Fabulous cottage perfectly located right near the sea and easy walking distance to shops, pubs and restaurants. Really well furnished and equipped and a really nice welcome package on arrival. Very minor issue is the parking but it is clear when you book the cottage that there is no parking outside the property.

We absolutely love this property! The location is great.
We absolutely love this property! The location is great. Fantastic views of the sea and great to listen to the waves. Only a couple of minutes walk directly onto the beach - I don’t think you could get any closer. A lovely well equipped cottage that comfortably sleeps 10. Two Spacious lounge areas, one upstairs and one by the kitchen with balcony. Two lovely bedrooms overlooking the sea. The town is small with independent shops & small arcade if you want it. Easy access to local attractions but our car didn’t move all week! Prompt and friendly attention from the landlady when we had a small problem with the hot water which they quickly resolved . We stayed with our grown up kids, their partners and grandchildren and it worked well for us all. Would highly recommend this property for a family holiday by the sea.

The location is fantastic and the views are perfect.
The location is fantastic and the views are perfect. The cottage is much better equipped than it said in the particulars: note especially that it has good wifi, and it's well equipped for young children (there is a travel cot and high chair, a toddler toilet seat, non-slip mats for the bath, a good sunny washing line in the garden). There are two showers (one downstairs and one over the bath). The real Aga was a great asset, which we had on all the time during our stay, and that allowed us to dry the wet things even when it rained. The owners were incredibly helpful.

Amazing location - doesn't get better than this, being able to watch the sea from the front bedrooms while lying in bed being a real treat and weather doesn't matter therefore! So close to town and all amenities. Lovely deck out front when warm enough (we there end of Oct)
Cosy main living space the Aga is great and takes any chill off the air. Spacious table and room, more than the pictures show. Amazing attic room upstairs. We used it as second sitting room space for watching films etc.
Had an issue with no WiFi but owner in constant touch with us about it and was very generous in her dealing with it. We will book again no hesitation. Fully recommend it won't disappoint!

Great location, although parking a good few minutes away. Unfortunately the accommodation wasnt ready when we arrived, the owners were still there cleaning and sorting. The decking could do with some TLC. Lack of wardrobe and hanging space was a bit of a problem also. The house was spacious enough and it was nice that there was milk , bread, wine and nibbles left for us.

Lovely property but completely let down by the Aga cooker whose ovens are very dirty and caked in years of grease and grime therefore we did not use the cooker as it posed a real health risk. Really in need of a professional clean.
In addition despite the terrace having stunning sea views it was in a terrible state when we arrived. The decking was covered in fresh and old pigeon droppings weeds and moss and the gutters were blocked. We spent the first 3 hours after arriving washing and scrubbing the terrace and removing the weeds and moss in order to make the area safe. At night the terrace was covered with slugs therefore we could not use the area for fear of slipping.
The outside furniture was very old and rusty and the outdoor table which was rotten collapsed when we first used it. The rear garden was also full of weeds and overgrown.
The property only had one wardrobe therefore short of hanging space and the roll top bath although elegant was not practical and purposeful especially if the property housed many guests.
Overall we had a good holiday and the property is great but for the money we paid we expected it to be in pristine condition.

We loved our stay in late March.
We loved our stay in late March. We were lucky with the weather so enjoyed a lovely walk to West Runton. We used two local pubs for food and drink and one of the fish and chip shops and the amazing ice cream shop. The house was great, perfect location, stunning views and fully equipped. Our only recommendation would be an additional shower in the main bathroom, one shower between 10 caused a morning queue. The town had plenty of shops to browse and we visited the Steam train in the station, unfortunately leaving it too late for a trip, maybe next time. The Dale's country house is beautiful for Sunday lunch and reasonably priced. A fantastic stay, we will return.

Location great; house could be fantastic but a few things need to be sorted out .
Location great; house could be fantastic but a few things need to be sorted out ..one set of patio doors broken so we had to use throws and towels to block out the gale and with a new baby it was not ideal . I had read a review from December that mentioned it but expected three months later it would have been fixed ! The gutter above decking is broken so when it rained had huge puddles on the wooden floor inside the house that needed mopping up ...the electric / grill oven was so dirty it smoked so had to wait for Aga to heat up , luckily I have an Aga so I’m used to the cooking . We did have a great family weekend but just wonded if Mr & Mrs Cook know these things are not being sorted :will be such a shame if the wall continues to get damp and floor starts lifting .
