just add more hooks in the bathroom for towels to hang!! I would prefer a little laundry detergent left behind so I can wash my towels and clothes please!

It is on a great beach, larger by far than the better known ones further north and quieter too. It’s a good big space. Very sweet cleaning lady.
The front gates didn’t work. The instructions for finding the key for entry are very poor leaving you completely bewildered. There are very annoying, unwelcoming and ugly padlocked metal gates to the house which are difficult to negotiate in the dark (just off the plane) as well as making you feel the place is a little dangerous and insecure. The “welcome” mat is old and manky. There is no aircon in the communal rooms. There was a mouldy smell on arrival. The TV is broken like a phone that has been dropped. The communal loo flush was broken and no one came to repair it in ten days. There is an electrical problem with the lights in the main bathroom.
In general it feels unloved and underfunded which is extraordinary given how much it is to rent.
Every day there were kites flying above that deliberately have a contraption on them that makes them incredibly noisy and invasive so instead of the sea you hear what feels like a drone above you all day and night.
The final and perhaps most annoying detail on top of all this is the fact that two other small buildings are rented out and share the same garden and roof terrace so there is actually no privacy at any time whatsoever. As the electric gates didn’t work properly they woke you up whenever the two other attached properties tried to close them.

Bedroom/ bathroom did not have separate AC. The bedroom just didn't get very cool. Bathroom was hot, even with fan. The eating area tile looks terrible, need to clean/ paint the cottage eating enclosure area, some areas of walls throughout needs some work. No light in back facing the garden chairs. Didn't like the open shower, the floor ended up getting really wet. I guess there was lack of rain, so the beautiful yard in the pictures on line was just dried up and brown, so it wasn't as pretty. But loved this area where one can enjoy the view of the sea and sunset. That cottage makes enough money, I think, to be able to afford a new toilet paper holder that is not old and rusty. I brought my own towels, since I didn't like the fact that the towels provided were not white, which would mean the ability to wash and sanitize with bleached.

The location is absolutely amazing, right on one of the most beautiful beaches. perfect to get around as well by car. the garden is beautiful and we enjoyed sunsets there every day. the cottage is well equipped and super clean

The house and lattice-screened veranda were very pleasant and comfortable, the (self-catering) kitchen very well equipped, the location right opposite Brighton Beach, accessible through a pleasant garden with loungers, is wonderful.
For self-catering purposes the nearest supermarket (crossing a busy road) is a 15 minutes walk away, but food deliveries from various restaurants are available.

The cottage is just as described. It was perfect for our stay.
We arrived on a public holiday and that meant grocery stores were closed. Would have been nice to know in advance. Barbados is a coral island; reef shoes make it more comfortable when going into the ocean. Would have also been nice to read that before arrival. We were a bit disappointed that the roof was not available due to roofing work.

Very clear instructions were provided by the Property Management company about the collection of the keys. The cottage was as described. Good appliances and adequate cutlery/crockery was provided. The linen and bath/beach towels were enough and there was a washer/dryer available centrally. The washroom/shower were good. The rooms were spacious and bed very comfortable. The flat screen TV had a good selection of channels for keeping connected. The best part is of course the location, being right at the Brandon's Beach. Though the cottage does not have a direct view of the beach, it was compensated by it's size/appliances and facilities. There is the main villa with three bedrooms and another studio apartment also on site, which face the beach. We were fortunate to have met and interacted with the owners J & DD who came in toward the latter part of our stay. They are very friendly and have ensured that their guests have a great time by engaging a wonderful management company. The gardener with a nice name of "Bird" is very involved and keeps the premises in fine shape. The location is close to the A1 Supermarket at Carlton, Black Rock and also to many restaurants. The K's Roti and Grill is also walkable and is highly recommended. We really enjoyed the walks along the beach and the evening sunsets, which are remarkable when the clouds permit! The Pile Bay fish market is also walking distance and also the "Hot Pot". One really does not need a car while being there, as buses are available near the supermarket to go anywhere. We really enjoyed our 2 week stay and will surely be back for some more quality time at the Banyan Beach House!

the property was perfectly located for the yrs eking we done around the island. as well as having direct access to the beach and use of sun loungers and a roof terrace. all the amenities you could need for a perfect stay.
the WiFi needs a serious upgrade. after resetting several times upon arrival it took
about an hour to connect. everyone is there to be on holiday and have a. good time out and about. but when you’re in the apartment cooking breakfast or just chilling on a rainy night and fancy a little background noise.I had to reset the WiFi several times a day sometimes even a couple times an hour just to stream a show on Netflix or play some music on YouTube.

I was very pleased with this beach house villa. The kitchen was very well stocked (pots, pans, dishes, etc) with anything you could possibly need during your stay. The property has a gated entrance when arriving from the road and is fenced on the beach side with a gate to the beach...makes you feel secure during your stay. Satellite TV, air conditioning, private bath, comfortable bed, and private outdoor table with 4 chairs. Perfect view of evening sunsets. Beach loungers are there and beach towels are provided. The supermarket is within walking distance. I so enjoyed my stay there and plan to return in the future.

Our third visit to Barbados and nearly booked the Radisson again for our 1 week stay prior to a cruise but cost of breakfast put us off so thought we would give this a try and so glad we did! Accommodation is attached to a 3 bedroom villa so be aware you may have close neighbours who share the electric entrance gate. However you do have a separate gate to the beach and your own garden area only visited by red crabs and humming birds. With just a few locals walking/jogging early morning and evening the beautiful sandy beach was so quiet it almost felt private. Kitchen equipment appeared all new with tasteful decor. in the living areas. There is also a free safe to use together with free wifi. Super market 10 minutes inland together with a Pizza takeaway. Bus stop also there but we hired a car which although not a necessity hire rates are reasonable so why not. Air con in the sleep area worked fine and was sufficient to cool all the living space if required. I had to contact the booking agent a couple of times for advice and always got an immediate response.
So perfect for a holiday away from it all steps way from a perfect beach and the Caribbean.

One of the best places I've stayed at! The garden and ocean view are amazing. The patio is great for relaxing in the morning and watching hummingbirds. The place is spacious and comfortable, and the hosts are friendly and helpful. Beach access is easy and convenient.

Only 10 m from the breakfast table to the beach. The beach was super clean, no plastic, no garbage. The owner donated 1,5 liters of coconut water from the in-house palm trees. The apartment was brand new.

Wonderful small villa with lovely garden and access to the beach. The water is so warm and clear, we could jump early in the morning and late in the evening in the sea. Fast connection to the city with car.
