There are 3 beautifully renovated cottages on this property. You may rent 1-2-3 of them. The Golden Eagle cottage #473872 sleeps 7 and is newly renovated with beautiful craftsmanship;cathedral ceiling with gable windows nestled in a very charming spot with beautiful views of the lake and sunsets.
The Osprey cottage #1293491 sleeps 7 has a large screened in porch and shiplap ceiling and loft, The Blue Heron #1294461 sleeps 6 and has its own stairway leading to the lake and nestled in your comfort zone. All Cottages have beautiful views to the south, north & west! All cottages come with an aluminum rowboat for fishing, floating, or just packing a lunch and going for a ride (weather permitting)*The grounds are gorgeous as are the sunsets! It's Ideal for children as it is located on private dead end rd. We are located minutes to restaurants, deli's, churches, apple & berry orchards & more! The property is a short drive to Middlebury for medical ER, shopping, theaters, museums, & the college. There are many golf courses, antiquing, & more nearby. The cottages have a complete kitchen, Sat TV & or streaming Hulu/Peacock with your own account,
dock for your boat/s, first come first serve.
We do not supply linens/towels but do provide pillows/blankets, BYOL. Cleaning fee required on arrival. Also, An on site bait & tackle rustic shack
You may wish to dine on our screened in porch prepared by our own Chef!! (Private parties only) There is a mini store for purchase of 'needed' supplies & dvds are for rent, and A Bait Shack for the fishing guest ready to tackle the lake fish!. With reservations you may wish to take a scenic 'historical' tour of the lake on our speed boat reservations required. The newly constructed Champlain Bridge is a short distance by motor boat & approx. 1/2 hr by land. Larrabee's Point Ferry is about 15 min. by land, & 5 min. by motor boat. There you can take the Car Ferry to Ticonderoga, NY &/or the Fort, another historical site on the lake! Our property is ideal for events such as weddings, anniversaries, bridal showers, bachelor/ettes & more! We also have a professional photographer on site (add'l fee) If you wish to have your event at Watch Point, we have a beautiful deck with spectacular views as a backdrop (catering; tents; available please inquire). Book early to reserve your vacation in any one of the 3 cottages, Or rent all 3 for family/friends/events! You may reserve by the weekend, (3 night min.) week, month, or season! Fall foliage season is a minimum two night stay.
*Aluminum rowboats are Not permitted to go out on the water when either: the lake is rough, or bad weather due to storms! No children under the age of 16 is permitted to take a boat out without an Adult & all boaters Must have a life jacket on, (per person).
Please check out our website for boaters bringing their own boats, our property and docks can accomodate Small motor boats (up to 21') and fishing boats and rowboats. Larger boats would need to be docked at a marina which is about 2 miles south of Watch Point. If you are unsure about the size of your boat please check length.

I loved the cottage and the property but it really isn't lake front as there is a walk to lake access and if you bring pets theyre not allowed on the beach with you which i feel is a bit misleading.

Ardie and Mike were by far the most gracious of hosts. Absolutely beautiful cottages and the view of the lake is spectacular!! I was hoping to catch a glimpse of the bald eagle that is a resident of one of the many trees around but not this time. Next time! And there will most certainly be a next time!! Highly recommended!!

The cottage was as advertised and Ardie was an excellent host — very communicative and helpful. It’s in a great location: right on the lake and only about 25 minutes to the Middlebury College campus. We are coming back next spring!

The hosts are very attentive and have many accommodations for your stay. It was great. They even offered to take our dogs out while we were out for the day. We spent our days hiking, shopping, and golfing. Great place!

We had a wonderful stay at Watch Point Cottages--it's a beautiful spot, the Golden Eagle was a clean, cute and cozy cabin with a kitchen stocked with tons utensils, pots and pans, etc. for cooking, plus a gas grill outside and a fire pit! We enjoyed sitting back the lake on the beautiful deck, going out on the lake in the kayaks and checking out the area. Ardie and Mike were friendly and attentive hosts and made check in and out very easy. Thank you!

As advertised, everything you need is right there, the family on the property were very friendly and helpful. swimming and the fireworks were great. Cabin was clean and comfortable.

Our kids were mostly concerned about the fishing and Champlain did not disappoint. They caught bass, walleye, catfish, as well as many small fish right from the dock.
Our cottage (Golden Eagle) was very clean, cozy, and well stocked.
The owners were very friendly and attentive and as were their dogs that we fell in love with, especially Jabba :)

We had magnificent time at Watch Point Cottages. The cottage was perfect in every way. Ardie and Mike couldn't have been any more nice or helpful. Their property is a true gem!!!! If you want to get away from it all in an absolutely beautiful setting this is the place!

Very nice relaxing week! Ardor & Mike we’re great & we enjoyed the boat ride on Tom’s boat. Kids lioved the tubing! Addie gave us delicious fresh verges from her garden! Cottage was very clean & kitchen was well stocked.

The over all stay was great my kids loved the fishing. Just wish there was more things closer to the property to do. You do have to drive quite a bit if you want to go do things. The boat ride with Tom was a great educational about the River and very fair priced.

Perfect place to relax and unwind
We were looking for a place we could go to relax, unwind, and disconnect for the week and Watch Point Inn and Cottages was exactly what we needed.
We were really excited to find a place that was so accommodating of our 2 Great Danes since a lot of rentals don't allow big dogs. Ardie, Mike, and family were all extremely welcoming and friendly. They were able to answer our questions and were available whenever we needed them, including providing updates when the power went out for the entire town.
The kids loved the lake and it was nice to be able to go up and take a break during the hot part of the day without having to drive to and from the beach. They loved the view from the loft and spent most of our time inside up there.
The cottage had everything we needed to be comfortable during our stay. It felt very much like a home away from home.
Guests should be aware that there are dogs on the property who live there so if your dog doesn't do well with other dogs best to leave them home. Ours are very dog friendly so it wasn't an issue but is something that would be worth knowing prior to booking. Ardie does explain all this prior to your arrival as well.
Our only suggestion for improvement would be window AC units for the bedrooms. The built in AC cools off the main room just fine but doesn't really reach the bedrooms. The box fans definitely helped and it was an unusually hot week that we were there.
All in all we had a great week and hope to return in the future.

Beautiful, historic inn and cottages on gorgeous Lake Champlain
We had an amazing week on Ardie and Mike's property, Watch Point Inn and Cottages. The amenities and surroundings looked exactly like the photos online, but what I wasn't prepared for was Ardie's attentive, kind, informed attention. She and Mike are lovely, wonderful hosts. When my son sprained his ankle, Ardie brought me epsom salts, aspercreme, and 2 ace bandages. Mike made us an outstanding dinner to go one night that lasted us all 2 dinners. Mike found my glasses that I'd left on the beach, and Ardie brought them to my cottage. When my phone got blown into the lake (beware of the winds) and didn't show up the next day from Fedex, Ardie knew where to look and drove me there in her golf cart. I also learned a lot about the history of the place when Ardie would join me in the evenings for a chat and a cocktail. Ardie's son took me and my two boys out on his boat for a tubing expedition, and I learned all about the history of the southern part of Lake Champlain while the boys got bounced around in glee. I cannot say enough good things about this place. There is a reason there are so many amazing reviews. Believe them all. Thank you, Ardie, Mike, and Tom! <3

Secluded spot
This is a very private secluded spot on a beautiful lake, but still close to plenty of activities. The owners were very helpful and the catering was delicious. We brought our boat and we’re able to dock right on property. We had a great time in these cabins with our family!

A cozy cabin with a great view!
Ardie was a great host and the cabin has a great view! There are 2 very lovely friendly dogs as well. The deck around the lake has gorgeous views as well. Loved our stay.

Delightful Stay
We spent a wonderful week at this property and had a marvelous time. On check-in, Ardie went straight to her garden and picked and presented us a basket of fresh vegetables! They lasted all week, and we actually brought some home, but ate them promptly, and now they are gone. She was a delightful host — and made our stay both relaxing and fun, and dinner at the cafe with Chef Mike was a treat. At bottom, we had a great stay.

Nice place, a little akward & misleading details
Our experience was good overall, there were some issues that we ran into not the location or property. The cottage we stayed in was the Golden Eagle, it was beautiful, clean and had plenty of sleeping for the 6 of us. It was very well equipped. We went with 3 smaller children all under 6 so it was a little difficult keeping them off the ladder to the loft. We were supposed to bring 3 dogs with us, but when we arrived there where 4 other dogs on the property. I felt with that many dogs on the property there could be issues, we were fortunate enough to be able to bring our dogs back-home, which started us off on a bad foot for our vacation as that was not the plan. The four dogs that were there were off-leash and roamed freely, the owner explained that it was her dogs and her children's dogs. As certain people in our party were not comfortable with unfamiliar large dogs (childhood dog attack) roaming close to them it was awkward.
We had barbecue together with the host under a tent outside the front door to the host's house, which was convenient for them but an odd spot eating. While eating the host's dog growled at one of the children at our party because the child tried to get the dog out from underneath the table. The thing that made us more upset about dinner was that the host took a picture of us then posted it with pictures of food that was not served at our dinner. We felt that was misleading.
The property is secluded and has a posted speed limit of 5mph, which is great considering the small children in our travel party, but there were multiple times one of the host's children/relations drove a side-by-side all-terrain vehicle at speeds in excess of that posting and it made us uncomfortable.
With all of this in mind, I would still recommend this location more for adults, and possibly including older children, but for our traveling party it was not ideal.

Great vacation spot!
We stayed at the Golden Eagle Cottage, which was comfortable and clean and had everything we needed. There are huge windows where you can watch the birds fly by and other views of the sunset over the lake. Ardie and Mike were great hosts while we enjoyed fishing and hanging out by the lake. We had dinner on the porch, which was delicious! We brought our three year old who loved making s’mores by the campfire and catching his first fish. At night the stars are gorgeous! Would highly recommend for a relaxing and laid back break from reality!

Hidden Gem
Ardie and Mike are awesome hosts! The property is absolutely beautiful! The cabins are clean, comfy, and are located directly on Lake Champlain. My teenage kids and their friends loved fishing on the lake & building campfires at night. We will definitely be back to this hidden gem!!!

VT Beautiful, views on all sides
The property is really nice. We stayed in Eagle's Nest. Nicely decorated and homey. We didn't end up using the loft area, but that was really cute, but you have to climb. Would be great for kids. We had a wonderful dinner with Chef Mike and Ardie G. Fun time, wish our boat didn't break down, but that certainly had nothing to do with our hosts. They tried to refer us to someone who could help, but parts take time.

Orchards, fall colors and a great home away from home!
Ardie and her family are the most hospitable VRBO owners we’ve ever encountered! The house was perfect for our family of 5 and surrounded by beautiful Vermont countryside! We had a blast visiting Champlain orchards (a few minutes away) for apple and raspberry picking and loved our visit to Fort Ticonderoga. There was a train that went by one night tooting his horn, but not sure that happens often. Not a big deal, but may be to some. Overall, a beautiful, wonderful experience!!

Great secluded property. The house had all the amenities needed for an extended stay. The beach was within a few hundred feet, where you could swim, fish, or just relax the day away. We will definitely be back!
