Angeles Zoo and Botanical Gardens in Griffith Park, the Observatory, Hollywood sign and Downtown Los Angeles nightlife. Quiet neighborhood and peaceful place to relax between sightseeing trips and Hollywood nightlife. Convenient to freeway and public transportation. Only 15 minutes to downtown. Fully fenced pet friendly yard.

This is our second year spending a month at this property. The property is in a wonderful neighborhood in walking distance of stores, restaurants and beautiful Griffith Park. And the view from the front porch over palm trees, and the downtown skyline of LA can’t be beat. The unit is very charming and comfortable and will soon be even better as the host is making upgrades. We have already booked five weeks for next spring. Need we say more? We love it!!

Going back next year!
Great location! We loved sitting on the spacious patio looking out at the L.A. skyline; we loved walking to the various neighborhood restaurants and grocery/specialty food stores; beautiful Griffith Park is blocks away; the house itself is very comfortable and homey, filled with fun art and spaces for eating in. Our five weeks passed so quickly that we signed on for another month next year.

Fabulous location
We loved the location and the easy access to Griffith Park and shops and restaurants. We had some issues with the interior of the property. There’s a need for some updating, particularly in the bathrooms. (There is no grabbar in the bathtub/shower and we had to request a bath mat for the bathtub floor. The bathtub faucets and shower had to be replaced/repaired and there is still some issue there. . We had plumbing problems, T.V. problems and some parking issues. Livinio tried to accommodate the plumbing and the T.V. Issues when we brought this to his attention.
But we enjoyed our stay. We appreciate that we were able to have our dog with us. Livinio and his family live next door and tried to accommodate our requests. The property and views are great.

Great stay!
We spent four months in Livinio's apartment during Winter 2020-21. It was a perfect property for our stay. The outdoor space is the best part--a large yard with city views. There is an umbrella-shaded table where we drank our coffee every morning. There is a unit upstairs with a large deck and the tenants used their deck instead of the yard. Note stairs from the street--not a problem for anyone unless they have mobility issues. The apartment was clean and eclectically furnished. Two couples could easily stay in the unit (the bedrooms are separated by the living area; one bedroom is next to the full bath and the other toilet/sink was next to the dining area). Livinio was responsive and helpful when we needed anything. The neighborhood is lovely and safe and there are restaurants, grocery stores and coffee shops within a few blocks. The apartment is also close to Griffith Park. We walked every day while we were there.

Serene!
Very nice property. Serene neighborhood, felt very safe. Close location to Universal Studios! Really enjoyed the space and I can see where the outdoor space would have been awesome if visiting during summer time. Great communication and property matched listed destruction. Great visit for first time in California

You won't want to leave!
This apartment is very spacious with a colorful décor and unique pieces of furniture. Not crowded -just the perfect combination of furniture needed for relaxing. There is desk which came in handy for planning our day and it faced the gorgeous view. The kitchen is large enough for three adults to comfortably be moving around preparing a meal (though we did not use it). Beds are comfortable with plenty of pillows, pick the one you like or use them all. Apartment was spotless. Quiet neighborhood. The view from this property is absolutely gorgeous - day and night.The mornings are cool and you can sit outside and drink your coffee and enjoy the view. In the evening, you have the beautiful lit downtown view and the surrounding areas that appear to be terrestrial stars. If you have children there is plenty of space for them to play. There is a trampoline and giant chest game pieces to play on the lawn. The property is fenced with a code to enter. The house sits on a hill. You enter a code to open the gate then you walk some stairs to the property and your met with another gate and you simply walk into the beautiful yard and house. Lots of natural privacy and security by the mere location of these lots. You are walking distance to eateries, coffee shops, and grocery store. It is very close to Griffith Park and centrally located. Public Transportation is readily available and you could actually get around without a vehicle. With a little research you will find this to be convenient. (We had a car, though) The subway (Vermont/Sunset) is about a mile a 20 minute walk and an interesting walk. It is the Red line. It will take you straight to Highland and Hollywood blvd right in the center of Hollywood (Dolby center). You can go downtown LA to the Music Center complex or stop at Pershing Square to walk around downtown. We had a car and it was quick to get anywhere without using the freeway. There are restaurants in this area for all budgets. The, owner, Livinio is quick to respond if you have a question. There are plenty of towels, pots and pans, dishes, cooking utencils, coffee pot, coffee – some essential like salt/pepper and spices. You also have a washer/dryer, ironing board and iron. TV in each bedroom. Parking is available in front of the house. Only one evening we had to park a couple of spaces ahead, no problem finding a space. Beware, you won’t want to leave! We loved IT!

Los Feliz Daydream
Overall, we had a great stay at this property. It is exactly as advertised, wonderfully located in a lively neighborhood, with an amazing view of the city. The owner was very responsive to a few check-in issues we had, which did not end up detracting from our stay.

Property Is Charming As Promised!
If you are thinking about renting this property, book it while you can. The duplex is as nice as the pictures, and Livinio is one of the best hosts –-prompt with communication, professional and kind. Our airplane arrived early in the morning, and I appreciate that we could drop off our luggage before check in. The beautiful Spanish house was a nice respite as we spent 12 days making the most of our time in Southern California. I was born in Los Angles and used to have family in the area, so it was great to have a beautiful home-base while we took our children to Universal, Knots Berry Farm, Long Beach, Santa Monica, and Las Vegas. The house was in a great location to for “quick” commutes to the Los Angeles area like Little Tokyo, Warner Brothers and the Chinese Theater. Hollyhock and other architectural marvels are close by too. Local restaurants we would recommend are Yen Sushi, and the The Red Lion Tavern for authentic German food. My children were never tired of the trampoline and my husband and I never tired of the gorgeous city view from the front porch.

If you get the chance to stay here, Take it!
The property is absolutely beautiful, my niece enjoyed playing outside in the front yard often, there was plenty of shaded seating areas in the front as well, kitchen was fully stocked with kitchenware, it was a refreshing change compared to staying in a hotel. The privacy was great, quiet and calm neighborhood, great eats and stores within walking distance.

Great place for a family stay
The Los Feliz place was awesome! There was plenty a room for my husband and two young children and I, as well as a large yard for people to stretch out. The trampoline was a huge hit for the kids! The apartment is off the street in a quiet neighborhood, so you don't hear any street noise in the night, however when people checked in upstairs you could hear footsteps. But, that can't be helped! The place was great and the location was awesome. Would definitely stay again.

Full of charm!
We had a wonderful time staying in this comfortable home in a perfect location to enjoy LA. Loved the view and having a yard. Comfortable beds and well stocked kitchen. The art made it feel like we had a few days of living like locals. Easy walk with our kids to restaurants and the grocery store.

Wonderful views and great hospitality
We loved the front yard with the gorgeous view of the LA skyline. The host welcomed us with a bottle of wine and came right over to fill the propane tank so we could use the grill. Charming stay!

Great location and charm
This was a terrific location for our family of five to enjoy visiting Hollywood. Comfortable beds, amazing yard with a view and plenty of room for the kids to spread out. Kitchen was well stocked and had everything we needed. Loved the artsy decor and charm. Nice to be able to walk to restaurants and the grocery store. I’d definitely come back! Thanks for a great place in a comfortable neighborhood.

Beautiful, wonderfully equipped property
Unfortunately, we had to cut our visit short, but Livinio is a great host. Only caveat, not good if you have trouble with stairs s there are plenty of steps on entering the property. Otherwise, perfect.

The view is amazing. The yard .... an unexpected treat. The location couldn't have been better
Having had my Mexican property on VRBO for years I had a good idea what to expect, but Livinio's property exceeded our expectations. Everything we needed was available. Livinio even stopped by and brought us a bottle of wine to greet us. We couldn't have been happier.

Fantastic getaway!
Four of us stayed here for a weekend girls trip and it was perfect. Location was great for walking to bars restaurants and shopping. Outdoor patio space was relaxing and indoor space was nicely decorated. We also walked up to the observatory one day and it was a good distance hike from the house. Only negatives: if upstairs is occupied the walking noise is loud, and curtains are not thick so lots of light in the morning. Nothing that can’t be solved by earplugs and an eye mask. We’ll be back!

Charming Hacienda with a fabulous view!
We were quite comfortable in this charming 2 bedroom unit with a full kitchen and comfortable beds. Lots of TVs! The view is fabulous and we sat outside on the small patio and ate our breakfasts and dinners while watching the beautiful LA skyline. We could walk to excellent local restaurants and an Albertsons and Coffee Bean. Very close to Griffith Park and the Observatory. Always delighted to discover a new place to stay in LA. So much to do in the LA area. Getty Villa in Malibu, Santa Monica Pier and beach, La Brea Tarpits and the LACMA.
