By agreeing to these Terms and Conditions tenant is acknowledging they understand and accept all the provisions contained herein. All payments made by tenant, either online or through a representative, are being collected on behalf of Parsons Villas and or Parsons Villas authorized agent.
Damage Waiver, Capacity Restrictions, and Home Compliance Inspections: Our properties are inspected before and after each reservation. Your reservation was charged $95.00 for a Damage waiver to cover up to $1,500.00 in damage. If any damages are above $1,500 then the Renter authorizes any said damage or missing items charged to their credit card identified above. This is not insurance, and the Damage Waiver does not apply to any intentional/ flagrant damage to the units, missing item or damage to the units’ contents, or any other accidental damage to anything beyond reasonable wear and tear within the rental unit during the rental period.
The sleeping capacity for this property is limited to the number of beds provided, so twin beds sleep 1 guest; double, queen and king beds sleep 2 guests each.{reservations.unit_name} can sleep up to {reservations.unit_max_occupants} guests. Extra guests beyond the maximum sleeping capacity are not allowed without the expressed written permission in advance by Parsons Villas LLC. Often, extra sleeping capacity is not possible at this property. Each additional guest exceeding the maximum sleeping capacity for this property will incur a charge of 10% of the nightly rental rate, per guest, and will be charged to the credit card provided above. No pets, smoking, or parties of any kind are allowed at this property. Parsons Villas LLC has weekly home inspections performed by a third-party inspector for this property, so we can keep system operating correctly, discover mechanical failures, and help keep the property in great condition for guests and owners. Sometimes, these inspections fall on dates the property is occupied. If this inspection falls on a date of your rental, the renter agrees to allow the home compliance inspectors to perform the inspection, which generally takes 30 minutes, between 9AM to 5PM. 24-hour notice will be given if an inspector is coming out. It's also helpful if the renter can inform the inspector of any issues or things not working correctly so they can be addressed or fixed immediately.
RULES, REGULATIONS, & OTHER: ALL PAYMENTS ARE NONREFUNDABLE. If Reservation is canceled, all payments will be forfeited. A cancelation wavier is available for purchase on your Reservation. The property was just as beautiful as the pictures. The loft offered great views from every window. It was perfect for a quick spring getaway being close to golf, hiking or simply lounging at the pool. We also appreciated how well the loft was stocked with basic necessities. My wife and I had a marvelous time staying in the Casita Loft at Parsons Villas. The loft was just right for the two of us and afforded wonderful views of the pool area and Scottsdale sunsets. Pool and hot tub were great fun as was getting to know the horses at the neighboring ranch. Conveniently located to trails, restaurants and other activities we throughly enjoyed our visit and highly recommend the property to others contemplating a visit to the north Scottsdale area.

We're local to the area but wanted a kid free getaway over the holidays. This was perfect. It was quiet, comfortable, and had beautiful views all around. We also brought our mountain bikes to ride at the nearby preserve. GREAT trails!

Great, private location north of Scottsdale. Located in the middle of horse ranches, providing a serene environment. Clean and well equipped, from the kitchen to the pool. Would definitely recommend and we would stay here again.

We were looking for somewhere warm to go that was warmer than southern Minnesota. The property looked intriguing and it was actually more interesting than described. We really appreciated all of the windows, the second floor location and tremendous amount space. We would clearly recommend this to anyone wanting to get away to rural Scottsdale.

My husband and I spent a wonderful week at the Loft Casita. The place was very well equipped from the kitchen to the bathrooms. We thoroughly enjoyed our time on the covered porch and sat by the pool on several occasions during the week. Highly recommend and hope to return for another relaxing week.

We stayed five days and liked the neighbourhood (horse country) for walks and easy access to some of the best hiking areas in Scottsdale. Close to nice restaurants in Cave Creek Carefree area. The entire trip was perfect! The property is gorgeous.... the loft is gorgeous..
We took advantage of the glorious pool and were so comfortable at the Villa, we grilled out twice and if you love horses, you won't want to ever leave this place!

Quiet Loft
We stayed in open floor plan loft that was very nice. Kitchen was well equipped, bathroom and laundry area was very nice with great large tub for bathing. Swimming pool and spa is shared with two other rentals in locked gated complex that includes main home with caretakers on site. Everyone in area was very quiet, it felt like we had place to ourselves. Location is near great golf courses, hiking and mountain biking. Had a wonderful time.

Beautiful stay
We had an amazing time at the Troon Loft. It is a perfect location and set up for a girls weekend. Everything from the loft set up, the amazing beds, great pool/hot tub abs beautiful setting was amazing.
Close enough to drive to Scottsdale restaurants and entertainment, hiking at Pinnacle Peak and McDowell Reserve.

What a peaceful place in a great location. Close to wonderful hiking. We enjoyed McDowells Preserve and Spur Cross for hiking with two kiddos (7&9). The place is stocked so well and clean. The pool and hot tub are amazing! If you are seeking something outside of a resort and the city, yet close to lots of hiking and shopping and restaurants, then this is the place for you. It is one big room, lots of space and again so well appointed. Beautiful sunsets on the large balcony. Excellent!

We had a wonderful holiday at the Parson’s villa. It was clean, quiet and had great amenities. Pam was an excellent host. I would highly recommend!

Excellent location! Southwest Flair
We really enjoyed the stay here. The place is beautiful and the amenities are great. I'd return here again. My wife and I loved the hot tub to relax at the end of the day. And its centrally located outside of Scottsdale, if you are exploring the northern regions. We had some friction with communication but it turns out it was mostly my fault, the info was in a three ring binder in the room. But I wish some of that was provided via the VRBO app. I rely on the technology. :-). Otherwise excellent!

Our Loft Adventure
As soon as we arrived My Lady and I were absolutely taken aback in so many ways ... The Loft is STUNNING in every detail !!
Especially the windows all the huge windows ... From the all wood interior and the quietness ...It was incredibly peaceful in every way imaginable !! When we opened the door to The Loft we actually got a little emotional because we had needed so badly to just get away and relax ..... My Lady Bea and I fell in love all over again ... I gave My Bea a beautiful Gold Ring and asked her to be my lady for the rest of our lives and she was so taken by my surprise and OMG she said YES !!
The pool was heaven and so refreshing with the 110 degrees heat and then we asked if we could take a jacuzzi later that night after we BBQ ed a wonderful romantic dinner and Pam put the waterfall on as well !!
There are truly no words other than what I have expressed .
Thank You Pam for you kind hospitality .... My Bea and I will be returning for another Casta Loft Adventure this coming fall !!

Surprise me.” That's what it was like for us at Parsons Villas. Lots of little surprises and comforts that made our stay beyond enjoyable, comfortable, relaxing. Comforts many owners may not consider, such as:
· Interesting and meaningful touches of artwork (not generic “desert décor” from Home Goods)
· Organic essential oil bathroom sprays
· Extremely well-stocked kitchen essentials (including organic cooking oils, teas, honey – so many things we didn't need to buy just for a week's stay)
· Tissues shaped like a flower flowing out of the tissue boxes (now that's a personal touch I've not seen before)
· Pillows (Oh! The pillows!)
· Detailed, well written and interesting notes about the property, its surroundings, the desert, places to visit, and things to watch out for – like scorpions (the notebooks are a must read)
· Management's timely and considerate responsiveness to inquiries
Then there are the “big” things. The comfy beds. The wonderful showerheads (with plenty of water pressure). Window blinds that work (I don't think I've ever stayed in a place with window blinds that actually work properly, except Parsons). The loft is made from cedar wood. When you walk in, you don't get the aroma of strong cedar. You simply feel a sense of calm and peace, like you're in a sun dappled forest. And speaking of sunlight – windows surround the entire perimeter of the loft with beautiful views of the Sonoran Desert and Saguaro cactus and the Palo Verde trees, desert flowers, mountains and an amazing sky scape. Or you can look out over the calming waterfall pool that is expertly and indigenously landscaped. The outdoor gas grill was large and spotless – the entire place was spotless. We rented all three spaces – the loft, the cabin, and the casita. Each had its own inviting ambiance to enjoy. We felt so relaxed there that we didn't even go out to eat. We had more fun grilling and hanging out at the property. We so appreciated all the little and big touches and will definitely be back.

Simply Amazing Loft
We pinched ourselves when we arrived at this beautiful Casita Loft and are so glad we found it. We will definately be repeat visitors to this place. Would not stay anywhere else in the Scottsdale area.

Piece of Heaven
March 28 Walked into a "piece of heaven" what a gem! Karen - Cubs Fan from Nebraska. What a way to be a part of my 61st birthday and my retirement year from teaching. Best 2 personal days taken in 21 years. March 29 Angie & I golfed Troon North. What a Golf experience and then to come "home" to the Loft… We are in our Happy Place!! Love it March 30 Life is Good! The gals from Nebraska went off road today to Horseshoe Lake, Dam and "bumpy" roads. It does not get better than this! Shopped and ate picnic at Cave Creek and we were "Carefree' in Carefree. One must Go!!! March 31 Checking out. Enjoyed relaxing this morning. Thank you Parsons Family

Great place, good communication, sweet hosts, but we did not have internet service all weekend but we still had a blast and went hot tubbing every day!
