DESCRIPTION:
This elevated single family two-story home features 4 bedrooms with 5th 'bunk room' and 4 full bathrooms. The home greets you with its beautiful beachy blue and pink hues and lush landscaping. From the moment you walk in the front door you will love everything this home has to offer including its high-end features like solid wood cabinets, and top of the line stainless steel appliances including nice-to-have features like a fully equipped kitchen to allow guests to cook up a great meal and has a double oven, ice machine, Keurig, and induction cooktop.
The main living level has soaring vaulted ceilings, an open living, dining, and kitchen with a large kitchen island with bar seating for 4 and dining area that seats 10. The entire back of the home is equipped with large windows and patio doors overlooking the gorgeous pool area. Enjoy this luxurious saltwater pool and spa with ample space for lounging poolside. There is also an elevated deck area off the kitchen for grilling and hanging out while mixing a cocktail or two. There is also a foot wash and outdoor shower.
On the first floor, there is a king bedroom with en-suite full bathroom with step in shower that is also accessible from main living area. There is also a second king bedroom with en-suite bathroom with step in shower, double vanity and large walk in closet. On the second floor, there are three additional bedrooms, one king bedroom with en-suite full bathroom with its own balcony, one bedroom with 2 twin XL beds, and one 'open bunk room' with triple twin XL bunk bed as well as a fourth full hall bathroom. Each bedroom has a smart TV in addition to the large screen TV in the living area for a total of 6 TVs and 2 DVD players. Cable, phone service, and wifi internet are provided. There is also a washer and dryer on site. Cable and wifi are also provided as well as beach gear!
There is a 2 car garage and additional parking in the driveway in front of the home.
The home is in a prime location centrally located on the island in Holmes Beach. It is located just minutes from the Manatee Bridge and entrance to Anna Maria Island along with the local grocery store, pharmacy, & public beach and park. The home is within walking distance of the main shopping center in Holmes Beach and is literally just across the street from the public beach access. It is located to a nearby free trolley stop that runs the length of the island and is walking distance to the local beer and wine store, as well as several bars and restaurants.
POLICIES:
Pets are accepted with prior approval only if they meet our pet policy guidelines, max of 2,
NO SMOKING.
Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.
Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.
Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.
CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.
Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.
This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.
GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!
BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.
POOL & SPA (if any):
The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.
Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

Our family LOVED this house. Very newly updated, impressed with appliances, quality of cookware, we couldn’t believe they’d put top notch ware and finishes for a rental. We’ve been to AMI before and this is one of our favorites. Everyone had their own space and most of all 3 en suite bathrooms. Pool area was where we spent most of our time but beach was about a block away, quiet part of the island. We liked that and the privacy of the yard. Storm took out the pool pump but they had someone over within the hour. Got it moving and ready for us. Loved our stay!

This home was great for our large group. Perfect size & location. Short walk to everything. Pool & spa were used daily too. A few upgrades to things like dishes, bedding would be nice but it really is a great place. Hope to be back soon!

We choose to stay at "She Always Right" due to the location on AMI. Very roomy home for 8 adults with newer appliances and amenities. The pool and spa were put to good use with our family. The homes' location to a semi-private beach and stores/restaurants was only 1-2 blocks away. Truley was a great place to stay and enjoy a week at AMI.

One of the nicest homes we've ever rented for our group of 4 couples that vacation somewhere every Summer. Everyone loved the bedrooms, layout kitchen and awesome pool. Great bars and restaurants all within walking distance. Rented a deck boat one day, plus a fishing trip and quality time on the beach just a few hundred yards away.

Annual Family Beach Week
My family has gone to Anna Maria for the July 4th week for thirty years. This property was across the street from the beach and a block from the best ice cream shop ever. It was beautifully decorated and spacious. At the end of each day on the beach we would enjoy the beautiful pool area. I would highly recommend this amazing vacation beach home to any family looking for a great place to bring their family .

Comfortable, well located home with easy access to the beach!
Comfortable home in a desirable location! Adults and children enjoyed the pool and spa as well as trips to the beach. Plenty of casual and fine dining nearby. The free trolley was easy to use and is air conditioned. We thoroughly enjoyed our time on Anna Maria Island and at this beautiful home!

She's always right was a beautiful property. Ana Maria/Holmes Beach is like being in the Caribbean. The entire trip was amazing. There was only one drawback. The beautiful vegetation in the one corner of the back yard was chopped away on Thursday and Friday leaving an open space. :(

She's Always Right, Yes!
We had a sweet week here enjoyed by family members aged 8 to 70 year olds. The nearby beach was uncrowded and if we walked a block in the other direction, there were shops and restaurants and an an often frequented ice cream shop. The house was lovely, immaculate, and well designed for a group. This was our first experience staying in a VRBO, we were very happy!

I loved my month at “She’s Always Right”! The location is perfect and the house itself is beautiful. Very roomy and so many extras included. The property managers were super responsive whenever little issues came up. It was fun to walk only two short blocks to the beach. The kitchen was so great, everything I needed and more was provided. The pool and spa were fantastic, and got a lot of use! Overall, I can’t speak highly enough about this wonderful house on AMI!

Terrific, lovely, wonderful service
This property was just perfect. It was bright, clean, large, well-stocked and in a great location, just a short walk to the beach. Any questions or issues we had were immediately addressed. I even left my ipad in the house and they arranged shipment to me immediately. Couldn't have asked for a better home for our family get-together over Christmas.

Short walk to the beach (maybe 100 yards) and only a 15 minute walk down the beach to all you can eat pancake breakfast. Also try “The Doctors’s Office” for awesome cocktails and “Vinny’s” for the very best Italian, truly!!
The home handled all 8 of us and had a big open concept living, kitchen and dining. Super clean. The pool was heated nicely from hot tub overflow and the midday sun was really great. Honestly, we’ve stayed at 1/2 dozen Rental homes on AMI, this one tops them all. We will book again next year. Nikki and Mike were great, although we had no reason to contact them during our stay. Book it, you won’t regret it!

Beautiful heated backyard pool with safety fence (great for keeping my 3 year old safe!). Kitchen full of amenities was great for cooking and keeping us in house while vacation during covid. Tons of beach chairs/toys/carts and steps from the beach, and just up the very short street is a plaza with ice cream, a great spot for breakfast, and an Italian market with the best pizza and meatballs ever. Tons of space, very clean property, and we can't wait to go back!

We had the most wonderful time together at "She's Always Right!" My parents, brother & his wife, and my husband, daughter and I all loved the property. Amazing home!
House was immaculate. Super clean, and every amenity was available. Pool was amazing. Kitchen is fully stocked. I’d rent here every year for the rest of my life. If I had to give even somewhat of a constructive criticism, I would upgrade the beds. But honestly, book with confidence. This location is absolutely perfect. The owners were ultra-accommodating. One of the best vacations we’ve ever had.

We just stayed at this property for 4 weeks. The management company is excellent! They followed up numerous times to be sure everything was going well. The property is new, extremely clean, and well appointed. The pool
was perfect for the family and the Wi-Fi worked well for all of us to Zoom school and work at the same time, which is critical these days! Also, easy walking distance to a great ice cream shop and pizza takeout. Thanks for such a relaxing place to escape to for a while. Enjoyed daily walks on the beach and beautiful sunsets.
