Palmetto Dunes is located across HWY 278 from the Town Center Shops. There is a $25/$35 weekly gate fee per vehicle due to the security and privacy of this villa located inside the private gated community of Leamington within Palmetto Dunes. Two vehicle passes will be called in for you to purchase at the pass office drive in window.
The pools are open-year round and one is heated mid March 15-April 30 and October 15-November 30. There is a kid’s pool, hot tub (open year-round) and several gas grills onsite for guests.
This is a first floor unit located over covered parking, which means it's actually on the second level. You will take an elevator from the ground floor to access the first floor. Luggage carts and bike racks are available in the garage.
The living room furniture features a queen size sofa sleeper, recliner as well as a queen size Murphy Bed which is located inside of the cabinet that the 65” TV sits on in the living room. Please see photos in listing. The villa now sleeps six guests comfortably.
Linens, towels and started paper products are provided. The kitchen is fully stocked to accommodate six guests. There is also a Keurig Combo Coffee Maker for ground coffee and Kcups.

The 2nd full bath is located just off of the dining area and kitchen with a full glass walk-in shower, toilet and sink. The living room features a large sectional sofa with queen size sofa sleeper and a queen size pull out Murphy Bed beneath the 65” Digital HD TV cabinet.
Among the finest oceanfront accommodations in Palmetto Dunes Resort, this villa complex stretches along a beautiful re-nourished Atlantic Beach, and is surrounded by lush, landscaped gardens, walkways, lagoons, fountains and native trees including live oaks and palmettos. Amenities include Tennis for a fee, Pickle Ball and Golf with the Robert Trent Jones Course, Arthur Hills ans George Fazio courses for a fee within the resort for a fee. This condo is on first floor which was nice. We couldn’t see the beach but your so close you can hear it and walk to the beach is short. The pool looked nice we never went to it. We loved the beach. The condo had everything you need except make sure you bring beach stuff or you will have to pay to rent some chairs. I know people care about what bed felt like so I will say it was firm not my favorite but I’m use to my sleep number so nothing compares to it. Two bathrooms which was nice. It was beautifully decorated. The couch was super comfy. The patio had table and also chairs to relax on. No problems with host or checking in or out. This area is beautiful where it’s located. You can ride bikes easily with your family or spouse and general store plus pickleball. Options for take out food and I also loved it was secured area with paying gate pass you didn’t have to worry about anyone messing with your stuff. Definitely come back again.

It was stocked with everything we needed and they were super quick to respond to questions. 10/10 stars for us. The property is gorgeous and it is so close to the beach.

This condo unit is exactly everything we look for in a rental unit. We were only there two days, so we did not utilize the bike trails or walking paths. This was our first stay on Hilton Head and it was very busy, the cologny area was over crowded for our taste. We were so happy that these condos were away from all the craziness. We spent a whole day on the beach and it was perfect ! We definately would stay here again if we return to the area. The pool was beautiful, and we woke to see a mama deer and her three babies grazing below our balcony.

The property was beautiful and comfortable and relaxing in every way. It made or vacation so enjoyable, it was like coming home each time we returned to the condo. We loved the patio and the lush surroundings and the short walk to the beach down the boardwalk. We will definitely book this for our next trip to HHI

The master shower has a valve problem which affects the water temperature (lukewarm water). We had to use the tiny corner shower in the second bathroom which had acceptable water temp but it is very small.

The property was great and as advertised. The bed in the master was great for my husband and I both dreaded leaving. Can I get the information on that mattress? The walk to the beach is easy, maybe two minutes. It was too cold to use the pool but it looked very clean and inviting, however, the hot tub was great! We will be back.

It would be best if the address was Queens Folly Way. When the main address is entered in Maps, it took us to a turn about a mile from Queens Folly Way, a private neighborhood. Also, I think the bed mattress was very uncomfortable, probably should have mor comfort in that area. Otherwise, we would definitely come back, we loved everything thing else!

This condo is absolutely wonderful. We just returned from our stay here and will absolutely return. First and foremost, the entire place was spotless. As a self-proclaimed germaphobe, this is a big deal for me. You can tell the cleaning staff comes in and does a thorough cleaning of the property after it is used. The condo is spacious and well decorated. Linens and towels are plentiful. The kitchen is well stocked and has everything needed for preparing meals if needed. The recent painting and new owner touches are extremely well done -- the master shower is heavenly. Our family of four had plenty of room to spread out and enjoy our vacation. The condo is located right near the elevator and trash chute which is incredibly convenient. The shuttle service was great and it is only a five minute walk to the beach. Communication with Keith, the property manager was super easy and his response time was very fast. Lastly, the view cannot be beat. It is absolutely lush and beautiful. We all enjoyed watching the dolphins jump and various boats go by, not to mention the show the deer put on at night. Overall, this condo is a complete win. You should absolutely stay here if you are looking for a clean, updated place to stay with ocean and beach views while on HHI!

Great location but dirty and found a BED BUG on the pillow
Location was great! Short walk to the beach! BUT condo was disgusting with beetles all around upon arrival and urine left on the toilet from previous guests. We also woke up to a BED BUG on the pillow after staying one night resulting in us leaving immediately and leaving all of our belongings in fear of bringing bed bugs home with us. Management reimbursed us for the room along with shipping some items back and reimbursing some money but not near the amount that we spent. Overall our first family vacation became a terrible experience due to the lack of cleanliness of the condo and the anxiety and stress that it caused for months following.

Palmetto Dunes is similar to Sea pines in both lush landscaping and the fact they charge you a fee to get on and off the property. Our apartment was on the first floor so views of the ocean were somewhat restricted but the property itself was large and well-maintained and had everything you could want in terms of amenities

Great location and lovely condo
The photo was accurate and the condo is lovely. We enjoyed the balcony overlooking the pool and garden with a through-the-palms view of the ocean. The whole complex is well kept, beautifully landscaped, and convenient to everything on the island. Loved the beach access ... just a short stroll down the path next to the pool. We'll be back!
