Enjoyed our stay very much, again, the bathroom was small and had a little trouble with Ants. The beach was a little dirty with debris, etc., but all enjoyed our time away at your location.

Loved the property, the location and access to the beach, the kitchen set up and view from the porch. Beds were very comfortable. The place wasn't dirty, but there were many cobwebs and daddy long leg spiders in the bathroom and it appeared that the place was not thoroughly cleaned prior to our arrival. We did book the place on short notice. Property managers were helpful in resolving some check in issues which was appreciated. The bathroom is one negative - it's very tight spacewise. Overall a very nice stay. Enjoyed the nice Weber BBQ too!

Really cute, on the beach house. The dogs loved it, everything was so pet friendly and relaxed. The house was fully stocked and had everything we needed, we can't wait to go back. Thanks for a great New Year's Eve weekend.

We really enjoyed our stay in Primehook Beach! The beach house was clean, in great condition and stocked with essentials. The location is great, right on the beach and with the little single road to walk on. We REALLY appreciated how dog friendly the owner and the community is too. It allows us to travel once a year with our whole family. I just simply can not say enough positive things about this house, the owner and the people at the property management company. They were all concerned for our well being and enjoyment, and we really appreciated it! They helped to make our vacation and success. We intend to return again and to this exact house! Thank you!

The house was adorable, bigger than I thought it would be! Very comfortable for 4 people and dogs. The bathroom is small but no biggie. The fenced in yard was a huge bonus although the gates are a little jankity. Overall it was great and we would definitely stay there again..so peaceful!

We enjoyed a very relaxing week with our dogs in this cozy beach cottage! Would definitely recommend. It’s not close to stores so plan a day to load up on your supplies but once you’re set you’re set!

This cottage was plenty large enough for my wife and I, plus our 5 y/o son and dog. 2 bedrooms, a large kitchen, living room was large enough, but the furniture was a bit beat. The beach is right outside your door. Access could not be better. The beach does get covered with sea weed and dead horseshoe crabs. This attracts black flies and mosquitoes. It can be quite annoying. The flies were all through your house and they will take over your vehicle if you leave the windows down. On the beach, the flies/mosquitoes were really only a nuisance in the evening. During our stay it rained nonstop for two days. This caused the beach/water to be filled with sediment which added another attractant for flies and mosquitoes. Also the heavy rain caused the septic to slightly overflow into the yard leaving a foul odor. However, this occurred Friday evening and really did not impact our stay. The overall location is nice for privacy but it is a good 20-30 minutes to entertainment/ dining. For the price, access to beach, and a dog friendly house with a fenced in yard, it was worth the trip. I will likely comeback to this location in the off season when the bugs are less of an issue.

This place was perfect! So comfortable and very dog friendly. Lots of extra leashes, water bowls, and toys for the dogs. Very comfortable bed. Plenty of kitchen utensils and pots for cooking. Beautiful porch with view of the ocean, and such a short walk to the amazing beach. I can’t recommend this place enough!

Loved the location very secluded, and peaceful, lots of wildlife. The dogs loved it! It was really nice to have the fenced area the porch was trebly nice with lots of windows that open. Loved being right on the beach with very short distance to walk to water.

Fantastic beach cottage!! Perfect if your traveling with dogs. We had the best time walking the beach with the dogs and relaxing. We cooked we drank went to breweries and wandered. The residents of Prime Hook are the nicest people around. We left looking for places to set up shop. Thank you for sharing your lovely beach house with us!

We had a very comfortable and low keyed stay. The bathroom floor plan is quite awkward and would not suit a large framed person. The dogs enjoyed their walks on the bay, especially when it was low tide.

This was our third stay at this cozy little cottage on the bay. In addition to the usual things that we live about staying here, we were surprised and delighted by the throngs of migrating snow geese who hung out on ‘our’ beach, both fascinating and beautiful!

The home was a lovely property right on the beach, easy for my 8 year old and dog to have fun yet be convenient for bathroom/food/sun breaks. Off the normal touristy path of places to stay but a very easy drive to get to Lewes or Rehoboth for the day. Best vacation I've had with my family in years!

I had a very nice stay at the cottage. The location is perfect, right on the beach with beautiful sunrise views. The home was very comfortable, and had everything we needed. Nothing fancy, but amazing views from almost every room. The beds were comfortable, and the area is quiet and peaceful. This is the first time that I took my dog with me on vacation. This house was very dog friendly with special touches and a fenced in yard. Nearby Rehoboth Beach is also very dog friendly with many shop owners putting water dishes and treats at their entrances - plus several specialty pet stores. While the cottage is very secluded between the beach and a wildlife sanctuary, it is still convenient with a grocery store and a few good restaurants within about 12 minutes in historic and quaint Milton, DE.

We had a lovely stay at the end of December, the location of this house is perfect - right on the beach & no matter where you are in the house you can see the water & you’re in the middle of NO WHERE! The weather was decent as well, for December. Lots of birds, we saw a Heron every morning. My husband loved the porch & spent his time out there sketching, our dogs lived their best life & romped on the beach, chased birds, enjoyed the fenced yard & just chilled. I read all reviews before our stay which prompted me to bring some items from home (our own coffee maker & some utensils, paper plates etc). The home is very eclectic & comfy but also a bit outdated, furniture could be upgraded & all of the spices in the kitchen are well past their expiration!! We brought all our food. I loved the gas fireplace in the tv area! The bathroom is tricky - very small area where the toilet is & the shower doesn’t drain properly.
Overall we enjoyed our stay. It was the perfect way to end 2021!

This was our second time at this property. It is not for everyone, but it is perfect for us. There are lots of personal items around the house, so feels like staying with a relative rather than a hotel. The bathroom is cramped but the kitchen is big. The couch is cozy, the porch is sunny, and the sunrise views can’t be beat. All of the breakable decor maybe make it less than ideal for young children. There will be some flies and some cobwebs and some things that have seen better days, but books will be read, long walks will be taken, wine will be sipped and you won’t want to leave.

The amenities were very good, the yard was very spacious and the perfect place for me to bring my dogs. The whole place was truly dog and animal friendly, with adorable little features like dog toys and dog bowls made available. It could not have been a better first time experience for my dogs . The ocean view the was everything I had hoped for, and there were just many little details that were designed to maximize a beach and stargazing experience.

This property is good if you don’t expect a lot. The property was out of the way and secluded. The fence in yard was nice for our 2 Beagles. The cheap wooden fencing is good for well behaved dogs. BEWARE: there are 2 Pokeweeds bushes in the front yard. Pokeweeds are very toxic to dogs. Please be careful. Inside, the washer and dryer is a big plus.
The kitchen is nice and big. The fridge is big and roomy. The kitchenware is old and dirty. Lucky that we read the reviews beforehand. We brought EVERYTHING with us. From plates to silverware to our own Nespresso machine.
The place is really run down and dated. The location is great though. The beach is great for surf fishing. Can’t swim in it, too dirty.
Will not be returning to this location. Owners should invest some money into upgrades.

Cons; Bathroom, need to be contortionist to use toilet, shower drains slow so you stand in inches of water. Furniture, dated and dirty, not comfy. Sunroom picture doesn't match current furniture. Indoor dog gates old and worn. Overall interior just dated and pricey for condition. Outside fence doesn't appear only 2 years old. No outdoor shower or hose to use. PROS; great location on beach with stunning views.

Cottage was very comfortable for us and our Golden, just steps from the shore. The porch offered nice beach views, great for relaxing or having meals while listening to the shorebirds and ocean waves. Sunrises were gorgeous! Quiet sandy beach super for long walks. Very relaxing and enjoyable time at Prime Hook.

Eclectic, dated property merely steps away from the beach. If you're seeking a newer build with modern amenities, then this is not the place for you. Wife and I are more into the pet friendliness, cleanliness, and locale factors. There are two bedrooms, one with a queen-size and the other with a full-size bed. There is one full bath; access to the toilet would be quite difficult for anyone needing assistance. For the larger, able-bodied person, it's a bit of a squeeze to get past the sink and around the toilet's front edge. Home has a larger, galley-style kitchen with gas range, microwave oven and toaster oven and pots/pans/utensils/cups/plates to accommodate most any size meal. Coffee maker also on site (takes the cone-type filters) and there's a newer, large refrigerator/freezer. Also, newer, large washer and dryer are just inside the main entry door on the right (this is a large area). The washer and dryer were great to keep clothes and towels fresh. There are four raised stools in the kitchen pushed up to a large counter for dining overlooking the living room. Living room has older, worn but comfortable furniture (sofa, larger swivel rocker and smaller rocker) with a boat themed coffee table. Cable TV, wifi, VHS and DVD movies, plus a large stock of books and games found throughout the home. The living room is connected to a bi-level sunroom that has a wicker sofa on the upper level and dining table with four chairs on the lower level. This room is not connected to the central air but has ten or so new screened, sliding windows that can be opened to let in the beach breezes. Ceiling fans are located in both bedrooms and the living room. We did note and report a large number of missing light bulbs throughout the unit and that the sunroom door to the beach takes considerable effort to slam shut. You can lock both the storm door and rear entry door but it takes a bit of jiggling the door to get the deadbolt to set properly in the slot (same for the door from the living room to the sunroom). The beach is awesome: private, quiet, lengthy--bring the rake, stored outside by the chimney, with you in the morning to clear the beach area in front of the unit. Lots of dead horseshoe crabs and such wash up with the tide. We noticed the locals rake the debris to the water's edge vs up from the beach. Note: Flies will get into the house--you're on the beach and they seek the cool air. Plenty to see/do here if you like the outdoors!

Primehook is very lovely, private property right on the beach! Our dog was free to be. He spent our week swimming and running on the beach. The host was highly responsive and left very helpful, welcoming instuction and suggestions.

This place was pretty rough... we're not camping people... and it was beyond buggy! We found tics on the walls, spiders all over the house, and flies unbelievable inside the house!!! We were constantly swatting/killing flies that bit us all up! That house needs an exterminator!!! The fly trap on the shed was overfilled with flys and needs to be replaced, making the front patio area unusable. Plus the screen on front door needs to be replaced! The front door does not lock unless top lock used, door can be pushed open. All the doors need WD-40 and realigned... and those pots and pans could be replaced!! The shower outside smelled like urine! It was pretty gross. The house is not kid friendly, the bathroom was beyond tight. Need to fix the toilet paper holder! The AC didn’t work when we arrived and the PM did get someone out that night, seeing the filters was absolutely disgusting! They prob hadn’t been replaced in a year. The house felt damp after A/C was fixed. We will never be back. We planned day trips to be away from the house! We were hoping to utilize the beach and stay at the house a good amount of the time but Bc it was so disguising, we trucked our 4 and 2 year around town. We left a night early, it was just so bad. Cars were covered in bugs when we would load them in the car. Be ware! This house was anything but relaxing!

This property was a great spot to travel with our 5 month old corgi puppy. As advertised, it was very dog family friendly and we really enjoyed all the little touches meant to make our puppy feel at home. That being said, the property has a rustic feel and is very utilitarian. The view of the bay is fantastic and the fenced in backyard and barbecue area is clutch. However, the property is on the Bay and located within a wildlife refuge. Be prepared to experience a lot of insects and washed up sea life on the private beach. It’s also somewhat remote - so be ready for at least a 20 minute drive to restaurants, stores, and more tourist-y destinations.
