In warm weather we can accommodate up to 14 people. Very cold weather - 10 people. 3 night minimum stay.
Summer rentals - June, July & August - are strictly WEEKLY from Saturday to Saturday.

There are 3 levels in this newly renovated Keuka Lake property accommodating up to 14 people in warm weather.
The main entrance is right off the upper parking area (3-4 vehicles) which is just 15 feet from the main road. This provides easy access for unloading - 2 short steps up into the upper level apartment. There is an interior staircase down to the lower apartment as well as an outdoor stairway from deck to lower parking area accommodating up to three vehicles - providing easy access to lower apartment.
The top level in the main house is air conditioned and has three private bedrooms with a queen bed in the master bedroom and (2 new cozy mattresses) on full beds in the other two newly renovated bedrooms featuring very large 4.5 foot wide side by side windows (with inset top down/bottom up honeycomb style shades-not blackout) for fantastic views right from the beds! We have a new extra large cozy couch and chairs in the great room.
Watch the sun rise across the lake from the large screened in porch which leads out to deck with with a large Weber gas grill and umbrella table that seats up to six. The main living/dining room is very large and can easily accommodate your entire group. Full bathrooms – new updated in August, 2022 tub & shower, sink on upper level, sink and new updated shower in lower level and half bathroom (no tub or shower) on the beach.
The kitchen on the top floor is fully stocked with a wide variety of cooking and serving dishes, wine glasses, crock pot, microwave, toaster, drip & Keurig coffee makers with filters supplied, a paper towel roll for starters and new, very quiet dishwasher that can do 14 place settings, One of the double sink faucets is filtered through a very high-quality filter. Main water supply is Penn Yan city water – very clean, chlorinated, etc. The kitchen on the lower floor is also fully stocked and has coffee maker. Baby gates are in place to swing closed and hook where needed.
The lower level is naturally cool and also air conditioned and has one private bedroom with a full bed. Two twin beds in the living room area also serve as couches (the kids often claim this area). Both upper and lower apartments have wifi, working fireplaces (winter only) with limited amount of firewood supplied, bathrooms with showers and new tub/shower upstairs complete kitchens, screened in porches, dining areas, and shared laundry facilities.
Around the house, many mural size and smaller photos from late 1800’s to the early 1900s lend a wonderful feeling of Keuka Lake history. Gorgeous shots of the lake also decorate the rooms.
In warm weather, the 3rd apartment, 45 steps down to the beach, is the “beachhouse” which is right down on the lawn of the very large beach, and has a private bedroom with a queen size bed and a queen size sofa bed in the outer area - also a bathroom, hot and cold running water, hotplate, microwave, coffee maker, glasses, some dishes, a new full size refrigerator in the small kitchen area and a screened in porch. The beach house is heated by two small space heaters – good for temperatures as cool as the low to mid 40s.
The beach is very large with 80 feet of shoreline and a lawn - plenty large enough for bocce or badminton (easy-erect net provided), playing catch, etc. A good sized stone campfire circle (enough firewood supplied for 3/4 campfires) is nestled near the shore and a portable Weber gas grill, picnic table, dock, comfy beach furniture, noodles for floating and a 2 person canoe with life vests & beach towels are all provided. Our dock is recently new and very sturdy. It extends out from shore 40 feet to accommodate boats - has bumpers, cleats that fold down for safety on both sides and 4 solar dock lights (photo of lawn shows previous shorter, more narrow dock). You can walk 100 yards down the lake road to East Bluff Harbor Marina and rent a boat for the day or longer. We suggest that you book your boat rentals far in advance. The Marina can also launch boats and keep your trailer for you. If you rent a boat from the marina they let you dock it at our place while you have it.
The property is on the eastern branch of Keuka Lake. Normally especially quiet on weekdays and most weekends, the beach is its own little peninsula lined with a creek on the south side, providing much privacy.
The entire place is available weekly in the peak summer season. It is available off peak season for weekends or specific date arrangements year-round. Go to "Rates and Availability" at the top to see seasonal dates and calendar showing which dates are already booked.
Ideal for weekend getaways, family reunions, retreats, graduations (2.4 miles from Keuka College). Families with children are most welcome. No pets, guests beyond 14 person limit, or wild parties are allowed. Renters must average in their 30s or older (not including children) to qualify.

Had a wonderful family vacation at the lake. We made use of the whole house and there was plenty of room. Especially emjoy the beach house for making lunches and the half bath!! Communication with John was great and he replied almost immediately to all my many questions.

This is the third year we’ve stayed here and have already booked for next year. Michael met us Saturday and immediately took care of an issue that made our stay pleasant. Although dated, it is a comfortable space.The best aspect of the property is the fact that it sleeps nine comfortably, with space for two extra in the bungalow. The bungalow provides a fridge and toilet facilities beach side. The swimming area is large enough for all, including flotation devices.

We had a great time plenty of room, beautiful view of the lake, one down fall the apartment down stairs oven did not work when we arrived, when I turned it on it started beeping and gave a code of F7, wich I looked up and said it was the panel board, and there was a few black ants in the upstairs kitchen, but that was no biggy, we had a great time!! We had a wonderful week. The house is as advertised and stocked well with kitchen supplies, linens and games to play. The beach area is a great place to hang out and play games. The 45 steps down to the beach area could challenging for anyone with a disability. We rented a boat for the day from East Bluff Marina and were able to dock it and have lunch at the house. Close to Penn Yan and numerous wineries and breweries. Close to Keuka Outlet Trail for walking and waterfall viewing. Michael was super helpful at check in and showed us all around the property. The owner John was very quick to answer any questions pre check in.

We were very comfortable with the house. It worked out very well with our family! We easily cooked a lot of meals in the kitchen and on the grill. We loved the views, being on the water and still being able to easily get to wineries, breweries and hiking. Also, the East Bluff Marina being so close was wonderful to work with for renting a pontoon boat.

John and Rose's home is beautiful, functional and one of the best cottages that we have stayed at on Lake Keuka. It has all the modern conveniences yet has some older charm with the historic photos, hard wood floors and screened porches. The online description matched the actual home. The cottage is separated into 2 apartments and a beach house on the lake. It was perfect for our extended family as we could get together on the main level, yet have some secluded moments-- especially great for little ones that need naps. The lakefront is gorgeous. I really thought the solar lights on the dock was clever. It made my husband happy as he could easily do some night fishing. The property manager, Michael, met us and was friendly & explained the home. There were written instructions as well which was extremely helpful with a large group so we could have something to refer to. Thanks, again, John and Rose, for sharing your beautiful home with us! We hope to rent the home again in the future!

The listing very accurately describes the property. My family had a wonderful stay! The lakeside is absolutely beautiful and proximity to the marina was very convenient. Take all that you need for the day down to the beach house or you will definitely get your steps in and them some!! The owner and property manager were wonderful to deal with. Highly recommend unless there are mobility issues in your group.

The location is ideal, with an ample waterfront, nice dock, and fire pit, with plenty of chairs and supplies. Communication is excellent with both the owner and Michael, who met us to give a tour and share specifics about the property. One suggestion: please put room darkening blinds on the windows in the two rooms facing the lake and shades in the basement apartment. After a long night in front of the campfire we don't want awakened by early morning sunshine! Everything else? Great. We've already booked next year's week.

Not enough space to write all the details but the weird layout is typical of a lake house and was fine for us. The large amount of steps were manageable for our whole party- older folks just took them slowly. The response of the kind owner was swift (though he showed up unannounced) to view our issues. What issues? Broken door handle, sink not draining, and spiders and large ants everywhere, including the kitchen. He was able to spray for bugs and sent someone to repair the other two things the day before we left. We hadn’t told him the issues until mid-week, though, so that’s fair. Location and parking were perfect. Neighbors were great! The only major complaint was the cleanliness. The cleaning people got a D- from us. They did the bare minimum & it wasn’t enough. We found underwear and a pillow under the bed, both covered in dust, as well as a wedding ring in plain sight. When we mopped, the mop was black. We had to rearrange sleeping arrangements when some of the party discovered an enormous amount of dead bugs in the pull out couch in the guest cottage. Dishes were dirty…you get the idea. With new cleaning people, and maybe a reduction of “things” in the home, the place is great! It is perfect for a large party like ours and we were happy to have that time together!

This is a nice rental able to accommodate large groups. It is a waterfront property with spectacular views of Lake Keuka. Lots of 'extras'. Water gear, tools, fully stocked kitchen, towels and linens, etc. 5 minute drive to a quaint little town of Penn Yan. The Old Towne canoe was nice and utilized daily. There's plenty of room to spread out. The top level is the primary living area (3) bedrooms, kitchen, living room, full bath. The lower level was our "kids" hangout with a bedroom, full bath, and other sleeping accommodations. The final part is a "beach house" with a bedroom, bathroom, and small living area. Newer dock. Good fishing. The boat traffic was as expected, but not heavy by any stretch. There's a small marina 100 yds down the lake, but not crazy busy like most. The marina was very accommodating as well, and allowed us to launch our kayaks from there. Roku TV, and good WiFi connectivity and coverage.
Overall, nice vacation home, as advertised. It met our expectations and served us well for the week.

My friends and I had a great stay at this property. We had everything we could ask for. The big grassy beach area was perfect for socializing (and croquet, bocce ball, etc). They have a nice big fire pit right on the beach with plenty of dry wood. Many beach chairs and tables so everyone is comfortable. It's important to note that for people with mobility issues, this would not be an ideal stay due to the 40+ steps from the top floor to the beach.

Lake Keuka does not get the high traffic that some of the larger finger lakes are subject to. We did easy day trips to Watkins Glen, Corning, and Canandaigua. The house was comfortable and well-equipped.

The views from the main room are breathtaking, the home is clean, and John was responsive to any needs or questions we had. The great lawn (two levels) that invites you down to the lake's edge is expansive. We absolutely look forward to a next stay with family!

The property was 2 1/2 miles from the college, plenty of room for the 6 of us. (4 bedrooms + 2 single beds) The Lake Cottage was pretty rustic, (toilet, no shower) and too cold to sleep in, as the website indicated. The owner was easily available if we needed him.

The property is pretty much as advertised. It's an older home, but has all modern conveniences. My family actually appreciates the older home charm and character as long as they are clean and this home was clean.
We chose the house for it's flexibility with sleeping and configuration and while it does have many spaces and many beds including down on the beach area, the layout of the house is difficult to understand just from pictures. The downstairs portion of the house is sort of a converted studio apartment, but does have a separate bedroom. However, this bedroom must be walked through in order to get to the other portion of the downstairs. You could, I suppose go outside, and go in through the out door, but it makes it a little odd and it definitely separates the people there from the rest of the house. Special attention needs to be made if you stay to come up stairs and be with the rest of the group. Also, the 47 steps down to the lake area and back up caused a disconnected feeling from the activity of the lake. At least for our group it did. It is a wonderful view from the outside porch of the house however. You have a great perch from which to enjoy. Walking is fairly safe and entirely flat. If you're a walker you will have no trouble walking for however long you want in either direction from the house. Small kitchen, although tremendously equipped, but really no place to store your dry goods. We had to make room on other shelving for dry goods while we were there for 2 weeks. I think over all if you are looking for a quiet, relaxing spot this certainly fits the bill. If you have small kids, or want to be near the lake at will, this place might not suit what you are after.

We had a lovely time enjoying the wonderful views of Keuka Lake from the house. The upper house was well stocked for cooking and living, with books, games and puzzles for the rainy days and evenings. We had firewood for a nice fire by the lake. Although we were all adults, kids and teens would enjoy having spaces of their own, with the basement and beach cottage ideal for having carefree fun on the beach. John was very responsive, answering our question within minutes of contact.

Very clean, kitchen well stocked with lots of dishes and pots and pans large enough to cook meals for 14. We've never seen so many beach towels, so no need to bring your own! Brand new tub/ shower upstairs and brand new shower downstairs so that was lovely to find. A lot of stairs to get to beach and back, so no need to think you are missing a trip to the gym! Lovely grass yard down by beach with room to play outdoor games. Lots of games and books inside for rainy days . Quiet neighborhood. Accommodations really like 3 apartments so a large crowd can get spread out if you need. Large space to be together in the main space, we had plenty of room for fourteen aged 4 to 72!

An indication of our pleasure for the week is that we booked it for next year! The home was spacious and met the sleeping needs of three families with children. It could use some updating in areas, but the home was comfortable and welcoming, with great air conditioning. The beach is the star, with a sturdy dock and expansive yard, clear water and stony bottom. John is a great communicator and fixed a small problem immediately.

Great place for family and friends
Our large family stayed here and had a great time. The dock and lakefront was great for wading and swimming, and the proximity to the marina made it easy to rent a boat for our stay. Most of our group stayed at the main house, but we loved having the lakefront bungalow as well. One person in our party found the stairs down to the beach a bit tricky (there are 47 steps I think?), but the rest of us managed them well and loved the lakefront fire pit. Very quiet, peaceful area and John was a wonderful host.

Wonderful place to stay with family on Keuka Lake
We had a great stay with family here and the location is excellent as well, in proximity to Penn Yan, grocery stores, restaurants, etc. The lakefront is beautiful and the lake cabin has charm. John was excellent with communications and making us feel comfortable. The dock is large enough to dock two boats / pontoon boat comfortably & there is a marina within walking distance where you can rent boats from. There are a few areas that could use some updating but overall a great experience & we would stay here again. Thanks again, John!

Perfect Stay!
We had a wonderful weekend at this beautiful lake house! The main house and beach house were exactly as pictured, clean, and perfect for our group of 13 women. Although we were out during the day Saturday for a wine tour (perfect location-we started at the furthest winery 30 minutes away and visited 4 additional wineries on our way back), we had plenty of time to enjoy the sunrise each morning and to spend time lounging in the chairs that are set up right by the lake. We also got to meet the neighbors’ dog, Bacon, which might’ve been the highlight of our trip! Would definitely recommend to anyone visiting Keuka/Seneca lake.

Great family reunion site
Everything was as expected for a lake cottage. The views are wonderful and there is plenty of room. One of the best parts was eating breakfast on the porch. Be aware that this *is* a lake cottage, not a year-round house. There was enough parking for our 5 vehicles - there were 6 adults and 4 teenagers and plenty of room. We got creative with the tables on the top floor and were able to all eat at the same time. The stairs did prevent the seniors in the group from enjoying the waterfront. I wish we could have used the fire circle but we ran out of time. The house is right next to the road but there is so little traffic it didn't matter. It was a nice low-key quiet weekend for us, in October. Thank you!

A Wonderful Place for Family Memories
We had an adult only family vacation (boomer age) - there were 8 of us and some day visitors. Highly recommended for groups who don't mind climbing stairs -- we didn't mind it but our 88-year-old mom couldn't get down to the beach. But, no worries, we did puzzles, played games and enjoyed the patio and amazing views of the lake. Great host, great place!

A great week
A great week with family! John's lake house is set up with all the necessary items needed for a comfortable stay. We spent most of our time down at the lake where we were able to use the beach house to store our yard games, swim rafts, and other items needed. Loved the beach chairs. The stairs were not a big problem but sure would have liked the lift especially for our kayaks and heavy items. Thank you John and Rose for sharing your lovely lake house.

Perfect Family Vacation. We LOVE Keuka Lake.
