In the new section of Seaside close to the playground and pools, Southern Comfort is nestled at 49 Venice Circle, shielded from traffic and noise. Sleeps 14: Private bathroom for each bedroom, (bonus sitting/bunk room has a half bath). 6 Br, 5 Full Baths, 2 half baths (2 king, 3 queen, 1 bunk room sleeps 4)
3 car parking, digitally wired, 5 flat screens, full Washer/Dryer, outdoor grill. Fully equipped kitchen. One gas fireplace in the den.
This custom-designed French-inspired cottage is the perfect choice for the romantic at heart. Ideal for all occasions celebrating love and vows be it bridal showers, bachelorette/wedding parties, anniversaries, or other milestones. Great for family reunions and, of course, beach vacations.
Southern Comfort cottage strives to please the most pampered guest. Every inch of this 2600 sq' interior is imbued with the authentic ambiance of a cottage one might find in the heart of Provence. It is an ongoing labor of love for the owner. Needless to say it is at a standard well above a typical rental.
The hearth and heart of the home is the kitchen/den where 14 plus people can easily gather with comfortable seating for everyone. French doors open to the shaded porch with extra seating. A queen bedroom for the guest unable to navigate stairs is on this ground level.
On the 2nd floor is the spacious King primary bedroom which has the space for a baby crib if needed. Here also is the 2nd queen bedroom, full washer and dryer.
On the 3rd floor there are two suites. To the right is the queen bedroom. To the left is the king bedroom and adjacent to it is the bunk/sitting room (sleeps 4) which has one bunk and one queen sleeper sofa; this room has its own half bath, a tall chest of drawers but no closet. This suite is particularly well suited for the parents of small children.
Each bedroom is a cozy private retreat. Each has a luxurious bath with ample storage. Each has a comfortable chair or window seat for private pursuits. Closets and chests of drawers are in all bedrooms. Each has direct access to a small balcony (2) or a large covered porch (3).
Southern Comfort's theme echoes the owner's childhood memories of visits to the French countryside. The decor is an eclectic melange of well-chosen pieces. Matisse inspires the richly hued color palette. Reminiscent of bygone days are the white marble baths, claw foot tub, AGA stove & duvet-clad bedding. So come, step back into a simpler time and enjoy!

Great experience! However, housekeeping should be provided daily or every other day as it was in the past; we have been coming to Seaside almost every year for over 20 years and that was such a nice amenity. It should not be an extra charge when requested. Everything else was wonderful and Homeowners Collection was very gracious and helpful. Will always use this company. Thank you!

The house was really good. Bedrooms were big and we had plenty of space. The only things I may suggest could be better would be the floors were cleaner when we arrive. We had 2 children and when the climbing around, their feet were dirty. The shower head fell off when I turned on the shower on the second floor. The air condition for the downstairs was froze up when we arrived. The back where we parked could have been sweep and looked better around the bbq grill.

This is our fifth time to stay at Seaside and the first time in Southern Comfort. While it’s a beautiful home and the number of baths and bedrooms were perfect for our family, I was disappointed in several ways. On our first night, around midnight teenagers across the street to the right were ringing doorbells and throwing rocks at the windows. Seaside security came but it continued but finally the house directly across from us called the police and they were able to stop it. Is this a new normal for Seaside? We were also disappointed that the ice maker was broken and Guest Services promised to bring ice but they did not. And in our family’s opinion the lockbox used for entering is very inconvenient and antiquated. For the cost of renting this house, we would expect better.

Comfortably Southern Comfort
We take a trip to the Florida Coast every year; this year did not fail to deliver a wonderful time. Southern Comfort, although a little further from the beach than we usually stay, provided easy access to the pools and workout facilities and still straight shots to the Bach and shopping. It was clean and sleeps large parties well. The only thing to be aware of is that the upstairs bunch room is quite small especially if you intend to use the pull out bed.

We have always loved coming to Seaside (for 20+ years) and this visit was wonderful as well. We brought our family with us this year, renting a much larger house than we usually do. The house was beautiful, although did not have a lot of natural light. The decor was very pretty, but what ruined it for us was the housekeeping. The house was dirty. We found old garbage (more than a week old and it smelled bad) in the garbage can under the kitchen sink and called for housekeeping to remove it and clean, but they didn’t come and we had to dispose of the garbage ourselves and clean under the sink as well. We also had to wash “clean” dishes on the cupboards - bakeware and Tupperware that were put away wet and had been sitting with water in them, crumbs, dirty drawers, windowsills and baseboards dirty and dusty— the list could go on. Further, we had to call maintenance to repair a showerhead that came loose and fell on the person in the shower — which could have been dangerous. The house’s “outdoor shower” was simply a handheld that came from a water spout on the back of the house, tucked into some shrubbery, not an outdoor shower at all. We were disappointed — what could have been a showcase home was just not clean and as functional as it could have been. Poor water pressure, not enough beach towels for our large party (2 towels provided for a 1 BR or a 6 BR unit - not equitable). We received a poor response from customer service/management when we called.

The rooms were all small. TV very small. Needs to be up dated. No beach towels or golf cart. No salt, pepper, foil, etc. Needs to provide the basics. House under construction 2 doors down. Very loud. It sleeps 12 but 12 can not fit in the living room. The pools are not good. The baby pool is still under construction. Wished we would have stayed in Watercolor. The amenities there are fabulous.

All the ensuite bedrooms are cozy private oases with plush bedding and plenty of storage for luggage. We love that every single room has its own direct access to a porch or balcony where you can sip coffee and read while waiting for others in the party to wake up.
The location is ideal. The beach, town plaza, and pool are all within a 5 minute walk. You won’t need a car. Modica Market is a local favorite that has a variety of grocery items, wine and beer, and pastries that we walk to each morning. Your stay grants you private gate access to a scenic covered overlook perfect for sunset viewing which leads you down steps to a beautiful and private beach.
Seaside is truly a magical place. The rental agency goes out of its way to ensure a pleasant stay. This was our 3rd visit and we always look forward to coming back to this jewel of a home.

The house’s “outdoor shower” was simply a handheld that came from a water spout on the back of the house, tucked into some shrubbery, not an outdoor shower at all. We were disappointed — what could have been a showcase home was just not clean and as functional as it could have been. Poor water pressure, not enough beach towels for our large party (2 towels provided for a 1 BR or a 6 BR unit - not equitable). We received a poor response from customer service/management when we called.

Seaside is fantastic. We really enjoyed our stay. The home is located very near the town center and walking was pleasant and shaded. Adjacent to the fitness center and adult pool. Very comfortable bedrooms and living area. We had 14 in our party, and the house accommodated us comfortably. Full kitchen with everything that you need for cooking.The only drawback we experienced was the temperature on the third level was not as cool as I like and the thermostat had a warning not to turn it below 72 degrees or it will freeze, that needs correcting. Otherwise, a great house.

This was our 28th year to visit and rent at Seaside. I can only begin to describe our love for this house. It has truly become like a second home to my family- a place where we reconnect, recharge and remember why we love each other so much. By having beds big enough for adults and bathrooms in every room it gives us the needed privacy and comfort that our large family of 11 needs. The large and well- stocked kitchen has let us stop eating out for dinner and thus spend more quality time together. It feels more like staying in someone’s home than in an empty feeling “beach house”. We will continue staying here Memorial Week forever- we may have to add a house next door or across the street as our family outgrows it, but we will still have Southern Comfort as home base! Homeowners Collection is a really nice company to rent through as well.

Southern Comfort: A Beautiful, Relaxing, Well-Appointed Seaside Home
Our family of 4 stayed in Southern Comfort over President's Day Weekend and it was AMAZING. The house is beautifully decorated and felt like a second home. Often you stay in rentals and many things are either broken or missing. Not the case here, Southern Comfort looked well-kept, updated and stocked with all the dishes, pots/pans, cookie sheets, towels, bowls, soaps and even a crockpot! You can tell the owners have put tremendous energy and care into their home. They really thought of everything. We enjoyed having the open kitchen and family room, so we could cook and watch the boys play at the same time.
The bedrooms are fantastic! Are 2 boys loved the bunk room upstairs and the master suite has probably one of the most comfortable bed ever. Again, there were only the 4 of us, so we didn't stay in but 2 of the 6 bedrooms!
The location could not be any better. We were a one minute walk to the pool, playground, shuffle boards and field. And a five minute walk to the beach. Every day we walked or rode bikes to the beach, then stopped at the market square on the way home. Everything is within walking distance or a bike ride. If you don't want to drive after you arrive, you do not have to...this is another reason Southern Comfort is great.
I cannot say enough about Southern Comfort and Seaside. It really was the perfect house for a fun and relaxing weekend on the coast. Looking forward to another visit!

This was our 26Th year to visit Seaside, and we found the best house yet! We found Southern Comfort, very aptly named! Our large family of 10, now 2parents and 4 younger adult couples (with babies on the way) had plenty of room for both privacy as well as for family time. The house itself was spectacularly built, with all of the finishing touches of a loved and planned home- not just a house. It was also without some of the fearful and dangerous lofts and stairwells we have seen at some homes. We can bring our grandchildren here for years to come!
We had several large family meals with plenty of seating, as well as ample dishes, pots and pan, unlike most houses we have stayed in. Also loved plenty of seating in the den area, and it was nice to have the kitchen and den open so we could all visit as the meal was prepared. We also had some fun scrabble games in that large den!
Another plus was having bedrooms separated on all 3 floors and for each room to have its own private full bath was very convenient. The location next to the fitness center and round pool was very handy, as was the short walk to our beloved Tupelo Pavillion. We stayed during a June heat wave, but the house was close enough to beach and pool that we were able remain comfortable
I cannot recommend any house higher, and we have stayed in at least 40+ since 1989, sometimes several times a year as we tended to grow out of everywhere we stayed, with friends, then significant others. You will not be disappointed in this home, rather you will believe it to be much more beautiful than the pictures.

A Wonderful Stay in a Beautiful Home
A group of friends wanted one last trip to to the beach before winter so we made plans to stay Seaside. The house is in one of the newer parts of Seaside and the whole block is gorgeous. We've stayed in Seaside before and the majority of the houses are going on 30 years old but most of these homes are less than 10 (and it shows). Southern Comfort was much more impressive in person, the pictures don't do it justice. The level of craftsmanship and attention to detail are apparent. The open kitchen and living room made for a wonderful socializing space (and dining for 8 was no problem). The kitchen was a pleasure to cook in and had everything we needed and more. The house has loads of bathrooms, you're never too far from one and it makes getting ready to go out a breeze. The bedrooms were beautifully decorated and the beds were very comfortable. The outdoor balconies were great for coffee/wine and great conversation. The beach and center of town are just a few minute walk and there are 2 pools and a gym a stone's throw away. The whole vibe of the house was great and we couldn't have asked for a better stay. Seaside is an absolutely magical place, can't recommend it enough!

Large group, perfect location!
Went with another family for a weekend getaway. I've been to Seaside several times over the years and this is definitely the nicest house that we've stayed in to date. The interior is absolutely gorgeous, and lacks the gawdy character that seems to be so pervasive in Seaside's decor. The kitchen is very spacious and excellent for cooking! They had very large pots + multiple ovens, which worked exceptionally well for cooking large quantities and allowed us to have some variety in our meals. The location is ideal! I love to run, but when it gets too hot, there is a small, inconspicuous, private exercise facility (for Seaside renters only!), that is less than 20 seconds away from the house! There is also a playground and basketball court very close by, but it is well hidden and was never crowded during our stay. You only need to walk three minutes before having your feet in the sand, or your hands on samples from market vendors in the square. Every evening, we took this 3-minute walk to the Tupelo Street beach pavilion (private, for Seaside renters only!), with flutes in hand, and drank champagne as we watched the sunset. We had such a lovely time during our stay here, and look forward to staying at Southern Comfort during our next trip to Seaside!

Great Extended Family Home
We've stayed at Southern Comfort twice and find it a very comfortable fit for our extended family (6 adult children and spouses and 6 grandchildren =14 total). The house is nicely appointed and located, but the very best part is Molly with Homeowners' Collection! Her assistance and charm were both greatly appreciated. She understands that the renters are there to relax and she handles all the stress.

Absolute paradise!
Where do I even begin??
Southern Comfort was the perfect house for my family during our summer vacation to Seaside. The home is beautifully decorated and has every accommodation you could desire. The gourmet kitchen is well stocked with everything we needed for cooking (plus more!).
The home was spotless and the beds were heavenly. Everything was maintained in tip top shape. We couldn't have been happier with this rental.
Being so close to the shops in seaside we walked or rode our bikes there daily. The farmers market on Saturdays is a must with lots of yummy local treats.
The walk to the beach is an easy one even with our young children. I never timed our actual walk but never heard complaints of tired legs from my 3 or 4 year old daughters.
The photos do not do this beautiful home justice. What a perfect location and perfect home. Thank you so much for giving us the opportunity to enjoy your amazing home!
