Fabulous, large four-season waterfront home/cottage situated only 1½ hours from Toronto on prestigious Balsam Lake with 100 ft of weed-free, sandy-bottomed swimming. Very scenic well treed lot in high demand upscale area. Excellent swimming, fishing and boating on the number one lake in the Kawarthas, popularly known as the "new Muskoka of Ontario". East exposure, breathtaking sunrises.
Consists of two levels. Upper and Lower suites. 5 plus bedrooms with all the necessities to comfortably sleep 10 adults along with children ages 15 and under. Upper has a fully equipped kitchen. The Lower Level also has a very well equipped kitchen, less a stove, as per Kawartha Lakes Regulations.
Conveniently situated, 14 km from the Balsam Lake Provincial Park, 12 km and 24 km from the towns of Fenelon Falls and Lindsay respectively. Directly accessible to the famous, scenic Trent-Severn Waterway with its many locks and points of interest.
Calm side of lake. 100 ft weed free lakefront. Sandy-bottomed swimming increases in depth making it ideal for both kids and adults. Excellent for avid boaters, water sports and winter activities including snowmobiling.
Large 100 ft x 228 ft level lot. Good for lots of outside activities, evenings by the fire pit, games etc. Includes dock, fire pit, outdoor furniture, two BBQs and parking for 6-8 vehicles.
Nearby offsite activities include golfing, camping, casino, snowmobile trails, ski resort, marinas, boat rentals, boat cruises, restaurants, go-carting, horseback riding, mini golf, theater, hiking, stock-car racing, harness horse racing, art galleries, canoeing, kayaking and craft markets.
Wheelchair Assessibility - limited to entrance through lower level only. Navigation within the unit to bathrooms and bedrooms is not possible at this time.

The property was beautiful, with lovely lake access via a rocky shoreline and a dock that we used for a rental boat and for access to swim.
Clean and ready on time for our check-in.
Lots of space for activities on a rainy day, and it was a great place to bring our dogs with us on vacation.
For guests new to this property: Drinking water is provided by a water cooler - the previous guests or the host left some bottles available, and we did the same. You need to bring your own sheets, pillow cases, towels and facecloths. Trash must be removed by the guest - the area has curbside pick up, but we were not given any instructions to take advantage of it. If you are planning to work remotely, the wifi is not zippy and sometimes denies connection with multiple devices. Cleaning can be arranged outside of VRBO.
Inaccuracies: Listing says 'hot tub' and 'spa tub'. There is a soaker tub with no jets.
At the time we went (Aug 2024), the fireplace in the listing was not functional.
Listing says wheelchair accessible - there is a lower level sliding door entry with 1 step that could be navigated, but no accessible doorways, hallways or bathroom adjustments, and the indoor staircase between levels is a tight spiral that only the husky enjoyed (has a baby gate at top).
Overall, it was a good experience for first-time guests, and Chris was conscientious and communicated well about equipment issues and repairs.

We stayed here with our extended family of 16 (kids, adults, and dogs) for an annual Thanksgiving getaway. It was a great place. Chris was attentive and answered any questions we had. The kitchen is very well stocked and we found we had all the utensils and dishes we needed. It is a busy lake with lots of fairly packed in cottages but there were hedges and trees so we didn't notice the neighbours very much and it still felt relatively private. Definitely a great stay.

Wonderful time at this beautiful cottage. There was 11 of us and the cottage was well equipped beyond our expectations. Wonderful lay out and lots of room to move around. Beautiful views of the sunrise and lovely camp fires at night were awesome. Thank you Chris for your quick response to any issue or question when required. A definite re visit to this cottage in the future. Would recommend to anyone with a large group this is the place to be for your stay. You wont be disappointed.

We found the Cottage to have everything that we required for an enjoyable stay. There had been some upgrades to the Cottage's Lower level which were appreciated by us. The Cottage met all the needs that our Family of 11 people all ages, and was enjoyed.

The family from age 96 to 2 all had a great time! Chris was very responsive to our issue when a ceiling fan didn't work and it was repaired the next day. Fishing and family time were the main reasons for renting here and we weren't disappointed! Caught many pickerel and bass. We had a couple fish fries and lots of family games!

We had a wonderful 2 week stay. The owner was great and very responsive. The cottage was clean and as represented except there was no longer an upper deck as in the picture due to a renovation. The fishing was great! We caught many pickerel, bass and pike during our stay.

We arrived and everything was as expected! Amazing views and swimming off dock! Communication with Chris was prompt! Did water sports and fishing! Kitchens were well stocked! We mostly avoided the spiral staircase! It was easier to walk upstairs from outside! Loved the water coolers that was a huge bonus! Ceiling fans helped to keep house cooler! East to get to LCBO, gas stations, a fun go kart track and groceries! Used instacart and had groceries delivered! That was amazing too!

Our family of 14 rented this cottage and had an amazing week! The cottage is the perfect accommodation for a large family with lots of ages. The host had thought of everything, and the cottage was very well equipped. We had a wonderful week, and look forward to returning!

This was my families first cottage living experience and I must say Chris' cottage made this a memorable one for us. Despite the rain and cool nights, we had a relaxing time away from our busy lives. The cottage was very comfortable and large enough for our extended family of 15 plus a dog :) The campfire nights were fun and looking out to the lake during the day was so peaceful. The only regret was on the part of those avid fishers in the family who returned daily to the dock to try their luck but it wasn't meant to be, although it did provide good line casting practice :) All in all it was a wonderful relaxing experience for everyone. Will definitely recommend others to check it out and hope to return in the summer months.

This cottage is well organized and well supplied. The cottage is broken into two suites and both are comfortable and well taken care of. Since we were there in the winter, I can say that it was a really good experience for winter activities with flat property and driveway right up to the cottage.

The owner Chris takes pride in his property and provides information and documentation to help plan your trip. Parking for several vehicles which helped as our group was coming from different directions. The cottage is set up on two levels, with both kitchens very well equipped. The laundry facilities were excellent. We were an extended family group, with grandparents, adult children, spouses and four grandchildren. The front area was well used, bright in the morning sun and offered excellent play space for the preschool grandchildren. There is a good fire pit and local firewood can be readily purchased. Close to supplies in either Coboconk or Fenelon Falls. The water access is via the dock, and there is good swimming. We brought our own canoe, and all ages enjoyed paddling in the lake. Great holiday. Would recommend and stay there again, if family calendars work out.

Well equipped, clean cottage with plenty of space for grandparents, children and grandchildren. Very pleasant treed lot backing onto the lake. Please note that “linen” are blankets and pillows and not sheets etc. Also the canoe was not available. Wifi connection is excellent!

Our family enjoyed our 3 night stay at Balsam Lake. We had plenty of room for our party of 16. Staying right on the lake was great and the kids loved jumping off the dock. The location was good for day trips as it was not too far from kid friendly attractions.

We have booked as a group of families this house for the May long weekend. The picture are not showing the real gem this house is. Dealing with Chris was a breeze and he solved all the small issues fast. As a nice touch he turned on the heat in the house few hours before our arrival so the house will be welcoming. Thank you Chris for being a great host. The house was spotless with plenty of room to sleep, lots of pillows in the common sitting are, the wifi was great, nice neighbors. Has a place where you can lit a fire and enjoy the evening by it.
