We are proud to present Villa del los 2 Rios - a beautiful spacious 4 bedroom villa overlooking the Banderas Bay perfectly situated only three blocks up from the beach and the famous beach boardwalk "The Malecón" in El Centro, Puerto Vallarta.
We just finished a new villa next door to "Villa de los 2 Rios" named "Casa de la Luz" vrbo listing #2889165 making it possible to combine for a 7 bedroom villa for larger family or friend gatherings.
Its magnificent location on the Banderas Bay on the Mexican Riviera makes it a true jewel and a dream destination!
This is a top location offering the best of everything, within walking distance, that Puerto Vallarta has to offer such as fine dining, galleries, shopping, tours and other activities as well as of course the beaches and cozy beachfront restaurants and bars.
Villa de los 2 Rios consists of 4 bedrooms, all with en suite bathrooms, a large terrace with loungers and dining table by the pool overlooking the vast Banderas Bay. Pool lights are protected by GFCI breakers. Two bedrooms have King size beds, one a queen bed and the forth bedroom has 2 twin size beds.
It is decorated in the traditional Hacienda style but with all the modern amenities. The villa features a well equipped kitchen for the aspiring chef on relaxing days spent at the villa.
The clever open floor plan makes this villa very open and airy and connects the living room and kitchen with the dining room which opens up to the fully furnished terrace featuring a dining table for outside dining as well as a smaller breakfast table for unforgettable breakfasts or sunset dinners.
There is ample space to relax with chairs and loungers that are perfect for those lazy days napping or reading a book. There is also an outside bar for cool refreshments. Whether preparing a delicious meal or relaxing on a barstool by the pool with a cold drink, you will enjoy yourself.

Your experience and happiness are our top priority and during this usual time with Covid-19, that also means your health and keeping safe too. While we have always had high standards for cleaning, we have introduced some new measures within our rentals in accordance with guidelines set out by health authorities and Vrbo to help ensure everyone can stay safe: This includes providing hand sanitisers and antibacterial soaps around our rentals and providing our cleaning staff with extra PPE and cleaning products. Moreover, the cleaning staff have been trained to pay extra care to thoroughly disinfect door handles, light switches, utensils, faucets and television remotes and as always, we thoroughly wash all linen between guests. Furthermore, the rental will be vacated for 3 days between bookings in order to properly clean and disinfect all areas effectively.
In addition to the measures we have implemented the condominium building itself has also increased cleaning particularly on high-touch surfaces and asking all guests to wear facemasks while moving around the building. We ask that you please keep up to date with the local laws and requirements before entering Puerto Vallarta and continue to abide by good health and safety practises as set out by the CDC and WHO so you can make the most of your time here in beautiful Puerto Vallarta.

First of all our stay wasn’t long enough. Would have loved to stay for longer. The Villa was beautiful and the perfect size for our family. Everything we needed was provided. We especially loved the outside pool area. Would definitely recommend this place to friends and family.

Loved our stay at beautiful Villa del los 2 Rios. The house itself is gorgeous, clean and comfortable. We were welcomed with homemade salsa, guacamole, fresh fruit and flowers. Ted (The host) was incredible and so helpful. The pool and jacuzzi were amazing, loved watching the sunset from the patio. The location was perfect, close to restaurants and Malacon (don’t need a car). We hired a private chef, and it was amazing. Sara was perfect and so helpful. We had her for two days and it was perfect. Irma, (maid service) was also amazing. This is a gem, had everything we needed.

AnnBritt and Ted are PHENOMENAL hosts--there's so much joy and peace in this gorgeous space. It's perfect for a larger group--long getaway! It's close to the beach and the Malecon (the last block uphill walk is a grind--and hot) but secluded enough to enjoy peace and quiet. The rooms, bathrooms, and kitchen were all well appointed and the hosts provided fruit and some beverages and coffee ON TOP of this...the staff was super friendly! Staff? Yes--you get maid service too--we had no idea the pool towels would be washed for us and floors cleaned and wow--an extra treat! We hired a private chef, Sara who made authentic Mexican food--each meal more delicious than the previous. We dined out a few times too, but our meals with Sara hit the spot! 100% recommend and we will stay here again. It was the perfect spot and it comes with the perfect hosts!

We arranged for 6 of our closest friends to come and stay with us in PV. We were so pleased to find this villa available with a pool!
Communication from the beginning was excellent, it was lovely to have the option to have a local chef do some grocery shopping for us. When we arrived there was fresh salsa, guacamole, and margaritas ready for us!
The location is amazing! 4 blocks up from the malecón, great restaurants within walking distance ( the Peruvian place on the corner is a must try!). You are within walking distance of zona romántica. You can’t beat how easy it is to get around from this villa. Make sure you wear good shoes though! The street is cobblestone and the stairs are not always clear on the walk up.
Now the villa its self is adorable and full of personality. There are so many amazing artistic details everywhere and it makes everything feel very comfortable. There is an incredible view of the Banderas bay from the pool. Each room has its own air conditioning unit and bathroom! The linens are soft and the beds comfortable. They got cleaned twice a week as well as the pool. The pool was sooo amazing to have available after a long day of exploring in the heat.
I have already and will continue to recommend this villa to anyone I know planning a PV getaway.

My friends and me had a wonderful stay here. The property is centrally located with a lot of restaurants and shops close by. The pool was a nice retreat after a long day. We loved how we each had our own space with our own bathrooms. We really enjoyed this gem!

We loved our stay at Ted and Brischa’s house. The heated pool and jacuzzi were amazing and we loved watching the sunset from the patio. The house itself is gorgeous and there is a lot of space. It’s a really great price for what you get. We also had their chef, Sean, cook for us one night and it was incredible. Ted and Brischa were responsive hosts. We would stay again in a heartbeat.

Our week long stay at this beautiful property could not have been any better. We were welcomed with homemade salsa and guacamole, fresh fruit and flowers, and the kitchen was stocked with coffee and creamer. The pool and hot tub got a lot of use and we hired Sean to cook us dinner one night. It was absolutely delicious. The location in town was close to restaurants and the Malacon. We walked everywhere and felt very safe. We read the reviews and were prepared for the primary suite to be a little noisy at night, but ear plugs did the trick. We highly recommend this home.

The Villa is beautiful with a well stocked kitchen and lovely patio with hot tub and pool area. Plenty of room for 5 people and lots of bathrooms. The hosts were very responsive and welcomed us with fresh flowers, pico de gaillo, guacamole and a bowl of fruit. The view of the ocean is fabulous and relaxing. I highly recommend this beautiful villa.

Our group(s) had a wonderful stay. Stunning views of the bay, nightly fireworks and twinkling lights of the city. Fresh flowers and refreshments when we arrived was a very nice touch. Great location to the Malecon. With that, comes some noise…. Bring your earplugs and sleep masks.
Home could use some freshening though, new bed pillows, dish towels and pool towels would be a nice add. We did some loads of laundry while there, the dryer still didn’t dry well even after the manager had a tech out. Also, a deep clean of the kitchen especially behind the stove/microwave area would be easier on the nose.
All in all, we enjoyed our stay.

Our family of seven had a wonderful time at the villa! The pool, hot tub and patio were excellent with a lovely view of the bay. The beds were very comfortable and there was plenty of room and seating for all of us. The location was perfect, as it was close to many restaurants and shops. Sean, the chef, made us breakfast 3 of the mornings and it was delicious! Brischa and Ted, the hosts, were kind, helpful and quick with communication. We were sad to leave and hope to return!

This home was perfect. We are a family of 5 and everyone had their own space. We used the pool and hot tub and the grill and everything worked perfectly. The housekeepers made sure everything was cleaned twice during our 6 night stay. We walked to the Malecon and the Romantica Zone with no issue. Its located a short walk to an amazing Peruvian restaurant (reservations only). We had Sean, a chef, come and make dinner which was delicious and he also took us on a horseback ride which was beautiful! The view can't be beat esp from the master suite upstairs. The town felt safe and the house made us feel safe and at home too. I was sad to leave! We loved Puerto Vallarta and this home!

We once again stayed over Christmas and New Year’s, and I don’t have much to add to my prior review. The accommodations, the location, Ted and Brischa, Sean, and all others are fantastic. This year, we did test out the adjoining arrangement with Casa de la Luz, as we traveled with another family, and it worked out great!
The only downside for those of you reading this is that we’ve already booked it again for next winter break!

What a wonderful place to spend a week. The owners are incredible and so helpful. The space is lovely. Large bedrooms and attached bathrooms for each. Shared spaces are big and welcoming. The hosts provide housecleaner and pool service and made connections with a private chef for us. Having the chef come in to cook dinner for us was a special treat. We have already been planning when we can go back!

This was a wonderful rental to have chosen and even better hosts! We were all so pleased to have the opportunity to stay here for a week in October. The pictures of the home are amazing but I felt even more enchanted with it in person!
There are two front gates for security that leads to a front courtyard and then a front door. A bedroom with a king is on that main floor with a wall in stand alone shower and is has a small sitting room attached with yet another toilet/shower below! So many bathrooms!
You walk up the stairs to the dinning area where you overlook the pool area and the wonderful view!
The pool is larger than expected and I had fun swimming lapse even in the rain. Loved it!
Up stairs are three additional rooms, all their their own bathrooms too and one is located on one side of the house while the other two upstairs are located on the other side, but the master is located one more tiny flight higher with the balcony as shown in photos. All rooms were great for all our family and friends!
We had the unfortunate experience of Hurricane Lidia which causes power and water issues but the hosts did everything they could to make us feel safe and comfortable. I’m so thankful to them!
I would return to this oasis in a heart beat! It truly is walking distance to down town but now that Uber is active we cheated and used that more so for the rides back to the house.
I can’t say enough great things about this experience, regardless of the natural disaster!

Myself, my husband and our 2 teenage daughters along with my brother, his wife and their 2 young adult kids all stated comfortably in the villa. It was exactly as advertised and more! The hosts were extremely amicable and easy to communicate with. We had no problem with early check in and late check out. They even welcomed us with an array of chips, guacamole, salsas, drinks and fruits. The house came stocked with everything we needed to cook our own meals. There were many nearby restaurants that were outstanding! The water taxis from the pier were a great way to explore the bay. The tequila tasting near the bridge on the malacon was the best! We loved our mornings and evenings at the Villa and the days exploring. We highly recommend this place!

We gone was amazing from Brischa doing the shopping for us and stocking the fridge before arriving to Norma and the pool man helping keep the house clean and tidy during our stay! What can I say about our stay at Ted and Brischas villa in PVR. Please believe these reviews. This place was absolutely beautiful. All I heard all week from our group was how amazing this villa was. Location was perfect you are literally 5 min walk from the Malecon boardwalk with endless amounts of restaurants and street vendors steps away. The house was immaculate and very clean. The pool was a lifesaver with the Mexican heat in June. Our group has nothing but positive things to say about the house and the hosts. We did a dinner one night with a Chef Sara at the house and even her service was top notch. Thank you for making our stay in PVR so memorable.

See all the details from my prior review. The only thing I'll add here is that, since we were here in May, it was much hotter in PV, so we had to use the A/C quite a bit. Worked very well!

We loved the Villa! The pool and hot tub are perfect. Lots of great outdoor seating. The view is spectacular! The Villa itself is exactly as advertised. Very clean and spacious. Ted and Sean met us at the villa with beer, ice, fruit and fresh flowers which was so great. They answered all of our questions and provided lots of helpful information for our week stay. The Malecon and Romantic Zone are close enough to walk to. There are restaurants and small mini markets everywhere. One of the things we enjoyed most about the location. The Villa does sit on the side of the mountain so the walk home from downtown is much more difficult. We took taxis home most days for $4-5. Well worth it. The neighborhood is so safe to walk around. I would not recommend renting a car. Also, Sean cooked pork for us one night which was absolutely delicious! He also does a horse tour that was so much fun! Loved the Villa and PV! Book your stay! You won’t regret it!

My group of friends stayed in Ted and Brischa’s villa during our week-long trip to Puerto Vallarta, and it was the perfect place for us!
The location was easy for us to walk down the block to the Malecon or over to Zona Romantica, with many delicious taco stands a few blocks away.
The master suite is gorgeous, and all bedrooms come with a bathroom en suite. The kitchen has everything we needed, and the hosts even helped us coordinate Chef Sean to come and cook a vegan dinner for us in the villa - including margaritas with fresh local fruits.
The pool and hot tub were kept very clean and were the perfect oasis every day we were there. And there were several small touches that showed the hosts really know how to create a great experience for guests.
We all especially appreciated the cleaning crew who came through mid-stay to tidy up, and how easy the checkout process was.

We all loved this home! The bedrooms are all wonderful. Each one has their own bathroom. The top master suite is incredible! We would have coffee on the Master balcony each morning and watch the whales out in the bay.
We had six in our group and a house was perfect. Plenty of room! We would fold open the doors each morning and just go in and out while enjoying the hot tub and pool. Love it all!
We were greeted with chips and pico and fruit. Brischa and I had texted several times the last few weeks before our trip. I’m so glad we did as I decided to have Sean make three incredible dinners and an incredible breakfast for us all. He serves up and cleans up too! Amazing!
The villa is close to everything. It is blocks from the beach, Malecon, romantic zone, many restaurants and bars, and little shops and markets. Corner markets are everywhere. There is one across the street and just a few feet down the hill that we would grab supplies from. At the top of the hill to the right was an incredible street taco stand. The owner would start serving after 7 PM,,, 20 pesos for the best street taco I’ve ever had! I would also recommend a restaurant and bar El Panarama (Google it). Great night there too! You can climb the stairs from the restaurant to go to the roof area to watch the sunset and check out the views.

Everything you would want from a private home! A great master bedroom with a view of the city. 3 other rooms that also have their own bathrooms. Ideal spot for an easy walk to the Melacon, Romantic district, or Old Town. Private pool that is kept shimmering. Alert cleaning staff. Brischa was VERY quick with her replies whenever we had something to discuss. HIGHLY RECOMMENDED!

We travelled with a group of 6 to this villa and I must say it worked out perfect.The rooms are all great and nicely separated for privacy and common areas both inside and out left nice areas for all to relax.We found the villa was in a great area quite at night in comparison to other areas we have stayed in PV and would recommend for group stays

Excellent property, our group had 8 adults (4 couples) with ages in the late 40’s to early 50’s; this property was perfect for group time and privacy too!!
The pool area is awesome, the neighborhood is very safe, the hill to climb up to the home is a little workout but you could always take a taxi…not a concern for our group!
The property owners and Sean (chef) are phenomenal, very attentive and helpful throughout the booking and stay at the property. Sean cooked us 4 amazing meals and took us on a day trip to some awesome nature pools; he also shopped and stocked the house for us…easy peezy!

We were resort people at PV before this, but always thought about staying in town, since we were taking multiple cab rides to el centro, anyway! Well, now we're sold, thanks to Brischa, Ted, Sean, Irma, Norma and pool staff, and (last but not least) Jason the Dog.
What's been said in other reviews about the amenities, the view, the spaciousness, etc, is all true. From morning dips in the pool, to whale watching from the breakfast table, to catching eye-popping fireworks all around the bay from the master bedroom balcony, this place couldn't have been better. There were 7 of us, and there was more than enough space.
Yes, it's located on a fairly steep incline, but it's manageable, and that location affords about a 2-minute walk to shops, restaurants, breweries, fine-art galleries, paletas, convenience stores, bakeries, and so much more in any direction, including of course The Malecon, Zona Romantica and the beach. Can't be beat.
As with anyplace you stay for 12 days, there are questions here and there, and Ted and Brischa were super responsive and helpful with all issues. We did of course take advantage of the guac and pico they greeted us with, too!
Also can't say enough about Sean. In addition to demonstrating to us just how great of a local chef he is, he was also responsive and full service when it came to grocery shopping and area suggestions. The horseback tour was a definite must - something we multiple-PV-visitors had never done. Just tell him he's not allowed to come without Jason!
In summary, we loved it so much, we've already booked it again!

We have had a fantastic experience and thoroughly enjoyed our stay in the villa with its view and amenities, the location and the community of PV.
The service here has been excellent, starting with the management couple to a chef & grocery shopper to the pool and maid services, communication on point and very much appreciated before during and after for anything we ever asked about. We would definitely recommend Villa de los 2 Rio to everyone!

This property and location was everything we imagined it to be and more---all in a positive way. We had ample room to rest, relax and connect as a group, while the bustle of the Malecon was only blocks away. Guests should be prepared for a steep (but short!) walk to the property; we enjoyed the exercise and it became a daily ritual (and several times each day)! Close to plenty of bars, restaurants, beaches, groceries, etc. We loved our meals by Sean and enjoyed sipping cocktails in the quiet of our villa. Thank you for sharing a great property!

We had a fabulous time staying in this villa. The villa is centrally located and steps from restaurants, shopping, the malecon, beach, and the La Cruz del Cerro Lookout. The views from the house are exactly as pictured. I would 100% prefer to stay in house that is centrally located as this house than a house on the beach. Everything was so close and we were able to walk to the artisan markets and hike up the steps to the lookout for exercise (we did this 3 times). Since the house is in the city, you will hear the hustle and bustle. This was only noticeable in the master room. Bring some earplugs and you'll be fine.
When we arrived the owner greeted us and showed us around the house and had freshly made guac and pico de gallo ready for us. The owner recommended a restaurant around the corner (Puro Peru) and it did not disappoint. If there was more time, we would have come back again!
Now, to the house. The house has purified water delivered - so no need to buy water bottles. The house is laid out perfectly for our party of 8 - each room has its own en suite bathroom and the rooms are spread out throughout the house so there is a lot of personal space if needed.
The temperature of both the pool and hot tub were perfect and throughout our stay the pool folks came by to ensure it was cleaned and filled to an adequate level - traveling with four kids who like to jump in and splash, this was such a nice service. Additionally, cleaning service is included. We had them come one time as we didn't really feel the need. When we came back from a day out on a boat, the cleaners had come by and everything was so organized and clean, such a treat when staying in a house and not a hotel - maybe we should have had them come more often :-)
The house owners recommended Sean for chef services when we inquired and he was amazing. He made several delicious meals for us - serving and cleaning up as well. He was super personable and also had THE CUTEST dog, which we asked him to bring over. The dog was a HIT with all the kids and adults. Sean also took us on a horseback riding excursion up the river where we were able to play paintball, taste tequila, sit in the nature pools, and eat a great Mexican meal. We recommend you do this if you have the opportunity.
I would definitely recommend staying at this villa. The owners are super responsive and helpful with recommendations.

This is a very attractive four bedroom house. The kitchen is well-stocked and the house is only four blocks from the Malecon. We were able to park the car consistently near the house. The only small thing to note is that there is about 30 steep meters to walk to the house. It was fine for us but if you have a disability it could be a problem.

It's right in the middle of Puerto Vallarta. Best location if you want to live the downtown life, versus resort, which I would highly recommend here. We walked around every day downtown and had the best tacos, bars and nightlife. It is a steep walk up to the place, but it has to be that way in order to get the view. There were 6 adults and we left one bedroom empty. We pretty much hung out in the pool and even the hot tub every afternoon. We had Sean, the local chef tied to this place come cook brunch for us the day after we arrived, and then a birthday dinner in the middle of the week. He was super nice, he cleaned all of the dishes, and he made a lot of recommendations whenever I wanted, I could Whatsapp him or the host and they were always available to help. The food was delicious. The kitchen is not that big but I never cooked the entire time as there are so many better places to eat around town. Overall we would stay there again!

The Villa was exceptional… Clean, plenty of room, and everything worked great. Location was perfect for all of our PV adventures and only a 5min walk to the beach or Malecon.

The property was as advertised. It was a close walk to the beach and shops. The pool and hot tub were private. The whole stay was just fabulous. What’s even better were the hosts. Communicative and helpful. Really, couldn’t be happier with everything.
