Casa Miramar is "IN TOWN" on the south side of San Juan Bay. It takes just four minutes to touch the sand (really) and maybe four more to reach the center of town, allowing for easy access to all town has to offer. Amazing views of San Juan Bay, back-up power and water, privacy, pool, AC, bluetooth portable speakers, extra surfboards...the house has it all.
Most groups book with us primarily due to our location and then are always pleasantly surprised by all that Casa Miramar has to offer. Casa Miramar is a spacious and private compound that contains two Villa's situated around an amazing courtyard full of lush landscaping. Both of the Villa's are situated to fully maximize the excellent ocean and town views. The front doors of each Villa open up to your private pool oasis and BBQ veranda. Upon your arrival you will be stopped in your tracks by the breathtaking views of the entire bay and beach. The exterior of the property is surrounded by tropical plants, flowers, and trees. No detail has been overlooked for your comfort. Well furnished and impeccably maintained. This is your home away from home.
Each bedroom has whisper-quiet A/C units and ceiling fans to keep you cool while you sleep.

With the ocean, it is easy for surfers to check the wind and wave conditions by glancing at the direction of the boats moored in the bay, and the size of the San Juan Beach Break. Boat trips for surfing or fishing can be booked by request on a modern and fast boat with a knowledgeable Captain for an excellent price.

The house met all our needs and more! We traveled with family ages from 8yo-67yo and all enjoyed the property. Home is setup with plenty of space, beautifully designed, comfortable and clean. The location is walkable to beach and many restaurants. Staff onsite is helpful and great cooks, we booked them for all our breakfasts and a few dinners. The host is very resourceful and responsive. We will be booking this home for all our future visits to San Juan del Sol!

This was our second time staying at Casa Miramar and it was perfect for our two families- easy walking to town and 15 minute drive from beaches. Our host took pains to be sure we had electricity and water while the town was experiencing shortages. Cooked meals at home were delicious.

We had a great trip to San Juan while visiting family in Managua. After the heat of Managua, the home was perfect with a pool for the kids and AC in the bedrooms. Perched above town, there was always a nice breeze, and the town and restaurants were just a short walk away. Thanks, Vanessa!

We would not hesitate for a second recommending this place to anyone looking for a luxurious experience in SJDS. The place was perfect. We were 2 families with children. Vanessa was a super host. Quick to respond to any questions or advice, help with transport etc.

Casa Miramar is a beautiful, comfortable house situated just far enough from town to be away from most of the noise, but close enough that everything including the far side of town is an enjoyable walk away. Whisper quiet air conditioning and attentive, trustworthy staff were the highlights of the listed amenities that set this rental apart. That and the host Vanessa and her mom who go above and beyond with recommendations and accommodations. Don’t hesitate to book your stay at Casa Miramar! San Juan Del Sur has so much to offer! We sailed, surfed, saw whales, rode horses, and explored nearby beaches and Tree Casa resort. Also the restaurants in SJDS impressed our whole group of 10!

Spacious 2 Casa property. Gorgeous views made for much needed relaxation by the pool, on the verandas or under the covered patio. Vanessa is wonderful and full of great information. She set up massages for 6 of us at Casa Miramar. 90 minutes of pure relaxation for each of us. The cleaning, security and gardening staff were all excellent and kept the Casa immaculate.
All wanted to make our stay perfect.
Casa Miramar has fantastic views with an easy walk to town. Spacious very comfortable rooms with water views. We had several dinner engagements or we would have taken advantage of having meals cooked in the Casa.
We have definitely found the Casa for our yearly retun visits.

We had the most amazing two week stay at this gorgeous property. There were six adults staying at these two villas.
The property owner was fabulous with communication during our stay, offering suggestions for activities and dining, when asked. We also had amazing massages at their Yoga studio (Zen Yoga).
The villas are well appointed with everything needed for a perfect stay. The kitchens had all the utensils required to cook fantastic meals - and the barbecue was a great addition as well. The beds were comfy, the sheets soft, the air conditioning in the bedrooms was welcomed at the end of the hot day. And the water pressure was fantastic in the gorgeous showers! Not something you always find in rentals in these countries.
The staff were lovely: friendly, polite and diligent. Night security was reassuring and the pool was well maintained during our stay. Housekeeping staff was on it as well - nothing was overlooked.
The location offered beautiful views and was super close to town, making it easy to walk down for dinner or a morning walk on the beach.
Can’t imagine needing anything else in a property. This was the best stay we’ve ever had! Two thumbs up. Five stars. Ten out of ten. Love love love this property, the owner, and we love SJDS. Nicaragua is a special place, so it was fitting we got to stay at such a special property. Thank you so much for making it the most memorable and comfortable vacation!

Our stay at this vacation home was nothing short of magical! Our family of eight, including small children, had an absolutely fantastic time, and we cannot stop raving about our experience.
Nestled at the top of a hill, we were treated to breathtaking views of San Juan Del Sur. It struck a perfect balance between tranquility and accessibility to local attractions. Whether we were exploring nearby Beaches or enjoying the large pool, maintained daily by the staff, the setting was idyllic.
One of the standout features of our stay was the exceptional communication with Vanessa. From the moment we inquired about the property to the end of our stay, Vanessa demonstrated unwavering hospitality and responsiveness. She was not only accommodating but also went above and beyond to ensure our comfort. We were particularly impressed by Vanessa's willingness to make adjustments to her home to better suit our family's needs. Her patience and understanding, especially in the face of our numerous questions, truly set her apart.
While the hill up to the house is a doozy, no one can fault anyone on that – after all, Nicaragua is hilly! The slight challenge of getting to the property was well worth the stunning views and peaceful seclusion once we arrived.

We really enjoyed our vacation week in SJDS and Casa Miramar was the perfect place to stay. It really is close to everything in town and very walkable, but also just far enough away to be elevated and get the amazing views! We had two families in our group so the two-casa layout was perfect for us, with plenty of room to spread out indoors, but also having the veranda for relaxing and eating our meals. If you asked our kids, the pool was the biggest hit and it was easy for us to keep an eye on them.
For the house, the kitchen had everything we needed for making meals, the beds were comfortable with nice cold AC, and the library was a bonus! The pool, cleaning, and night watchman staff that attended to the house were all gracious and helpful so we felt well taken care of, and very safe.
Vanessa and Deborah (the house manager) were wonderful, very friendly and quick to respond, and they were helpful with transit and activity recommendations plus any oddball questions we asked. We also took advantage of Vanessa's Zen Yoga Studio nearly every day and both the yoga and massages were fantastic!
Overall, a wonderful experience for us and we would highly recommend staying here, we hope to go back someday!

We stayed for 5 weeks at Casa Miramar. We enjoyed the view and proximity to town every day. Vanessa and Deborah were incredibly helpful when anything came up. Vanessa has lived in SJDS for years and knows how everything works. She even helped book certain activities for us. She totally made the trip for us! She went above and beyond your average VRBO host. The housekeepers/ cooks, Rosa and Patricia, were awesome. Their food is the best, especially breakfast. I highly recommend the meal plan, especially if you have large groups. The pool is the perfect temperature and the house was great for guests. There are 3 bedrooms on one side- two queen beds and a king- and 2 bedrooms on the other- two king beds. It made for easy hosting when friends and family came to visit. Overall, don't hesitate. Just book this trip.

Casa Miramar was a great place with plenty of room for our big group. It was right in town, so we didn't need to rent a car. The service and care of staff and host were exceptional. It was a little hard to hike the hill, but the view and the pool made up for it.

My family and I stayed in this wonderful house for 6 days and we couldn't be happier. The house has everything you can possible need. Also, the owner sends cleaning and guard personal every day. The cleaning ladies are wonderful and always very responsive and respectful. The house is cleaned daily and every issue is resolved right away. The night we arrived, we arrived late and had some issues finding the place but we contacted Vanessa and her mom and were giving directions with no problem. We cant say enough about the view that the house has, it was perfect! The rooms are spacious and all have air condition. My kids loved the pool an we loved the house. The House is also located close to the beach and restaurants. We look forward on coming back to this Wonderful place. Thank you Vanessa for allowing us to spend a wonderful time in your lovely house.

We fell in love with Nicaragua and are so thankful for the experience we had at Casa Miramar- honestly life changing! We definitely plan to be back and hope our paths cross again with Vanessa and her amazing team at this beautiful house. My husband and I came with 5 big kids ranging from 22 to 14, and our littlest who is 5. Her favorite part of the whole trip was the pool at the house- they all loved it, and everyone enjoyed the whole space overall. We chose to have some of our meals prepared by Patricia and Rosa, and were welcomed home our first night with the most delicious dinner. They made THE BEST breakfasts for us every morning (except Sunday), and we can’t stop raving about them to everyone who asks about our trip- I consider myself a foodie (to the point where the kids tease me about being a food snob;) and they totally blew me away with their skills, thoughtfulness, and creativity 🙏🙏🙏 They could have made us the same thing every morning, but kept surprising us with new specialties each day. The food in Nicaragua is a bounty of the freshest seafood, fruits, vegetables, and Patricia and Rosa have a magic touch with preparing it all - cannot recommend the meal plan enough! Our trip was everything we hoped for and so much more- forever grateful for the memories I know we will all cherish for a lifetime!💛💛💛💛💛💛💛💛

I can’t speak more highly about the stay that Vanessa and her staff put on for us. This home and location are absolutely amazing and Vanessa and her staff are knowledgeable and accommodating. I started coming to SJDS in 2016 and have been multiple times since. I do not even consider other places, this is definitely the one. You can’t go wrong with Casa Miramar.

We just arrived home (Canada) from a week in San Juan del Sur, Casa Miramar is stunning (more beautiful in person than even the pictures show). Large & spacious, our family of 5 could spread out, swim in the lovely pool overlooking the Bay, play cards on the upper covered deck, walk to town & beach. We enjoyed the cool A/C in the bedrooms for sleeping, we had a very hot week but loved it. We had the housekeepers cook us a delish meal the first night, then walked to town for the rest. We felt safe & secure. Vanessa & Will were amazing hosts, their communication & help were superb. Everything we needed and asked for was dealt with in a very professional manner. Vanessa bought groceries for us for our arrival, even wine & beer (we paid for groceries & homemade meal when we arrived). We felt like family.
Things to do: catamaran sailing with Salt Nica, day at the beautiful Treecasa Resort, day at Playa Hermosa (where Survivor was filmed), yoga with Vanessa in her beautiful studio, walk to Jesus statue, early morning runs on the beach, eating fresh seafood at the beachside restaurants.
We flew into Liberia, CR and Vanessa set up all our drivers and we were very pleased with this. The border crossing was somewhat difficult (not impossible) but do your homework with what is required to cross. We were very delayed coming back to CR at border and almost missed our flight (even though we gave ourselves 6 hours). Give yourself 8 hours coming back.
Overall fantastic holiday, you won’t be disappointed with this beautiful home, location and Vanessa’s beautiful family. We hope to return one day. Thank you

This was a wonderful end to our trip to nicaragua, and we all agreed that we wished we had stayed here longer.
Group of friends, travelling with kids aged 3-8.
From the initial booking, communication was remarkably quick.
Transfers to & from San Juan that they connected us with were wonderful and punctual, and the drivers communicated with me over WhatsApp.
The house has a nice balance of personal space in bedrooms & space for people to get some quiet time. Lots of outside space by the pool and up on the covered outdoor eating space to relax.
Many small (helpful) details like every light switch being labelled, plenty of towels, laundry on site. More than enough dishes etc.
we took advantage of the option to have meals prepared, and food was delicious, and adaptable to our group’s specific dietary needs. They shopped daily, so we were able to ask for a few extra things to have on hand as well.
We liked the location as it was a nice balance of being ~ 5 min walk from the beach/shops (7-8 for the little kids), but on a quiet street. It is up a steep road, which was fine for us but might be tricky/ require some muscle if you’re relying on a stroller or any mobility aids.

First the Host: Vanessa was excellent to deal with from the early planning stage to assisting us in setting up our shuttles from Liveria to the wonderful gift of coffee and milf for the morning and homemade juice, guac, salsa and chips on arrival. She was also great at communicating during our stay. Her mom Debra was very sweet and helpful. The cleaning ladies, Ismail and the night guards made our stay super easy and provided a safe and worry free holiday.
The Property: Two houses for the price of one! We travelled with another couple so basically each had our own house. The houses were spotless and well equipped with pots, pans, glasses and so on. Also nice to have basic supplies on hand which isn't always the case. The only thing better than the houses was the location. High enough to get fabulous bay views but only a 5 minute walk to town and the beach which we did daily. It should be noted that the house isn't within a gated or private community but within the town itself. So be prepared for the sounds of the neighbourhood including roosters, dogs and music from town. We always felt super safe day and night. Our daily routine included walks to town and beach, daily shopping at the market, butcher shop, veggie stands and fish market. Everything so fresh, so good and reasonably priced.
Notables: Geo, the driver from the Costa Rica boarder to the villa was a real gem. We hired him to take us on a trip to Granada where we visited a live volcano, went to a gorgeous look out, had lunch in town and visited some beautiful cathedrals and a short but fun boat ride on Lake Nicaragua. Well worth what he charged us. His number is in the book at the house and I recommend him for any trips. Also did TreeCasa which was a really great day trip.
Nicaragua: When we told people we were going to Nicaragua they all would ask "is it safe"? I must say the Nicaraguans we encountered were all super friendly and ready to greet you with an Olla or Buenos Dias. We felt super safe at all times and during any of our journeys. We tend to eat lunch out and like to prepare breakfast and dinner at the villa. We were pleasantly surprised at the quality and value of food. I suggest anyone travelling to this area with this kind of stay in mind to watch the blog at lifeinnica.com. Joel is a realtor who showed us some houses while we were there and has a series of great videos.

I was a little nervous to go outside if the box but glad I did. Nicaragua is a beautiful place with wonderful people. This house was perfectly situated on top of a hill overlooking the bay. A really short walk through the streets down to the water. There are so many restaurants within walking distance you never need a cab. The walk back is up a steep hill so be prepared for that. The house is also among the locals who are very pleasant and always had a hello. But they do have roosters and dogs and sometimes early morning is was very loud.
Vanessa was always available for questions if we had any.
I highly suggest going to Playa Maderas, the sunset was movie like and I was completely blown away. They have a shuttle that leaves from a hostel in town, I think it was 3.00 a person . Take advantage and go. I also suggest Treecasa, the shuttle there is free and leaves from the town at scheduled times.

We loved our stay! Vanessa has been very helpful to organise transportation between Liberia ( by Costa Rica) and San Juan.
Although the villa clashes with its surroundings being the only one around this part of the city, there are very few others with a small walking distance from the village.

From the booking, check in to the final check out, everything was easy.
The hostess Vanessa was exceptional and was continually available to answer any and all questions. Debra provided a warm welcome to us as we arrived and did a walk thru with us.
The house staff: Patricia, Rosa, Ismael, Jonas and Roberto were all very helpful and provided fantastic service throughout our 9 day stay.
We loved our Nica breakfast provided by Patricia and Rosa, it was delicious, fresh and plentiful.
We scheduled in house massages with Karla and Nanuska which were amazing!
We look forward to returning and enjoying the beautiful country, culture and people of Nicaragua once again.
Casa Miramar is beautifully appointed and spacious, with all the amenities that we could ask for. The views from the pool deck and balconies were beautiful and just a small walk down to the town. Many restaurants and cafes to choose from within walking distance. We would highly recommend this property in San Juan Del Sur.

Nothing can prepare you for first experience going to a 3rd world country. That may be why we were made to feel like royalty staying at Vanessa’s Casa Miramar. From the friendly maid service to the pool staff and night time security, no detail was left out. The house, pool, and view were top notch. Anything we needed or any question we had, Vanessa or her mom were a text message away. If we weren’t calling Vanessa, she would check in on us. When I asked where I could pick up my favorite cocktail ingredients, they delivered them to me. We even received a substantial discount at a local resort just because we mentioned her name. I just can’t recommend Vanessa’s house enough. You won’t regret booking a stay at Casa Miramar.

Luxury at the beach
We enjoyed every aspect of our stay. Our host was so helpful with anything we needed. The house is immaculate and so comfortable. We took advantage of having several delicious meals prepared for us in the house so we could enjoy staying home. Our 5 days flew by too quickly. We look forward to a return visit in the future.

Fantastic stay!
Casa Miramar is a short walk from everything downtown SJDS has to offer, but far enough away that you can sleep in peace. The house and pool were clean and had a great view (we spent LOTS of time in the pool) and Vanessa was very responsive to texts regarding recommendations for drivers, etc. I recommend you sign-up for some meals prepared by the lovely house staff- SO delicious and convenient.
The 4-stars for location have to do with the short, steep hill leading up to the house - may not be great for elderly or disabled travelers. Overall a wonderful stay and we hope to be back!

Perfect Vacation
Our group of 7 rented Vanessa's property for a week. It was the perfect vacation! We used both sides of the villa and the 4 bedrooms were very comfortable, with amazing views of the bay. The housekeeping crew were kind and arrived every day with smiles and kept the place sparkling clean. The location was perfect; walking distance to everything downtown. During our stay, we went on the catamaran one day, up to Hush and Tree Casa two days and the rest of the days relaxed around the patios and pool. Rosa cooked dinner for us twice - delicious! The kitchen facilities were perfect; one day we purchased fresh Red Snapper and lobsters from the fish market and cooked an all local feast. Two of our group got messages from Vanessa's masseuses and reported that they were incredible.
Overall, I can't say enough positive things about this property. We spent the week discovering the beautiful area around San Juan del Sur and can't wait to return!

Amazing home in a warm and colorful community!
We loved staying at Casa Miramar. It is nestled in a neighborhood with local Nicaraguans and an incredible view of the bay. The pool was fantastic; if we were at home, our kids were swimming. We highly recommend having meals prepared for you at the house, it was all so fresh and delicious (the juices were my favorite...especially the fuschia-colored pitaya!). We also have a few folks that are gluten and dairy free, and were easily accommodated. At the beginning, we had a last minute change to our schedule and Vanessa and her crew were so awesome and helped us out!
Other pluses include the yoga studio around the corner, the easy walk to town and Vanessa answering all of our endless questions! Nicaragua is an amazing place and we are already planning our return to Casa Miramar!

It is a bit of a steep hill up to the house from town so keep that in mind if you have anyone elderly or serious knee problems. My father is gearing up for a knee surgery and was able to make it up and down but he did opt to take a taxi up a few times instead. Also it can be noisy at night sometimes with roosters, pups and some celebratory music so earplugs are a helpful thing to have. Don’t miss out on visiting Playa Hermosa, Playa Maderas and the Mombacho volcano.

It is a bit of a steep hill up to the house from town so keep that in mind if you have anyone elderly or serious knee problems. My father is gearing up for a knee surgery and was able to make it up and down but he did opt to take a taxi up a few times instead. Also it can be noisy at night sometimes with roosters, pups and some celebratory music so earplugs are a helpful thing to have. Don’t miss out on visiting Playa Hermosa, Playa Maderas and the Mombacho volcano.

Beautiful Vacation
Our stay in San Jan Del Sur was absolutely amazing. The house is so beautiful, and set up really well. Vanessa went over an above, helping us arrange transport to the ferry, touring us around, helping us find a catamaran and allowing us to practice at her yoga studio for free! The house is conveniently located, and really easy to walk to and from town/beach.
We opted in for the meal plan, which was definitely worth it. The food was great and the house staff were all really nice and helpful.
Thank you Vanessa and staff for making our trip one to remember. We will definitely be back and recommend staying here to anyone.

Vanessa and her mother were excellent hosts and have constructed a beautiful estate to call home, would strongly recommend if traveling to San Juan.

Incredible Location-Best Hosts Ever??? :-)
We went out to SJDS to celebrate my sister's 50th birthday with our 80 year old father and 10 year old niece. The home is magical and just so you know, there are 2 sides to this house so the pics are showcasing both. I highly recommend getting BOTH houses if at all possible because it truly made our experience that much better in fact I couldn't imagine just being on one side or the other since both homes have unique features. We spent most of our time in house on the left side of pool pic 20 i believe, and slept on house on right side. Our dad slept in the other house (really it's connected through a small walk-way) because only 2 bdrms on one side and 3 on the other.
We're thinking of bringing my brother's family and sharing this home next holiday season as both homes connected, make for a great space. If you have a group of people, this could be a blast!
Just to be fully candid--There was a pretty decent construction project with huge machines within feet from the house which I'll admit, was not ideal in terms of noise and they messed up the road getting up to the house which was a bit more of an annoyance than anything and hard for our 80 year old father who's in pretty great shape, yet, it's Nicaragua and you cannot control this.
The pool is lovely as are the sitting spaces outside.
Vanessa and her team made everything perfect! I highly recommend asking her if you can get a cook to come in and cook/clean--they were a huge asset! Rosa, Patricia and Cynthia, rotated days and were all amazing! Tell them to under cook your meat though lol. It seems to be a Nicaraguan thing...They made fresh squeezed juices for us every morning and an awesome breakfast and came back for dinner. We did this 4 of our 6 nights and it was so worth it!
Tourism is drastically suffering over there right now and we were so happy we went and felt super safe! Please don't fear going to Nica right now--things have settled and they always protected the tourists--they need us!
We also had Carla come and give some pretty rockstar massages 2 of our 6 days and Vanessa also arranges all transport for you through a pretty amazing co who also took us to Playa Hermosa one day and up to Granada--highly recommend it!
Also, the catamaran day trip rocked--a tad bit pricey for 4 people but worth it!
Vanessa, her rockstar team and this beautiful home made our stay in SJDS so perfect!
I only am bummed I didn't get a chance to go experience yoga at her studio which is free!

Fantastic place to stay!
This house and the family that owns it are both fantastic. We had a little hiccup at the beginning when checking in but it was quickly rectified and once my group settled in felt very comfortable and at ease. The property is beautiful and spacious. Everyday a wonderful staff came to clean the property and did a great job! Vanessa and Will were extremely gracious and really care about the experience you have in this home is nothing but spectacular as our time was! We highly recommend this property and hopefully will get the chance to stay again.

Absolutely loved this property!
My friends and I (group of 7) booked Casa Miramar for a week long vacation and could not have been happier with our stay. While we picked this property because of the incredible photos posted on VRBO (coupled with the phenomenal assistance received from Vanessa), we discovered upon our arrival that the pictures posted do not do the house or the view justice. The property itself was immaculate with spacious bedrooms and common areas and a beautiful pool that was cleaned daily. From the top of the hill we had the perfect view of SJDS and were also within a walkable distance from all the restaurants and bars, a walk that was incredibly safe - even at night.
Alba, the property manager, was very accommodating to our request to have groceries delivered so we would have food and refreshments on hand upon our arrival and the rest of the staff was fantastic throughout our stay as well. Between the daily housekeeping services, onsite massages that Alba and Vanessa helped arrange, and the chef prepared lunch on our final day this vacation couldn't have been anymore perfect! I highly recommend this property to anyone looking to visit San Juan del Sur!
