Location primarily. Also, I felt safe with security of having to use room key in the parking garage and elevator.
Breakfast. The buffet was out of food when we arrived about a half hour before closing. By the time the eggs and meats were replenished and we sat down to eat, they closed the buffet when I would have liked seconds. They could have just locked the doors to new patrons but instead they closed the door to the buffet room.

Location within downtown and restaurants within a few blocks. Rooms were nice ab clean, beds comfortable. Overall hotel cleanliness is good and there is ample parking.
BOOKING.COM PLEASE UPDATE YOUR WEBSITE FOR THE DOWNTOWN COURTYARD MARRIOTT AND THE RESIDENCE INN.
Both hotels are in the same building, so you are booking a room at different prices for two different hotels, but you are in the same building with the same amenities.
If you book with The RESIDENCE Inn, you get a very good breakfast. If you book with Courtyard, you have no breakfast unless you pay an extra $10 a person. Courtyard says you have access to a Bistro. Well, RESIDENCE Inn guests do too. It's an over-priced Starbucks and bar, only open 5pm to 7pm for dinner and 7am to 9am for breakfast.
PARKING IS NOT FREE FOR EITHER HOTEL. YOU WILL PAY $23.00 A DAY. BUT, they offer parking to non guests, for a maximum cost of $20 if they stay longer than 4 hours, and YOU DO NOT NEED A KEYCARD TO ENTER OR EXIT THE PARKING LOT, even though they say you need key card to exit, it is a pressure plate under car that opens gate.
The only difference between Courtyard Downtown and RESIDENCE INN downtown is RESIDENCE Inn gives you breakfast.
The hotels should be advertised as Courtyard RESIDENCE INN.
Breakfast should be provided to Courtyard guests just like the RESIDENCE Inn guests.

I loved their well-equipped gym! Their staff was accommodating and attentive. The location is excellent and within walking distance of great restaurants and shopping.
I requested a late checkout but they could not accommodate my request because I was not a member of Marriott's program.

It was advertised closer to Thompson Boling Arena than it was. Price was high not to have complimentary parking and breakfast. If these were included, it would be a fair price.
